Yep, my new construction came “pre-packaged” with the interior finishes. I couldn’t choose anything, but I got extremely lucky that all the finishes that were set/locked for my lot were the exact ones I wanted!

We're living in New construction down in Davenport right now and for us it's not all that it's cracked up to be. There are definitely somethings to be aware of before took the plunge
Always keep an eye out for permits to build land surrounding your neighborhood. Would hate to pay a lot premium for a lot that will one day back up to a new or expanded road.. or more houses/businesses

Another epic Ken P. Production!! You rock 🎸!! Big Builder greed indeed, Toll Brothers (Lake Nona & St. Cloud) SMH best and highest $$$$$$ bidding war on new build lots!! There must be hot demand. Nonetheless, price gouging in those fire areas. Helps with comps if you own there.
Yep! Crazy new construction bidding wars
We did semi custom. We signed contract March 21 and hopefully will close late Next month but more than like early June. They sold the remaining lots to a national builder and the homes are going up much quicker. It is a little frustrating seeing this but realize that semi custom (which wasn't as much as semi custom we wanted due to the pandemic and supply chain) is a better option for us.
Who was your builder?

Hi Ken! Did they sort out the water utility issues at Ovation? If not what's the ETA? How long is your team's waitlist at Toll Bros Westhaven at Ovation?
Fair Warning: be sure to have crystal clear verbiage in writing - signed by the builder regarding their warranty policy. Had a builder ask me to 1.immediately report “big” problems and to 2. Use a list to note small things and then once the year warranty time frame approaches…reach out to the repair team to evaluate and repair. Well when we had them do the year walk through…a few of the things they decided in their opinion were “bigger” concerns. Just make sure the verbiage is clear. For context the issue was a chipped chandelier bulb shroud. Very minor but they played it off as if I did the damage. It spent a year sitting above our dining room table untouched. It was totally a shipping issue on their end

This is a great video but it makes me so sad. We have always build new construction because we have a large family and special needs for our home that we typically can’t find in resale. I guess we are staying put in hopes that things will change in the next few years.
Lennar blocked me from getting a pre-drywall inspection. I still have my final inspection. Do you have any recommendations for an inspection?
Yeah that seems to be their MO. One of the new build inspectors we like is Hero Inspection Services

Background music was a little loud/distracting
Sorry about that! I feel like certain devices here the audio differently as well. On my iPhone the background music isn’t bad, but I’ve heard on TVs that it sounds differently.

Builders commission cuts are insane. Some are even under 1 percent!!
Also, people think that brand new would come with less headaches... Not the case when the builder is cutting corners.

Another great video. Question- do any builders offer to sell at the ‘60%’ stage and let the buyer finish the finishes? Or at least install just enough hardware (sinks, toilets etc) to pacify the mortgage company?
Usually not. Once it’s that far along it’s all picked :/
Gonna ask the question then watch to see if it’s answered. What’s been a good time to list your existing property in relation to the closing of your new build closing? In Michigan btw! Thx!
I’d list it 60 days before closing and negotiate a favorable rent back and quick close

It's pretty sad that the old way of buying a new home has disappeared. We got lucky and got in before it all changed. Do you ever see it going back?
I do see it going back once things slow down. I’m sure it’s partly greed, but also just easier for builders to choose all of the finishes and have their pricing built in. Having a lot of builders come back towards the end and try to readjust the price with our buyers currently. Just because cost overruns. That can’t be a way of business for the future. It’s a bad look on everyone.

I didn't have to fight for a lot up north west of Orlando proper. Just picked it and the floor plan. Easy peezy!
