Awesome video! I'm currently in my 3rd house hack. I used a VA renovation loan to buy a 3/2 duplex. Mortgage is $730 and I rent the other side for $900. Those savings have allowed me to invest more money into buying more rentals! It has supercharged my investing ability.. 😎
Great video but as a licensed Realtor I just got to chime in… Right now conventional and cash are beating out FHA left and right. DPA is becoming more and more rare and most multiple offer situations won’t choose the DPA because of all the complications with DPA. I do like how you suggest living outside the cities-this would help a lot with finding a home that has no offer or less offfers. My advice would be have your Realtor ask the listing agent what the sellers are looking for in an offer-is it good terms? Is it a quick move? Is it lease back they need? This helps make your offer stronger even with the FHA.

We were told in the Bay Area (CA) by a lender and realtor that down payment assistance doesn't work very well because it's such a competitive market. So we are trying to save up at least 3% down plus closing costs. The market in our area is just so difficult, but I haven't given up yet. Hopefully in a year or two we can pull it off. Thanks for another house hacking video!

I would say you don't necessarily have to own a house to house hack. So the first part of your definition is a subcategory of house hacks. You can also find a landlord that will allow you to rent a house under your name and sublet the other rooms.
also one thing to point out, when you move out the second year, just have the second tenant that replaces you pay the utility you were paying just like the first Tennant and that makes that example cash flow even more!
Lili, you forgot to mention that to rent a house by the room you need a special permit. Let's please not encourage people to do this, low income neighborhoods are infected with illegal boarding houses dropping the area values even lower. If you do it legally you cannot do it if there's already another boarding house within a certain distance from yours. Love your videos !

Lili, my question is this: I’ve been using your house hacking calculator to decide what multi family home I should buy here in Las Vegas, NV. So far none of them show a positive rei :/ (the houses here have increased so rapidly due to high Californian neighbors moving here and buying cash ) but the rent is staying around the same. I’m not sure if I’m just not doing the math correctly. Would you be able to advice me on what to do? Like would you be able to maybe take a look at this market and advice me? This would be my first home I do qualify for a morgage/ I to lender already. Thank you
Hey. I had that house under contract in Taylor MI. They would rezone it to a multifamily. So I got my earnest deposit back. I close on a sfh next week. Both kitchens needed appliances as well.
I pay way too much for my two bedroom apartment and most people pay less for a mortgage than I do to rent….sooo I want to be a home owner!!! Thank you for all of your tips!

Great video. Disagree with the local Bank/credit union. They may not even do FHA loans and do usually vanilla Loans, and slowy. I recommened using your neighborhood mortgage broker.
I noticed on the example you used, that’s selling for $70a square foot! Some junky areas in E. Stockton CA. are going for over $400 per square foot? I’m ready for this market to turn, so that we maybe able to help people own their own homes! Since I work with low income buyers, I’m unable to find them anything under $300,000. Even when you find something, then we’re on a multiple offer situation, where cash from the Bay Area buyers, will win!
I’ve been saving up for a Duplex every since I saw your first post right before closing. In April I’ll have everything I’ll need. Right now I’m working on building up a team to pull all this off but don’t know who all I need to put together. There are a lot more moving parts than I was xpecting when coming to other people in play

This is good for multi family housing, but what if the clients are trending towards their own privacy without sharing a house or apartment complex. I believe the market is changing and there is also some red tape around this house hack method that can surely get you in trouble legal trouble with the irs and state real estate commission.
