Isang araw kong hinanap toh dito sa Presello! Yung pool yung naalala ko kasi Julia liked how the water in the pool looked like... Yun yung naging reference ko na parang pamilyar yung bahay.

Suggest ko lang po sa camera man, use neutral density or ND filters para hindi ma wash out or overexposed pag tinapat ung lens sa light(against the light), para ung quality ng video consisten parin, pero over all great video!
Must really commend the host for keeping the whole tour very interesting and for not losing the energy (considering that the houses were big) I was even smiling the whole video. Im a graduating architecture student and I really like the designs of every house she gets to tour. Very spacious, very minimalist and I like how the natural lighting was taken into consideration. Thankful that I discovered this channel lalo na ngayong pandemic.

Oh wow , I love the layout of the house
I’ve watched some of your open house tour u tube videos, u do such a good job showcasing, some things I noticed that are missing on this newly built homes are the fire extinguishers and smoke detectors..here in the US ,it’s very common and it’s a code to have this built in in every floor of the house.
This is a huge house. Very spacious good for a big family. I love the modern minimalist interior. ❤️🏡👍
Love the detailed presentation and the house. Good work as always Presello team. Definitely would need an interior designer to make the space more vibrant. Would have wanted to have seen a balcony on the top floor to maximize the views. Pool could have been a bit bigger though. Billiards table would fit right in the lanai. Also a small library would be nice for bedroom #2 and a a home gym setup for bedroom #3 :)
Kindly make some house tours on the Casa Milan and Geneva Gardens areas in Fairview (similar house features ie 4-5br and pool and cheaper price too).

My only problem is siguro medyo bitin or sana may something unique sa living/dining area. The space between the gate and staircase is small, but I could imagine may wall plants diyan. I love this house. It's cute.

Such a HUGE and gorgeous house. If I may suggest one thing for future reference, perhaps include some kind of a map with other places of interest nearby to give potential buyers who are not familiar with the area a general idea of the location of the featured house for sale. Other than that, a very nice presentation.

it’s interesting how #1 bedroom is placed. Imagine cousin Linda came to visit and since it’s a challenge for her to go up/down the stairs, she resigned to occupy that room for the time being. Next morning, she’s running to the bathroom in her pajamas ... or even nighties with her messed up hair... notices someone sitting on the living room sofa, Mr. Mayor or Brgy Captain. Then as she’s leaving the bathroom one afternoon with a towel wrapped around because she forgot her bathrobe in the bedroom, Mr & Mrs Mercado just entered the main entrance. Whew, what a view!

please do mention the general location of the house, not just the name of the village or the city but some commonly known area... i do not know where Tivoli Executive Village is or Tivoli Royale Subdivision, but if you tell me for example that it is near U.P. Town Center or La Vista or Alta Vista, etc., then it would be much easier to know where it is actually. also gives an idea of how far let us say to a place like U.P. or Ateneo or Cubao, etc.
Type in Tivoli Royale Subdivision, Quezon City in a google map... simple.

The most important thing to buy a house with premium prices is to know who is the architect who designed it, and know his other previous projects or his portfolios.
Because buying a house with this price/s is an investment, a RISKY investment, once you get parted with your money, there is no warranty on everything in the house.
KNOW THE ARCHITECT.
Why the architect? Diba dapat yung structural engineer?
Architects put their names in every one of their projects, they also do inspections sometimes a surprised visit, with their own structural engineers.
A construction or structural engineer if they do something wrong or fishy about their project and if that project collapsed and the structural investigator found out that they made something wrong it is their license or their company’s license to operate. They will pay you for all the compensations and damages in the results of what they have done.
Let’s say the construction firm was busted or closed before your claims, then those owners or directors should pay for all the damages and compensations.
While on the ARCHITECT SIDE: wrong designs that will results for a flooding inside your house in rainy season will be your problem once you bought the house. Doors that doesn’t close properly. Sewage pipes that doesn’t work because of the wrong design will be your problem. There are no warranties on those problems. That’s why know the architect and their previous projects.

I appreciate seeing those door handles; they’re not cheap. I like the wooden bedroom and hallway floors. I assume that they’re of mahogany, well? It’d be nice if she’d included those in the description. There’re those bedroom floors carpeted, looks like kc ung vaccuum brush marks (parang).

i know right, you can make your own house and yet you still have plenty of money for another house for that price.
basically, what you're mainly paying for this property's price is the lot and its location. in ayala alabang you will see different houses that are not that perfectly designed and yet the prevailing prices for a property is averaging from at least 150M and above
