At this price point we'd be hopeful for a view that includes something other than the back of the neighboring home. We'd also add a martini pool and an interior elevator would be a plus. Otherwise, sheer perfection! Thank you, Mr. Lush, for another amazing tour!

You should start at the door and go left to right or vice versa not to miss anything. I love it but for that price a pool and jacuzzi is a must and bigger backyard space. If it was free I’d take it and get a blow up pool. Lol

Like the upstairs in this one. If you have kids you can see who they sneaking in or out...or if they trying to sneak out.
I wanna see a master bedroom with some countertops and sink, you know small kitchen set up where you could put your coffee maker and some snack. Maybe a little fridge underneath as well. And it might be weird, maybe a small working space inside your master bedroom as well. Because man, who would want to bother moving back to their bedroom from an office where they have to stay up and work late? Sometimes we just wanna do it next to our bed. And not all work requires privacy. You just have to share it with your spouse lol maybe it’s just me. But a small working space in your bedroom would be nice

Danny, love your enthusiasm but please, please, start your tour at the front door so you dont miss any rooms. You get so excited to see the main rooms you miss stuff. I can't tell you how loud we're yelling at you to check the obvious doorway that you miss.
I live about 3 miles from this community and have seen all the models, impressive stuff but for that price there are better more private options in the area. Still killer design by Toll Bros thoughe

In a house like this, it's Leg Day every day.
Man, this has the feel of Mesa Ridge .Very similar in concept. TB applied these loft styles in Irvine and New York City to their Las Vegas developments. Darn you beat me to it re: Mesa Ridge comparison.
Note the difference in light between California and southern Nevada. Ours, is a bit harsher without that extran humidity from the Pacific. Thus, CA has this Mediterranean light, which is softer.
Yes, this place is magnificent. It is a TB model. Although the Bamboo screens and can provide a dimension to the back year, it can also be a pest by growing suckers where you really don't want them.
Note how white walls, painters white works in CA and may not work in Vegas, Comparing the paint scheme to TB's Mesa Ridge. In Vegas, you need walls that are a bit off white for light absorption.

So second video I’ve seen of yours today, where you forget a room. First one, you recorded it but this one, you didn’t. Need more attention to detail from you in terms of showing us the property. The home is beautiful, however a lot of wasted space just for a certain look. 7/10

For me I would "Airbnb" this out 8K a month, I think the max days I've seen in ATL has been 26 days, which may only cover mortgage and some other bills, depends on down payment.
You may have to wait till all homes are sold and yass I am charging that high because water, lights, mortgage, and insurance with some Airbnb fees using their platform, not forgetting cleaning, HOA fees, and maintenance.
I usually place a huge down payment on big ticket items so that cost can be lower and re-cope the down payment over time by doing something similar. For a home 60% down or higher, don't live in it for a year, buy the furniture if stage to sell, Airbnb it out for huge sums, pay your taxes, get a tax credit at the end of the year of having the house, sell the furniture within a year, and move in after the year.
Some if not all of the cost can be taken out in taxes, I am not sure about the state laws when it comes to tax but you may get money back at the end of the first year or more. The objective is to strategize a way to pay huge sums of the investment off while making a passive income portfolio that floats your continued cost, if any, after that year or so.
