Absolutely! Manchester and Ballwin are very similar, so most of what we said about Ballwin applies to Manchester. Pricing & affordability is similar. Style of neighborhoods & housing options are very comparable. Manchester might be a little better for highway access since you have 141 going right down the middle which will take you easily to 64/40 and 44.
Right on. You’re not kidding when you said the traffic on Manchester road (the longest strip mall in the world) was terrible. Fortunately there are parallel routes like Clayton rd that help ease the traffic a bit.
Last year there was a rehab house around 800sq foot in Ballwin for 120,000... a day and a half later we were to tour it, and the realtor said they had 20 offers in less than 48 hours. There was a house on reise rd around Ballwin that had no interior pictures, for $115,000, it came on about 7am, and we called to tour it and they said the seller has a cut off at 5pm where you must show up before 5pm and put in bid. It was like an auction where they only had it on the market for like 10 hours, and the next day it was pending.
Yup. Unfortunately that has been pretty common where you only have 1-2 days to view a home with a strict deadline where all offers must be submitted before a certain time. It can make it very difficult to see every house you're interested in when you only have a small window to see it. I'd say these days, 20 offers is much less common compared to how it was 2 years ago, but 2-5 offer situations are still very common as well as the offer deadline.
Yes Manchester is very very similar to Ballwin, just smaller. The only thing that doesn't apply is the part about not having city taxes since that is unique to Ballwin

Yes! All of the parkway schools have the MOSAICS gifted program I believe. That might be what your coworkers were referring to
