      I agree. Personally don't need, nor like, those lofty ceilings. They seem like a waste of space, building materials, and energy costs to heat and cool. The most expensive is only 2 bedroom and 1 bedroom is on first level with garage. So isolated. No parent would want their small child down there. Love the idea but was hoping for simpler, more cost effective homes.

      My son has a 2 story 4 bedroom home with a garage in hoa community for 250k, I thought it'll be a lot cheaper and optional for second floor, wonder how much more to put that apartment on the garage

      I agree, I like the 30s and 40s homes. I like the character of those rather than the ranch and they are typically 700-900 sq ft vs 1200-1500sq ft

    I do know if you guys will see this but lots of older people are interested in tiny homes and as they get older. There are mobility issues. I would recommend wider hallways and doorways the size of average home front door for scooters, wheelchairs or whatever. Larger doorways also create depth inside smaller homes. I know because I had a 858 square foot custom house built years ago. Also having shorter hallways can allow for large room sizes if thats in the design. Larger bathrooms as well for scooters, etc. Putting some forethought into design will allow for more life changes and greater home satisfaction.

      @@simplymarbelous - Hamblen County, TN uses the International Residential Code (IRC) for new residential construction. The IRC requires 36" minimum width halls, which is the same as ADA, and 36" minimum width stairs. Most new homes constructed since 2021 have 36" door openings throughout, and halls that are 36" or slightly wider. Front door openings in homes are required to be 36" wide.

      @@simplymarbelous Any home can have larger openings on request if you have special needs but we do not make a specific model with all those features. I requested all 36" doors on my personal home. These homes will be built to IRC code

      Our engineer is handling all of the paperwork and going through the process. We are promoting the property and getting the word out to be ready to present Hamblen County with what we want to build. These are traditional homes on foundations and not tiny homes. We are very excited to have another option for affordable housing in Tennessee ☺♥♥

    I have a question on the Addison... could a person get just the middle level (no garage, no 2nd bdrm, no 2nd bath, no stairs, no basement), just the 1 bdrm, 1 bath, living, kitchen, and make the space where the stairs would have been a front porch with entrance at the open end of the kitchen? Could have a deck off the living & bedroom where the balcony is now?
    Just 1 floor living?
    (Call it the mini Addison, or Addison 1.) It would be a lovely home for a retired couple, or a couple without kids.

      I second that and I kind of wish there was an HOA. I’ve lived in a community without an HOA before and it’s not always the best. These homes are amazing. They truly are amazing.

      ​@annadavis6361 You dont want an HOA. You could actually lose your home too easily. They can set up certain rules as you buy. Type of fence, buildings, trees on property and other rules. Above ground or below ground pools with type decking. If they don't agree don't buy.

      Actually that is not accurate. We have many customers that refuse w/d's in their homes. It is personal preference. You can add w/d hookups as an amenity.

    Today you answered two questions I had about R value and driveway. I'm assuming that since Tom's heating doesn't cost much (I think that's what I understood) the windows have a good R value, as well. I also want to know what's included as far as appliances and AC/heating. One must account for these things before making the plunge. I would love to do it, but I don't have all the info I need yet.

    Can you do a short video with a drone camera so we can see what the area looks like? Also, I'm a bit concerned because Tom's showing us a picture of what it's "suppose" to look like, but then says that he's "unsure" if he's able to get the exact material @ 16.39. If that's the case, then you should be showing a more "accurate" exterior photo of the homes.

      We are trying to show as much as possible as this is the very very beginning of a new project. I don't think anyone wants to wait for details until we have done all of our research for materials. Everyone is asking for details now. More will come as we move forward.

    I love the art loft idea. I recommend calling it a Flex Room instead of an art loft, though. More people will relate to that term, as it’s commonly used in housing right now, to depict a space that can be used for an office, crafting room, yoga space, art studio, even an extra sleep space for guests with a convertible couch.

    On the Carter wood you need an option for putting in a laundry. Maybe in that bathroom closet. Won't change the floor plan, just add an amenity.

    I'm puzzled. I've been following along thinking this could be a fantastic deal but today, Tom talked about a new "basic" starter house in the area that sold for 280$ a square foot and then I crunch the numbers on the Carterwood at $139,900 and 528 Sq ft coming in at close to $265 a square foot. 🤔 Not all that different per square foot, just smaller... And the Carterwood 2 comes in around $260 a square foot.

    My thoughts about the Addison floorplan: It needs an exterior stairway and the laundry room should be relocated. The reason you need an exterior stairway is because you would have trouble getting out of the house in the event of a fire in the basement. The other reason for exterior stairs is because this house doesn't have a good, obvious entrance for guests. When someone comes to the house which door will they knock on? They will have to knock on the basement doors where you will be unlikely to hear them unless you have a doorbell. Even if you did hear them, you wouldn't be able to look out a window and see who is at the door. I suppose you could install a Ring camera. Once you get past that hurdle, guests would be entering into either a storage room or garage instead of a front door. The reason the laundry room should be relocated is because the only access to it is in the master bedroom/closet area. I don't know about you, but I wouldn't want other people in the household traipsing through my bedroom to do laundry. Also I wouldn't want the noise of the washer dryer so close to my bed. Anyhow, just some suggestions.

