    A big thanks to Yael & Yaron for commissioning me to film a walkthrough tour of their pretty 1100m2 homestead in the village of Castelejo, Fundão.
    Fundao is a beautiful area and especially famous for its cherry trees. Its much more lush and green than the area where I live, just over the other side of the Gardunha mountains.
    What stands out about this particular property for me, is the fact that around 40% of the land is classified as urban, meaning that you can build on it, and its not just agricultural land exclusively for growing crops.
    Although you could build an off grid homestead here, it has direct access to municipal water, sewerage, and electric, and there is excellent 4G and 5G mobile phone signal.
    The local village of Castelojo has 2 cafes, a mini market store, a town hall and even a small museum, but if you need more you can reach the city of Fundão in around 10 minutes, Covilha is around 35 minutes away, and the much larger city of Castelo Branco is only 40 minutes away. You can also reach Porto and Lisbon airports in under 3 hours.

    I think it’s got great potential for a modular construction/factory built property, if the local camera are on board with that. It seems that more and more are approving such builds. Also interesting to learn that this side of the Gardunha range is much lusher. The local climate is a big consideration for me. For me, edge of a village with everyday essentials is perfect 👌🏻

    Looks beautiful. I wish i could move to Portugal right away from the xenophobic, miserable Brexit UK.

      It is really beautiful, and after living in the UK for 17 years I have really loved moving here.
      Portugal isn't perfect, and every country has its issues, but I am still very glad that I made the move :)

      Maybe work harder or smarter... I have a fantastic life in the UK... My business has boomed since Brexit and UK ecommerce since Brexit has boomed too, along with investment in tech and startups, with record outside investment since Brexit, with the UK getting more investment in tech and startups than the rest of the EU put together!... As for being xenophobic... The UK always comes near the top in polls and stats for being accommodating and compassionate towards other cultures... Pretty much every study shows that... In fact, the UK came top for having the most positive attitudes and accepting nature towards immigration and other cultures in a recent Kings College study!... I'm afraid that you thinking xenophobia is more prevalent in the UK is just in your head and can be easily disproved.

Mate, have you been watching the news recently, idk, Southport riots,etc? And the UK has an accepting nature towards immigrants? I was called a f.king immigrant by my neighbour who I dared to question why she was smashing procelain cups in the middle of the road in a fit of rage? A Study by Kings College , you say? Surely they are not biased at all.

Thatis the typical "I have drunk the coolaid" -type of brainwashed response to a rigged system where all blame is shifted to the individual for their failure or less success. Social conditions, education, upbringing, even your accent (the latter especially in the UK) determine your success in life , not just your effort. I am well-educated eprson with a Master's degree working 60-hour weeks yet all I am offered is low pay and precarious zero-hour contracts in my profession. Your business has boomed? Good for you. Guess what: not everyone is a business owner.

    What a great plot with beautiful trees. The challenge in these rural areas is that it is impossible to find builders/contractors to build the house.

      Hi Nadine, there is usually a bit of a waiting list for good builders, but I think that this is pretty normal in every country.
      A friend of mine who is a builder, told me that you should be very cautious of any builder thats able to start a new job immediately ;)

      Hello po, Portugal is beautiful! However, Spain is easier language-wise as a Filipino. Portuguese is a hard language. There are similar words as in Tagalog/Spanish but they're written in a completely different way. Spain has a fast-track Golden Visa for your visum. You will get a citizenship after 2 years (due to former colony) AND you're allowed to exchange your Filipino driving license to a Spanish one! (only country in Europe). Driving licenses are expensive and harder to obtain in Europe. After you've obtained your Spanish passport, you're free to go anywhere in the Europe Union without needing language skills.

    Hi Ken, Great video. What are the costs involved when purchasing a plot of land? Usually for a house I use 10% as a rule of thumb but I see plots of building plots selling for as little as €10k.

      Yes you can put a tiny home or build a house on urban classified land like this. This property has urban as well as rustic land areas on it.

    Thanks for your videos, vey well made and informatives ! I have a question , do you need approval to live in a caravan/mobilehome on your land in Portugal? rural or urban is there a difference? Thanks. (ps : i'm french, so don't need visas or any other permits to stay)

      To legally live on a piece of land in portugal, it needs to be classified as "urban land" and you need something called a habitation license for the building you are living inside.
      Old ruins on "rural land" that are registered as being built before 1951 are exempt from needing a habitation license. This means that you can legally live on the land and restore the ruin to within its own footprint in size without needing planning permission.
      The ruin needs to have something called a habitation license exemption. A property lawyer can advise and help you get this.
      While renovating the ruin you can live in a mobile home or caravan legally on the land as you have this exemption.
      I am not aware of any time limits to the renovation, so I guess you could live like that permanently.
      The best thing to do is ask a property lawyer about what you are able to do with a property before making an offer or buying it.
      Also the laws can be different in the different areas of portugal.

      If you dont have a European Union passport, you will need a Visa to live and work in Portugal.
      With a Portuguese visa you can get residency here, and after 5 years of residency you can apply for a Portuguese passport.
      This passport will allow you to live and work throughout the EU and travel freely.
      There are 8 different visa types for Portugal: D1, D2, D3, D4, D5, D6, D7, D8
      The most popular Visa seems to be the D7 visa as it has the lowest entry cost.
      You need to be able to prove that you have a passive income of around 10,000 euros per year through either a pension, investments or savings.
      Have a look on google for the different visa types to see if there's one that will work best for you.

      You do need planning permission to build a house in Portugal, and you can only build a habitable house on urban classified land.
      There are some exceptions: If you buy a pre-1951 ruin on rural classified land, you can get a "habitation license exemption" which allows you to live on the land, and renovate the ruin to within its own footprint, without needing planning permission.
      The rules and regulations can differ in each region around Portugal. Always check with a property lawyer and make sure you can do what you intend with the land before purchasing.

      @@WxM3008WxM it's what I did 5 years ago before brexit. And I'm so glad I did. Its going to be a bit more complicated for you if you don't have an eu passport, but there are some residency visas that you can use. Have a look at the D7 visa. It's a very cheap way of doing it if you have a passive income stream or pension.

      @@OKportugal Cheers Ken. But you know as well as I do, that this is a serious issos in the sense that the value of the property is decided by this. Anyway. Sounds tooo dodgy to me to step in.. I'm seriously intersted in buying property but his kind of vagueness puts me off imediately. "The owner say" isn't good enoufg :-)

      Unless you can read Portuguese, you will obviously need a solicitor to check all the paperwork before buying.

      Depending on how much luxury you want. But (i think) very basic building with living room, bedroom, bathroom kitchen. Around 1000 Euro per square meter.

      UA-cam automatically puts subtitles on every video. There is the option to auto translate this into portuguese and many differentother languages.
      My UA-cam channel has an international audience and English is the common language between all of these different countries.

      Unlike a lot of rustic land for sale in portugal, this has a large urban piece on it which allows you to build a house. It's also got direct access to water, electricity and sewerage and is in a really great location.

    1,100 metres is not a farm, it's a large house block. Please when talking farms consider many of your viewers come from countries where a farm is more like 110 Hectares than metres

      The Oxford dictionary definition of a "Farm" is:
      "An area of land and its buildings, used for growing crops and rearing animals".
      I think this property fits the definition completely!
