- That's right, we bought this 5 bedroom, 3 bathroom house for only $70,000. Now with that being said, it's going to need quite a bit of work including about $30,000 in structural repair. I can't wait to what this house looks like after the rehab. I'll post the before and after video hopefully in about 4 months.

@@mrsacalpito4277 Yeah, was in it! 14 inches of SNOW. Luckily we had a propane stove for heat but Our electric was off for several days. Most were off for WEEKS! I'd vote for keeping the stove...they really don't go out of date!!!
Don’t ever get rid of a working stove and or fireplace!!!
I have an old house and painted the fireplace white!!! And no grey walls. Done with that.
Need to keep fireplace, in case electrical does off. At least you would have heat.
I am sick unto death of gray walls! One of the reasons I moved into the house that I am in now is because the interior walls were painted a warm beige with a bright white trim.

I think that first room is a formal living room/sitting room. What you called the living room is the family room, the one off the kitchen.

Never get rid of a fireplace. I wouldn't buy a house without a wood burning fireplace.
Oh, by all means PAINT THE BRICK! If someone DARED to paint over exposed brick or natural wood in MY house? There would be a tussle. Extend the hearth and add a big mantle.

Nice house when done, remove wall between dining room and kitchen. Kitchen looks like it was just jammed into a square, enough room for a better layout is there. I like fireplaces, gives cozy vibe. First room makes a nice additional sitting room or office works. Can't wait to see the end results. Happy Anniversary!

The first room had been designed to be the formal living room and the second the formal dining room. The one which is open to the kitchen, having the fireplace, is the family room.
My mother, may she rest in piece, used to say “There’s no such thing as a hot water heater. If the waters already hot, you don’t need to heat it!”
Where those bricks are missing on the back of the house, you could take more bricks out and make it like the size of a doorway, and build a flower box that sits into the wall, then use some of the bricks you remove to replace the ones that are missing.
Jeep parts fetch top dollar. Poke around the garage. There are probably more pieces in there. Jeep fanatics are everywhere❤️. Happy Anniversary
That house has such potential. But please be careful and wear appropriate shoes obviously vandalism but drug users could have left needles 💉 ❤️
I would love to have that light in my old farmhouse. It would be perfect. Kitchen cabinets aren’t bad just paint them. I’ll. Be glad when everyone stops paint every room grey. It’s so blah. Use some color, it adds interest.
What was supposed to be at the end of the video regarding the fireplace? At any rate, you need to either go find a mantle at an architectural salvage yard or put one in. The gold def needs covered or switched out. I can't wait to see what y'all do to the lighting / ceilings.
The front room is the formal living room. The area by kitchen is the Den!
Obviously this isn’t a French Country House, but, in our home, the room off the kitchen with the fireplace is called the hearth room.
That deck looks dangerous. The house is nice..great investment ‼️. Happy Anniversary..you are a lovely couple BTW. Ditch the light fixture and paint the walls anything but gray😀

you can always donate the stuff that you don't use in the house to either another family or you can take it to the scrap yard and scrap it or you can always give it to people that are in need that may need to use it

How about using it for what it's intended? A gathering place for the big family thats going to live in this huge 5 bedroom house. Extend the hearth, add a huge mantel to hang stockings and fill with German beer steins and greenery.
What is the fixation with paint? The exitway there even looks like a barn interior. That could be outlined with rough cedar.
Im sorry, but i guess my tastes are different than most people. I just wish someone had the balls to go against the grain and TRY it. I think you would be pleasantly surprised. That is, if you wven read these comments.
I agree. Investors buying up properties paint everything gray and get rid of the character. They also put in granite to jack up the price when Formica would suffice. "Investors"/flippers are raising everyone's property taxes by over pricing these homes.
I'm all for turning a profit but in most cases flips look cheap and are overpriced.
@@purpleprose1315 and they all end up looking just alike. I guess its just my taste but i feel like if you want bright and sunny, go outside. My kitchen would have red brick tiles, mahogany cabinets and laminate countertops. God forbid you would find subway tiles backsplash. Red terra cotta with big sunflowers.
The family room would have hardwood floors, red brick fireplace, (of course, the exterior would be red brick-not painted over!)
With a mahogany mantle and a huge hearth with a dog on it.
A braided rug under overstuffed, comfortable furniture.
Here's the weird one. If it was luxurious enough to have a library.
An antique rolltop desk, and leather wingback chairs with ottomans. Mahogany wainscoting with chair rail. Black watch tartan carpet w/ russet walls.
Maybe this is strange, but it has character, and i bet all my visitors would be looking around saying, "Wow!" What are some of your ideas?

The insert can usually be removed from the fireplace. I myself would much rather have it without.

Keep the fireplace ! Helpful for the winter. You could paint the gold with a fire proof paint. And also the kitchen cabinets could be just repainted !
Keep the fireplace. That’s a decent sized kitchen, cabinets can be stripped and refinished as they sit, they’re likely to be of better wood quality than modern stuff anyways. The house is older so going too modern will clash. Just make sure the roof, electrical, and ethernet cabling is updated - and don't forget to inspect any water/sewer lines out to the city mains in case a tree has grown into things!
This house surely had been vandalized but there isn't any serious damage, it will be very beautiful.
You may sell the chandelier, it looks made by bronze.

