    Hmm, I bought a 4-3 2174 sf house in Folsom new built in 2003 for $258k. No mello roos. Sold it 18 months later for $360k. Prices today are stupid for living in a desert.

    Would you agree that the prices have gone up and none of the communities and builders you featured have homes under $750k?
    I am plannin to move to Folsom before next school year from WA.
    I need to rent my current home here in WA. I am not sure how to proceed as i am in catch-22 situation. should i go on a month-month rental for 1 month?
    Right now cannot find anything under $750k in Folsom-Ranch and expanding my search to Rancho Cordova.
    I would work with you in an instant but these sales person at the builders reject all incentives if i bring an agent that they otherwise offer me 😢. I dont know how you convince them to pay your commission as well as give me incentives.

      You are correct, there are not a ton of homes under $750k in Folsom Ranch but there are a few builders and more in Rancho Cordova. Not all builders are offering incentives but we haven’t had a builder reject incentives because someone chose to work with an agent. We work with a lot of the builders in the area and they are usually excited when we bring our clients in from the channel. We can hop on a call to talk about your time line and situation if you want.       Some of the builders are offering interest rate buy downs that are lower than what you can get in the resale market right now. So two houses at the same price, one has the potential to have a lesser monthly payment.
