There are several lenders who do 80/20/100 for fix and flips. I partner with investors on the 20% down and the lender on the rest. Instead of just wholesaling the deal to the investor. You articulate everything so well and deserve all of the success you're having. Hard work paying off.

Lili, you are a blessing! Everybody wants you to buy their book or program, but NOBODY will help you with the first step, walk you through until you close on the deal. Some want $4500 to talk to you (under an hour), another wants $9700.00 and will not help you. CRAZY! Knowing how to get started is key. Fear of the unknown, "Anaysis paralysis", and fear of losing money or entering into a bad deal is another.

The prices have skyrocketed, and abandoned homes are going for 200-300k (most completely destroyed) when a few years back they were 70-100k. My uncle lost his shirt during the 2008 crash and still hasn’t recovered

about less than like 11 months ago I saw your videos about “How to live for free” from there I made it my mission to get a duplex by all means. Now because of your influence I now have my own duplex sold to me off market 60% coc using FHA. Mortgage is paid by tenants. Collected my first rent last week. So I think anybody with little experience can learn to reduce your biggest expense.

Thx for the tips Lili, I’m going to try to get passive income with buying rehab worthy properties slowly since getting workers can be particularly difficult and rent them out. I started with a new build so I can quickly start renting it out still working on getting tenants. Then after one year refinance my FHA loan and put prop in my buisness name and by then hopefully have about 50-60 saved to renovate a property a may gain as a tax redemption property. I feel if I get two tax properties a year and rehab I can supplement my income enough to work just PRN whenever I start a family or not lol
Great content! Just subbed and liked...I bought in ‘16, with 5% down, put a bunch of sweat equity in over five years...and this past year did a cash out refi so that I could buy my 2nd prop. I'm not in the right place/space to start any real estate ventures. I'm currently rehabbing a home (myself) I inherited, and looking to sell it fairly soon. I'm in California, and I just don't really want to deal with the high prices and valuations that come along with it. The cost of contractor rehab work is astronomical here, for example, you can get tile work done for $1.50-$3.50 per square foot....here it's $26.00 per square foot for just labor alone (just laying tile, no prep work at all). I'm moving to another state and hope that once I'm settled there, I can start feeling out the market. Beyond that, it's really hard to know if now is the right time when some "experts" say the market will crash, others say differently.

I have been trying to find a good wholesaler but it has been so bad here in Atlanta. They mark up the house so high there is no profit left. I had one deal fall through because it was a wholesaler of a wholesaler of a wholesaler. SMH needless to say we didn't get the deal there were too many layers. Any-whats this has brought me to the conclusion that I need to develop and find my own deals.

I bought my first rental recently and still yet to grab my head around the real estate market coming from a background of aerospace engineering. have around $110k in balance. not enough for the 25% down i need for a choice property mortgage. so it's lying around doing nothing in a savings account. don't really wanna get my hands dirty due to my job so I am thinking of buying and flipping or stocks.. maybe REITs
real estate is more like owning a small business than passive investing, so make sure this is something you really want before moving forward. my advice will be to either have a property manager or a portfolio manager for stocks. it will be virtually impossible to juggle between the two. and considering your full time job, might say you actually need the two
@@robertlambert1786 You really don't sound like you have the drive to do all that it takes in RE. i would go with the algo trading stuff. it's quite popular these days for most people who cannot get into the nitty and gritty of the various markets owing to full time jobs

Im running a virtual cold calling ISA/VA service while doing wholesale deals now to stack capital & keep the lights on If I come across a deal that is to good to pass I'll do the flip myself I plan to househack a 4 unit 2023 as my 1st rental then use my capital and skills to acquire more rentals to have 100 doors by the end of 2025 To do this, I keep it simple & just get on the phone today & tomorrow will come tomorrow, wash, rinse and repeat. Lili. Love the channel. I have two questions maybe you can explore in future videos. 1. When doing the BRRRR strategy, how important is it to get the place rented BEFORE refinancing. I’m assuming that rental income is used to justify a higher value than just a traditional home remodel? 2. How important is the area for doing the BRRRR strategy as it seems best in depressed or slightly depressed areas. Where I live it’s either rural or fairly nice and most the flippers focus on the city or depress areas closer to downtown which is about an hour away from me. I’d prefer to work in the immediate area. Thoughts on this as there is not a lot of depressed homes here.

1. When doing the BRRRR strategy, how important is it to get the place rented BEFORE refinancing. I’m assuming that rental income is used to justify a higher value than just a traditional home remodel?
2. How important is the area for doing the BRRRR strategy as it seems best in depressed or slightly depressed areas. Where I live it’s either rural or fairly nice and most the flippers focus on the city or depress areas closer to downtown which is about an hour away from me. I’d prefer to work in the immediate area. Thoughts on this as there is not a lot of depressed homes here.
