What is rent protection? It's looking for a taxpayer handout so they don't have to work.

Even without rent protection, it's not like they take care of their neighborhood anyway.
They will pay what the market will bear.
Rent is just ridiculous, a studio was about $800 in 2018, now just a room w shared bathroom for rent is over $1300 and a 1 bedroom can be over $2000
What did you expect? You scream "not in my backyard" whenever somebody proposes to build housing, then wonder why there is a shortage of it.

They didn't make the investment, they don't get to dictate what the property owner does. Tenants in CA have way too many rights as it is.
One of the complaints is "price gouging." Price gouging is indeed illegal in most jurisdictions (in California's, price gouging is covered in Penal Code Section 396). California also has rent stabilization laws (generally restricted to no greater than 5% increase per year + another 5% cost-of-living increase).

There is no difference between black stone and “mom and pop” landlords. They’re both low skilled low quality people who take advantage of people’s need for shelter. Yeah? Where do you live? Do you own or rent? A friend of mine found out recently that her rent is going up over $360 a month!! That should be against the law.