    Does the prices of the homes include the lot price or will there be an additional cost for the lots?
    Additionally, for financing will people need to do a separate construction loan to cover lot and home and then convert to a conventional mortgage loan after construction is completed?

      No tiny houses can be put on this property. Hamblen county does not allow tiny homes. The $40k is not payment for the lot. It is merely the amount of your total we will need up front as a down payment. The price is for the entire package and is not separated as a certain amount for land and balance for house. It is one package deal.

    This piece of property along with the homes picked out will transform in a stunning piece of property. A residential area that you would be proud to own and the equity will start even before it has been built.
    Craftsmanship will be like no other as RANDY'S name and COMPANY ITH will be all other it. I have to downsize and if I was living in the USA (( I'm FROM CANADA)) this would be the place. Just look at the scenery. This is for so many people of the population, couples, small families, and the elderly . What a community this will be. This door is wide open, don't sleep over 24 hours on it (LOL) I know I sound like a sales person, maybe yes, I love ITH, I would love to be there. Waiting for my boat to change directions and a property to come available in one of the properties.

    Where I come from, houses include a garage, basement, and laundry hookups. 2 bathrooms are standard, too. Our lots rang from a quarter of an acre and up. For what you are offering, you are way overpriced. Especially for the area. I live in a much more expensive area and homes aren't that expensive. Also, the small floor plans aren't good. I watch small home designs every day, and there are a lot of better options.

      I'm hoping they'll use mini splits for heat & AC. Forced air HVAC is less energy efficient and hard on people with allergies or asthma.

    So does the $40000. Purchase the lot? Then the house price is in top of that? Who pays for the water sewer hook up? Is there any time line as to when a person could expect to move into their home?

      The total prices they are quoting include house and lot with city sewer, power and water. That 40k is considered your down payment. There is no timeline until we know it is final

    Randy said in previous video that homes would have spray foam insulation. It sounds like Tom is saying just regular fiberglass insulation, please confirm which one.

    What about financing? Do you have a lender or is it up to the customer to find financing?

      The customer will need to get a mortgage from their bank or credit union but we are going to have several banks and credit unions that will work with our customers.

    This is looking very good! Great job ISTH! One piece of feedback: please don't put the kitchen sink so far away from the refrigerator. It really is inconvenient for the stove to block the cooking flow between the frig and the sink. Please put the sink in the middle of these two appliances. It may add a little cost in piping length but I personally would not buy a home with this layout. When i see this I always know a man planned the kitchen and one who does not cook very much. Thanks!       Typically a new build is paid by bank in installments as the build progresses. It's to ensure that certain phases are complete. (Never good to pay any contractor in full before job completion) That's how it was when hubby and I built in NY.

    Arizona prices are crazy. 1200 sq ft is 300k on a lot w barely a yard. $1000 for studio apartments if your lucky. If i had 40k cash on hand I'd jump on this. Maybe one day ill be able. ❤

      Russellville is minutes away from Morristown that has the shopping and hospital. You would own the home and the lot. Each lot would only be sold as one home one 1/4 acre lot. No HOA

      Would be great if it can be on and off, just in case we can't do certain ones, think it'll save on a lot of money especially if have solar, but rather have city sewage, so having both options will help in the long run

    I live in zephryhills, and we live in a community. It's an RV Park and there.
    It's about 300. Hundred. People some live in a r v. Some live in homes, and they're tiny homes. They're not like tiny home like Randy built. The one I just sold It is 600 hundred square feet. And I sold it for $45 .000 None of the homes go over that price , some are selling for $30.000. My neighbor across the street is selling hers. Hers is just a little bigger. Especially in. Zephyrhills There's a lot of community and a lot of RV Park And these homes are pretty cool. My lot rent was $480 A month with water included. So different homes are different prices.That's crazy what they're saying

      You can't compare manufactured home prices to stick built homes on a foundation. They are built to different building codes, and these small homes come with land that you'll own.

      They should. They are regular houses on a lot that you'd own.

      yes, these are going to be a regular stick built home on a permanent foundation that will qualify for a regular mortgage. We are also Modular certified for the state of Tennessee and modular homes also qualify

      @@KtBudgets Yes it looks like they’re financing this project, the same way they’ve been doing the tiny homes - they have an alternative business model where they do not use bank loans for their company… The downpayment collectively will purchase the property and get started on putting in the infrastructure is how I understand it…… a year or two ago, I was wishing so much that they would go this direction. Being disabled and stuck at home, the tinies are just too tiny… A couple of these home models here look perfect. The option is suddenly here! But I don’t have extra money lying around. I would have to prep and sell where I live right now, and that would only cover my downpayment . Then I need a place to live in the meantime :-) If it’s meant to be, it will work out❤

    In the Hayes You need to put back in that double vanity in the master, take out the tub and put in a stand up shower. You have a tub in the other bathroom. It would also be very useful if someone chooses a basement where the entry to basement would be.

    How large will the lots be? And will y’all allow a reg Incredible tiny home for mom on the lot? Meaning in addition to the reg foundation based unit. I’m asking for myself (mom) and my youngest with her small family since these are all only 2 bedrooms lol. I am in love with idea of moving to one of y’all’s communities but as I had my youngest at an older age, I would like them to come too.

      We are not doing the allowing. Hamblen county does not allow tiny homes. This is why we are doing a regular subdivision instead to break into their market
