The laundry/utility area could be shared, or there are even portable apartment washer/dryer set ups for the upstairs that could fit quite easily in the kitchen. There really are a lot of options for a buyer with this updated build. There are even easy but classy looking portico add ons they could use if they really wanted cover for their car. I've always felt attached garages weren't too safe anyway. I definitely have floorplan envy!

The house is cute. I was just surprised at the small sink in the master bath. Women like to put their stuff on the counter and need lots of drawers in the vanity for their blow dryers and such. That would be the only thing I would change if I bought it.
I don't. I find it looks horrible to have stuff all over the place. The good thing about a small sink is that there is less space. The bigger something is, the more crap people tend to buy to fill it in. Keep it minimalistic :)
Nice refurbishment! Grey is actually a good colour as it shows off the real colour of any bedding, curtains etc. I learnt this when I was designing my sewing room as I needed to see the actual colours of my fabrics.

Since SUVs are so popular, I think you did the right thing by getting rid of the garage. Sometimes SUV’s don’t fit in the older/smaller garages. My house was built in 1940 and my Nissan Rogue doesn’t fit in the garage. I rented an Explorer and it barely fit in the drive way.

I LOVE that you used light colours. Whenever I see dark wood floors I cringe SO MUCH. It's a pity that the bathroom doesn't have a window. I think it makes suuuuuch a difference, even if it is a small one. Not a fan of carpet, horrible for someone with allergies like me :D The kitchen counter is a no go. I see it everywhere, it also seems to be very typical in Spain (where l am from) and nope. I would just love wood. Anyway, that is just MY opinion, you did a great job!
You did a great job on this! You're exactly right abt the "worst case scenario" thinking being necessary in financial management. Finishing our first renovation has me itching for more, but I'm not going to stick my toes into another project until I have a sizeable emergency fund, a crew of reliable ppl, & an off-site work area. Right now, my business has one employee + me, & we work out of my basement. I can grow slowly for the next year, to make sure we have a good foundation under us. :) Great job, & thanks for the inspiration!
Hi Jon! This was a really nice flip. And that kitchen, WOW! What a transformation. I know you put the best grade cabinets you can but would you consider putting cabinets to the ceiling on some of your rehabs? Just were you can. Like on this rehab in the kitchen wall were the sink is. I feel like you are missing an added bonus when you don't do that. That's extra storage space not being used. And that's more money in your pocket for that feature. I wouldn't do the whole kitchen as that gets into custom. But when you have a small kitchen such as this one every inch counts. Blessings!
Will the handrail be painted black? I also wondered if the top of the banister should be black? Other question is if the view out the kitchen window is bad, because usually parents want to see their kids. Otherwise it looks really nice. We'd do a carport.

Bedroom bath is OK but I’m surprised that you had enough space to add a lot longer vanity why you didn’t do so I think it would look nicer and more upscale your mother will be able to put two things in there that would look really nice I personally don’t want to sing one I know I need storage but most people are always asking for two things I think you could’ve brought that up a few thousand dollars more if you’d had that longer vanity in the master bathroom with two sinks more storage also

Not sure about walling in the garage and converting it to a bedroom with on-suite bathroom. It’s a coin toss there’s a lot of people that won’t buy that house because it doesn’t have a garage and some people that will buy it because it has a completely separated on-suite master bathroom in the master bedroom and it’s completely disconnected from the rest of the house! I would not have added that I would’ve just made the garage look nicer but it is what it is.
Its a pretty good job. I think the covered up hardwood floors is a shame, along with losing the garage. The fridge seems way too big. In my opinion, WAY too much gray.

Unfortunately the house's curb appeal is lacking because of the landscaping. Also having a garage is a big selling point. Besides that the rehab is quite nice. (Sorry to say anything negative but just giving my opinion)
The ceilings could have been smoothed out. That really looks tacky. No double vanity in the master bath?????? You could have at least put a bigger cabinet in.
I hate the word Hoarders. So often its something difficult that happens like divorce or illness. One person can't get it all together and no money for movers, or cleaning help and a no support system.
y'all wouldn't get any o that where I live! Minimmum house price 30K project managers and employing actual builders puts costs way up. If I had been doing that house I'd have put the kitchen dinner in the basement with the laundry room, then blocked the front door and made the bedrooms upstairs, but that's not the way people live in the US I guess.
I didn't see any closets in the bedrooms 🤷♀️ Also the vanity in the master ensuite was far too small. Personally I wouldn't buy it but nice work fixing it up.