That “office” is the living room & the room off the kitchen is a family room. Wood burning fireplaces can be exceptionally inefficient for heating houses. They need to have fresh air venting.
open up the kitchen and the dining area, the counter sticking out with the cheerios box on it (take that little "L" shaped part off to open it up, extend the kitchen cabinets along where the sink is at, to the large window (it'll create a sort of nook someone could place a chair by for reading by the window). The entry hallway looks to but up to the wall with the stove on the other side (I'd move the lines for the stove and put the doorway for the kitchen straight at the end of the hallway, wall off the little sidestep part, maybe put a hall closet there for coats).

@@JonSchoeller I've been in construction many years, done commercial and home renovations myself (and replacing stairs like those laying on the first floor patio). When renovating homes to try to flip, always take into account the natural lighting as well as the flow of the structure. Like that first room which is typically a living room, I'd knock out that single window and see about getting at least 2 windows in it's place, if not 3

I think adding in the numbers at the end would be cool. Give your budget and estimates. Then on your final video walkthrough see how close you came and what surprises you encountered. The first room you walked into and called the office is actually the formal living room. The family room is the open room through the kitchen with the fireplace and the room downstairs would technically be called the amusement room. This house is very similar to my own homes floor plan. Just trying to be helpful in defining the space.
Little big for me as I'm going off grid however I AM sure I'll pick up some tricks watching this rebuild. Thanx

Absolutely TRUE about others telling you not to buy a house. I was looking at one and a neighbor told me I would be crazy to buy it. After i bought it the neighbor told me they wanted to buy it but they were trying to get them to sell it to them for less.
I would either paint or refinish kitchen cabinets. New hardware. Don't envy the cleanout and cleanup.

Actually if the cabinets are not in bad shape u can paint n replace the doors, sink n counters. If the area above are just built in but empty you can open that up n remove the grandma scallops. Save some cash to make more money.
I know in some places it looks like walls should be taken down to open it up

Keep the fire place as it will put out a lot of heat. Those things are very popular for country people who like to use wood for fire rather than propane.
It’s gonna take a boat load of money to fix that up but great investment. I actually love the red kitchen!!
That house is a lot bigger than it seemed on the outside. You really have your work cut out for you, but I can imagine it being beautiful again. Once refinished, that deck would be amazing!
Keep the wood fireplace in the "family room". I hope you look into removing the wall between the dining room and formal living room.

Keep the fireplace maybe update the gold trim on it. If the buyer wants to switch it to an electric insert thats fairly easy and not too expensive for them verses the other way around. Also in these uncertain times people are more aware of the benefits of wood burning in a grid down situation
If the neighbours are warning you.. they probably want to buy it themselves or friends do and hoping to get a good price

The master bath needs a pocket door at minimum or close off the sink area and remove the wall between the shower area and the rest of the bathroom. The bottom floor needs some walls removed and the floor plan reworked.
Hope you decided to knock down the sharing wall with the office and kitchen to make it bigger to put an island in the new kitchen.
If it were me I would paint and refront the kitchen cabinets.resurface counter tops. Diningroom light I would keep but gold it. Better access between kitchen and diningroomchange banister to stairs. definitely do something different to fireplace it looks strange ,I do like a wood burning fireplace or stove though.6.that basement will be awesome.

We bought one for under $16,000. Really cool. Three fireplaces! Gorgeous staircase.
The kitchen about 20k to 25k not knowing the electrical or plumbing. But you do it enough, you are repeat customers and get good prices. The demo and clean out, 5k to 7k. With cost of haul away. A lot of dumpsters.
Try to make one of the half baths into a full. My friend is doing one with a small bath/shower in one . She has a pool and regrets not having another full bath. Also definitely take all out of the kitchen . Maybe enlarge it . Keep fire place . You never know now a days of you will have electricity! Crazy weather!

Are y'all gonna talk finances on that house, such as comps sold in the neighborhood. In some areas that is well over a million dollar home once prepped for market. Of course some areas just don't support that.

the stuff that you're not going to use in the house that is in usable condition you can either donate give it to people in need family friends or ticket to the scrap yard that way you could take and still bring in new stuff if you need to but you can always take the old stuff out and give it to you humanity habitat for humanity or somebody else that might need something to those things that you're not going to use

Darlings what you have is a formal living room and dining room then you have a kitchen and a family room and downstairs as well as referred to is a recreational room.
Some houses are unlevel maybe foundation property needs fixing thats why bricks are missing from foundation. Seem water drain in driveway. Means it floods.
You can remove that bathroom door that’s hard to get into...and add a pocket door or leave it open with just a frame no door since the shower is behind the door.

I would not paint walls grey because of the light I’m seeing. I would go with an olive green/Martha Stewart green. Also sky lights would give more light.
Also change out base board through out house.
