Never date the rate and marry the house! Life happens, no guarantees that you have enough equity in the home, lose your job or go from double to single income household, death, divorce, and who knows how long you have to date the rate. Higher for longer? No crystal ball. Never assume you could refinance because home prices can adjust and if you put 3, 5, 10, even 15 % down and get some additional debt ( kids in college, etc..) you are not guaranteed to be able to refinance or if your credit score drops! Bad advice IMO! Too many factors and the stars have to align just right to refi to a lower rate in 2025/2026? No crystal ball here!
