I truly love what you're going to do building smaller homes on foundations because the Veterans administration will only back loans for homes on foundations. I do however think that you need to provide at least one model that is at or below $100,000 all in on a foundation. I don't care as much about high-end finishes as I do about being able to use my VA home loan to finance a house. the housing and the prices that you're quoting on your video are outside of most veterans ability to finance. I really hope that you will take this information and try to work out a 800 square foot plan that is under $100,000 on a foundation. please consider that
Thats what most people are looking for but builders are ignoring the massive market of buyers out there looking for these homes.
I agree. 65 and living off a small disability check monthly is definitely a chore every month. I need to sell my mfg home in FL and get out of FL as soon as possible, because I can't find affordable home insurance. If a hurricane destroys my home , I am literally homeless with no possible means of rebuilding. FL will NOT help home owners who reside in mfg homes at all. Doesnt matter that my home has been paid for , for years and that my home has survived many a hurricane since 1994. State of Florida will assist lower income families in stick-built homes and give them up to 10,000 for Hurricane preparedness but manufactured homeowners are excluded an exempt from any type of assistance even if their home is destroyed in a hurricane . I risk losing everything I have if I stay here 😢

@@Dragon71-ic3wz I think you need to differentiate between the VA and the lender. Apparently VA will finance beginning at 400 sf, as long as it's on a foundation and a suitably sized lot. I'm no expert, but I did just run the question and there are articles from several sources on the subject.
The main hitch I see is the question of VA rules on construction loan vs finished home. It would be best to contact lenders and have a talk. Perhaps Randy could interest a couple of lenders in the area to work with his clients, especially on the VA aspect.
Protected bike lanes like in the Netherlands would be INCREDIBLE.
FINALLY!! I'm so tired of seeing new home construction starting in the 300's. Some people don't want a huge mortgage. Besides people are having smaller families nowadays (😞)

@echogl ugh! I miss the housing developments from the 50's and 60's. Snug little houses mixed in with slightly larger homes on a decent size lot. It was a great place to grow up.
I personally don't like the idea of putting up 40K non refundable for a project that may or may not happen.
The 40k is put into a bonded escrow account for your land and house. It will be refundable if they don't get enough interest to buy the property in full.
If the project does not go, you get your money back 😊
The 40,000 is only non-refundable if the project continues but you want out of the deal. If the project does not happen, it will be refunded. Pretty normal business.
If it doesn’t happen you get it back…. You put your 40k down purchase a house for 140k then now you owe 100k and you will own that land… not leasing you own the land, that’s a deal!!!!!

Here’s the deal… most of us looking for homes in the $100’s to $200’s don’t have a spare 40k to give.

So, my question is will the lender require another 20% down on a mortgage? 194k less 40k to ITH, finance 154k, another 30k (20%) down for conventional mortgage.... one needs 70k in cash to do this with financing.
These are nice but on fixed income most seniors still can't afford. A lot of seniors want less square footage.😊
A lot of retirees will not be able to afford these homes. Why don't you just stick to the "affordable tiny homes"?

A lot of retires can afford it. They sell their bigger homes to downsize. Or, get it financed through a bank. Payment will be much lower than rent.

Love this. Some questions. Window of completion for the first 3-10 homes? , ballpark property taxes? Forecasted HOA or yearly association fees. Internet providers? Closest hospital, closest grocery store. Thanks for your reply.

Non refundable? I would want to pick my lot prior to giving the money or at the same time. What if you get stuck with a lot you don't want then you loose your money.If your not one of the first ones you could end up with a suck lot I hope this takes off for ya;)

I just can't afford this. It is wonderful for those that want to be tied to a home. If you could build a home that is 400-500 sq for 100k or less then I would be there and wire 40k tomorrow.
The smallest one is approx $129,900. They’ll have 4-5 models from 500 sq ft up to 1500. Earlier videos show this

I love this company but I’m torn. A home for a quarter of a million dollars is too expensive for a home that size. I was rooting for the underdog but now I can’t afford to. Each day pushes me more and more to live out of my car. I can’t even look these people up for a tiny home now. Doesn’t matter how excited you make it look because people are scraping the bottom of the barrel so hard that they’re flipping trailers for the same amount as a new one. No one can afford this stuff anymore.
They are still selling tiny homes on wheels and they just had a sale for one around 20 thousand right before this last one of around 80 thousand. They are not quiting tiny homes on wheels. They might run a sale on them again in the future. Just try to keep up with watching videoes especially close to holidays. These foundation homes are other men working with Mr.Jones, because they are carpenters and want to build to help lower income families.
Absolutely love the look of that Linden, the contrasting colors of the outside. And all those windows, and the deck!!! Very classy ❤❤❤
I'm not sure if selling the idea/community is the real issue, i think it's selling Tennesse (no disrespect meant to TN). I do/did have an interest, contacted sales....my issue is living in TN/that area. Trust me, i fully understand you can't make everyone happy.

