    I just passed Colorado exam, do you have a suggestions on where to work or where to inquire for work? Big company or small company? Or….?

      Congrats!! That really depends on what you’re looking for out of a brokerage and what would suit you best. Some people thrive at large brokerages and some and small family owned ones. What part of Colorado are you in?

      @@JenniferBergman I’m in Morrison. I’m not sure what brokerage or kind of brokerage I would want to work for? That’s why I asked. I made it my charge to get license! Now I’m not sure what to do?

    How much reserve should you put away when starting real estate ? Sounds like you have been blesses to make six figures first year ! Should you have a years worth of reserves put away ? What would you recommend

      Make sure you’re comfortable for at least 3 months. Working part time is never a bad idea while getting started. Secures income and opens up your sphere

    i interview the Jpar but i turn it down. I was told the first 3 transactions i have to have a mentor of 30% from my commision... Aren’t the broker to train their agents?
    I think for someone who is a hustle or not stupid 30% for a mentor that’s too much..

      A new agent will be giving up at least 30%, as a new agent…Once you start closing multiple transactions or hit cap at brokerage then the hustle is actually started.

      I’ve heard mixed things, I know one agent that loves it but she’s worked her way up to a higher commission split over the years. I know they take a huge cut as a new realtor so it’s more of a grind for less money but may pay off in the future

    I live in Texas, and was wondering what I have to do to get my license for Colorado? I know Colorado is a reciprocity state but wasn’t sure how to go about it. Can you help?!

      You would have to take the state exam for Colorado. Will you be staying in Texas or going back and forth between the two states?

    I’ve Sat at the Cafe Enjoying my Breakfast and went ahead and watched the last 4 Vids to Catch Up. I will say I Enjoyed your Content and it’s really giving me some insights on things I had questions about and more. I already enrolled in my RE Course last month and I actually take this course at the end of this month. So I’m looking forward to it and hope in the future we can network sometime.       That’s how I passed. The practice exams are tough but they have the highest pass rate for the license exam in the state for a reason!

    That's great that a majority of your business was SOI. However, it's very rare to be successful based on that unless you are popular and have a lot of friends to begin with. I got licensed in Jan. and I still working hard on getting clients. I think we all agree real estate is a grind. Also depends on location and luck sometimes.

      I agree! Especially since you can’t depend on your friends to actually work with you. I would say it was more from my social media SOI then friend group SOI. I lived in Colorado for only a year and a half when I got my license so wouldn’t say I had a ton of friends here. Being a running definitely helped but getting my name out there on social media helped the most. It’s a huge grind!

    I 💯 agree with you that brokers care nothing about you. I am a new agent and I signed up with a big brand and I could never get a response to an email or text but by the time I asked to release my license I was getting emails and text but for me it was too late. Do you have a video on how to get clients? I really need some help

      I was lucky that I had a great managing broker at my first brokerage and still have a great one at my new one. But at the end of the day it’s business, if you’re unhappy at your brokerage and not gaining the education you need, you don’t owe anyone anything, time to find a new one.

    Great tips, I would add something else I learned on my first year, Always get an O&E (owner’s & encumbrance)report before listing a property, I had a buyer that went under contract and the Selling agent did not do her due diligence (O&E report) when title company pulled up records the Sellers had a huge Tax lien on the property from the IRS, the deal fell thru, wasted so much time but thankfully I was able to find my buyer another property that she closed on. Always do an O&E specially if you are the seller’s agent.

      What state are you in? In Colorado as of May 1, 2010, all CO title companies must charge for Ownership and Encumbrance (O&E) Reports pursuant to Division of Insurance Regulation. So we don’t have to worry about that here but I can see where that would be very important in a state that doesn’t require that protection in order to pass along title every sale!

      @@JenniferBergman I’m in Denver, CO. The report costs only $8 and it’s an easy way to make sure the owners of a property don’t have any other liens (besides their main mortgage).
