4:50 unfortunately simple supply and demand will drive living costs up in Texas since more people are moving there. This is regardless of government policies; taxes aren't making prices go up as nearly as much as your new neighbor who paid double what you paid for a same-sized property. If you're gonna move to Texas might as well move there now since it's prices will increase similar to California's in the upcoming decades if migration continues at its current rate:(

Nobody is moving into small/rural towns which is why they're still super cheap. I really like the angles that you approach your interviews. You get a lot more out of the interviewee without it feeling like you're pulling teeth. These podcasts are very interesting to listen to
I met Hany in 2010 or 2011, at UK body expo fitness event in Birmingham NEC, you were super geniune, and we talked briefly, you were great Hany to chat to. I met 3-4 years later, flex wheeler at another fitness event expo, at his booth. He was sitting down, and i said to him hey flex what you got here, supplements, and he came like across as a narsosist, like he was bumbed to be there, and was almost like wanting to fight me.

The good thing is that Texas is so big there are tons of areas no where near a major city
Texarkana on the Arkansas border or the area near Tyler texas are cheap nice places to live with lots of space