I noticed so many requests for bigger and bigger “tiny homes” in your comments (and builds) in recent years, it just makes sense to offer them separately in the small home category - and on foundation so that people can get loans easier! Are you planning to work with any local banks on offering mortgages for the Southern Heights project once it’s up and running? They might be more amenable to it now that these homes are on foundation and can’t be “wheeled off into the horizon” should clients default… Would be a great added bonus if you could advertise with a bank at the ready! Best of luck for this venture!

What a great community! What roof & siding come with the homes? Is it like the photos?
How far from a full-care hospital? *Concerns for elderly/retirement options. Not a lot of people can't afford to pull/find $40k in this economy.
For local amenities, you can google your questions about medical, shopping, etc.
He did mention that a metal roof was standard, and that upgrades are possible.

Maybe you have answered this already, sorry if I missed it. Have you drawn up a rough idea of the layout, where the houses/streets/etc. will go?
They have not gotten that far yet. I'm sure they want to know if it's worth proceeding before spending time on those details.

I love the Linden but wondered if it could be placed with the windows facing the forested area and a driveway on the left up to the entry which would then be on the front left side?

@@IncredibleTinyHomes Yes, that's a very good question, as each lot will have features - slope, view, sun orientation - that would dictate the best placement for the house. Creative adaptations will help avoid a cookie-cutter street view, as well.

I think you would get more interest if you had at least one more model 500 to 700 sf with a different floor plan yhan the carter wood models.
They have 5 models. From 500-1500 sq ft. It was a few videos ago.

On the "Linden" why not make the porch on the side smaller, then center the fireplace for more room in family room?
I've had a fireplace. Don't want one anymore. Too much heat leaving the house in the winter causing high utilities. Rather have a huge porch like shown.

You should contact the local tax authority (Hamblen county, TN) to ask them for precisions.
Well? Most folks are not keen on securing financing nor are banks on any "home" that is not secured debt.
How do liens work, how about foreclosures? How about refinancing, insurance, property taxes?
Yes, people are desperate for a place to live, and an average Social Security check of $1800 makes your concept attractive, but without building equity, the ability to pay off, rent or sell, basically it's just an AirBnB where the renter funds the project and the "developer" owns it.

They are going to be between 9000 to 11000-approx 1/4 of an acre, depending on the land contours and roads. 4 houses to an acre.

I have a property in WI and my house is on a double lot on a typical city block. My land is .37 acres. If I put another house on it, each house would have less than a quarter acre. Maybe this can help for you to visualize the acreage you get at Southern Heights.

Will the land be developed in a way to avoid or prevent standing water? Will the community have an emergency hurricane shelter?
@@siciliangardener7810If they don't have gas lines running on property, you can get gas brought to your house by tanks or get a bigger tank on your property filled when needed.
What is the front entry way in the Linden? Into the diningroom? Or do you meander past the deck furniture and go into the livingroom? I can't see it well enough to figure it out.
If you provide the $40,000 down payment, can the buyer finance the balance?
You'll need to contact a bank or credit union to work out those details. They will not do financing themselves, but since this is different from a THOW, they may find local banks that would be interested in working with their clients.

I’m specifically looking for a one bedroom house with a full bath with a tub, full kitchen and a little family room 600 sq feet. I have the design and everything I want. It’s based on a mother in law cottage in my old neighborhood. I just need the cost to build it.

I do agree with @AFR_PGH There are also people who lives alone and pairs that might want to have this. So a house with one bedroom, bathroom with space for the laundry and dryer and kitchen/living would be enough for them.
These could be made in the cottage style, the smaller houses and it then have a connection to your tiny houses
I been looking at small wood houses lately, they are usually used as vacation homes, but I want it as an all year round, they are very small
Also been thinking of starting something like you guys, with smaller home areas for people who can't afford the normal sizes homes
