Yes I live in Reunion and the home prices are out of control ! But the houses here are unbelievable... Can you do something on Island Village we are thinking of buying there within the next couple of years !
I tell ya...we're looking to move down there and our original plan of finding a house and then selling ours in the Northeast is out of the window. Now, we're looking to sell our house and rent (which we have never done...we've always owned) in Florida until we find a house (IF we can even find a house lol). I appreciate your videos, they're super helpful. 😊Have an awesome day!
@@JessieMouse8 We're definitely moving out of CT next Summer, NC & SC homes are overpriced and selling like crazy too. Not sure where we'll end up at this point

@@kenpozek we purchased in Mount Dora in August and home insurance wasn't too crazy, but some of my new acquaintances are having issues with even getting coverage. Fingers crossed. Thanks again...we are hoping to check out Lake Nona area some time to see what that's about too.
I purchased my home in Reunion in Jan of 2021. My insurance cost was $3600. My policy came up for renewal and the price dropped to $2500. I don't know why, I just assumed this is a Florida thing. Maybe you can get lucky and have the same experience. Good Luck.
I live in Miami for the past 55+ years. I the market here in Miami is very high. I was looking in to the Windemere area or Clermont. I should of moved year ago.
Reunion was no surprise for us. There's really 2 Reunions. Reunion Resort and Spa and Encore at Reunion. If you got in early your home tripled it value since 2003. That being said it is not the kind of place attractive to live. Almost 1000 homes and so few children live there only one school bus serves that neighborhood. The nearest school is about 20 minutes distance. No churches or social clubs of any sort. The county claims not a dozen families live there. The rest are weekly vacation homes. You have to drive outside the gates for the basics like groceries or gas. Access traffic a nightmare. The HOA fees higher then most peoples typical mortgage. Reunion is a great place to live but the reality is the majority of owners are foreign investors sheltering off shore money. The majority virtually never visit their vacation homes. Drive by there at night and most homes look dark and empty. Great location to shelter and invest but not that ideal if you seek that sense of community or desire the true Florida lifestyle.
Reunion area being synonymous with vacation homes, it makes sense it’s attracting deep pockets. I have to imagine lots of investors (both local and foreign) are parking their cash in those properties once they realize it’s the closest spot to Disney that legally allows for short term rentals.
The reunion properties (well encore etc not the multi millions) dont seem to be well built, badly maintained and get really poor reviews on vacation rental websites. Id so much rather rent further out.

Thank you for your videos and content. I love the fact that you get into this tiny details about the Orlando housing market.

My thoughts too, we may be moving to FL from CT in 2023 but don't know if we can even afford a townhome at this point (which I prefer)

What were some of the reasons why insurance was quoted so high?

As a local I would pick Windermere hands down.!
I agree, Windermere, easy in and out of that town.
My favorite hands down. Lakes, green areas, peaceful, gorgeous homes, accessibility.

Other than Starlight, Meritage and Ashton Woods, which other home builders are coming to Minneola? We are about 2 years out ….
Yes I own a home in Reunion and love it.
Reunion did surprise me a little, but isn't that where all of those mega, themed airBnBs are? I suppose then it makes sense.
Sure is!
It seems like pricing in Apopka have really increased over the past 6 months.
Quickly!
Thanks Ken!
I'm looking for a inexpensive room for rent in or near Orlando or central florida
thought Lake Nona was gonna be that 3rd spot from all the Disney folks relo'ing from CA
Lots of million+ in nona. Just not the biggest number!

What’re your thoughts on Vista East part of Orange County?
looks like they are building condos or more likely apt houses on the corner of Avalon and old YMCA, any word yet? thanks
Townhomes going in! I'll check on the apartment/townhomes.
Interesting to me that the average cost of homes in Minneola are more expensive than those in Apopka, especially considering the distance.
Agreed. Lots of new construction there. In fact, ANOTHER $30M development was just announced this week
Yeah but the new access right off the turnpike is about to set Minneola on fire!
Agreed!!
Great video👍
Do you have any videos on the schools?
Am looking to buy a house in south Florida do u cover that area?
I don’t, but I have a tight network of agents I can refer anywhere. Just let me know where or email me at info@pozekgroup.com
When will websites reflect average/median selling price of 2m? Most websites showing 400-600k
Where at?
@@kenpozek Oops! Winter Park
Is it still possible to find a 2 bedroom in a 55+ community for under $300,000?
Probably not unless it a manufactured home community. A 2 bedroom in a regular community is effortless but not in a 55+ location.
Agreed
You might still be able to find some 2 bedroom patio villas in The Villages for $270 or $280K.

Apopka had one of the most new home starts in the past 2 years. It’s booming
