  • Dadar Metro Station, a critical project for #Metro3 had to face formidable challenges, ranging from relocating shops to efficiently managing traffic.     People are more interested in knowing when it's gonna start and how it is shaping up

      Dec 2024. No further delays. Underground construction is toughest. It took only 8 years from start to finish , definetely an achievement. Unlike Navi mumbai metro or other MMRDA metro projects , here things have actually been achieved. All works are at 90+ % stages. Just last bits and pieces

    Urban development dep of maharashtra state issued notification dated 29Feb 2024 on adding clause 33(23) to DCPR2034 about Transit oriented development zone of 500m from boundary of each metro station on Colaba to Seepz route. 500m is very less, distance between Siddhivinayak Metro Station and Dadar Metro Station is approx 1.4km. TOD zone should be 800m or 65% of distance between two successive metro stations on Colaba to Seepz route. In Pune City, on Vanaz to Ramwadi metro route, average distance between two successive stations is approx 1km yet TOD zone is kept as 650m from boundary of metro station.
    Plot area constraint should be removed for giving TOD zone FSI as there are very few buildings in Mumbai island which have plot areas exceeding 10000sqm. Even Pune metro tod zone FSI has removed the constraint of plot area.
    Car and scooter parking should not be encouraged in TOD zone FSI as then it contradicts the purpose of building metro line. Instead bicycle parking should be encouraged as bicycle can be carried inside the metro too.
    FSI in metro tod zone should be higher than that available from existing alternative clauses of dcpr2034 like 33(7), self redevelopment, cluster redevelopment, sra redevelopment then only buildings will try to avail metro tod zone FSI. For example A more than 30 years old building in Mumbai Island having plot area above 4000sqm and adjacent to 18m wide road can right now avail 5.4FSI including fungible. If this building comes in metro tod zone then it should be eligible to get much more than 5.4fsi from clause 33(23) if it has to apply for metro tod zone FSI else building will not make use of 33(23) for redevelopment.
    The above should be taken care off before government passes a resolution on 33(23) of dcpr 2034.
