Damn just my rough in was 5,000. Wish I only had to pay your price lol. It's 2700 sq ft, but still only 2 full bath and one half bath with laundry room. /shrugs. They also did the PVC and put Pex in it really smart I wouldn't have thoght of that either.

Just a quick suggestion: For your head casings at doors/windows, don’t extend the flat trim past the outer edge of the side casings. The 3/4” fillet piece addresses the distinction. (If you were doing a less formal casing, without the fillet and without the profiled cap above the head casing, having the head sit over the edge of the side casings would be great.) Nice build out, after seeing your home on inside in new videos it looks great. I didn't get to watch every video on this home yet so I'm not sure if you are still planning to do the porch, but I would eliminate one entrance, probably the one in the kitchen just to get some extra space. I would also move electrical switchboard panel to the outer side of kitchen return wall (wall on right side of the fridge) if there are no issues with NEC. I have a guess why you put in where it is. It's probably because of the location of main feeder, and also it's closer to HWH, washer, dryer and location of HVAC unit on the outside of the house. This way you are reducing the run of heavy gauge wiring. But having panel in master bedroom seems a little odd and in rare cases panels may produce a humming noise. Would be nice to get dimensional drawings of your houses. Your small house layouts are very efficient, amazing what you packed into these small houses. Is having the water lines layered above the drainage pipes normal practice? Like the way that you put the PEX water lines inside a good size PVC pipe for easier maintenance. Seen PEX lines in smaller PVC pipes before but it would be easier to work on with the larger pipes that you use. Was a little worried since it is been a while since you last posted new contents and with all the covid-19 news, just glad that you are just busy and doing OK.
Thank you for the kind words, as for this plumber job is above and beyond what is necessarry, but my plumbers are awesome this costs a little more but well worth it. You can do this about $1000 cheaper the old fashioned way I did the house across the street.

I usually dont do garages due to cost, but maybe in the future. As for brick walls I wont do those since they are very expensive, great homes just expensive to build
I like to see the outer pvc acting as conduit. In my area, we have to worry about rodents biting holes in the pex for water in walls. I did something similar but added a rubber cap to the pvc and drilled a hole in it to run the pex thru. That prevents any rodent from getting into the pvc.
I love your cute and economical houses! Just a quick thought: Would it actually cost much more to make a house a few feet longer/wider *_if_* you don't add any additional utilities into that extra space? Just stretching the floorplan out a little bit with some additional concrete, wall and ceiling. Granted, I am probably underestimating how much things actually cost. :)
It gets expensive quick, couple bucks here and there before you know it it's 10k 20k more. Restraint in my line of work is important I have seen and heard lots of stories of people going overboard and not being able to finish the house and had to sel it at a loss to get some money back from their project. But I will say if you do a lot of work yourself where you dont have to pay labor then yes it is worth building a bit bigger as you said.
I see you didn't include any wire mesh in the field of the slab nor did you include any rebar in the field. The only problem I see in the future for this house is the slab will crack all over if they ever have to level the slab. Wire mesh would have helped a lot.
In this application it would be overkill our dirt is solid, no earthquakes no sandy soil so this foundation will last for years and years. Keep in mind just because you see something done one way it does not make it wrong when someone does it another. You can read many books about construction on the matter, take care and stay healthy.
I was thinking the same thing. However, I'm not sure where in the South he is. I am in South Texas and we have expansive clay soils so we have to have some pretty decent perimeter beams about 3' deep plus beams for load bearing walls and for large areas. Basically we make big 10'x10' grids for our beams. For this, definitely a middle one crossing in both directions. We also do post tension cable. I'm not the biggest fan. I would do laid #4 rebar in a 12" or 16" spacing in both directions. I'm a home inspector and builder, I see all kinds of bad construction. I'm also in a windstorm area so every stud has a strap on it.
@@believerscc High wind areas have some strict codes and for good reason it's a different ball game. I personally like the concrete domes, seen a couple people do those in Oklahoma. The expression I heard was they are slippery as a wet pig in a storm.
Hi, Do you need things such as temporary power if you have a commercial generator? And can you build a house with little construction experience ( foundation, plumbing, framework, roofing,) basically everything except for electricity. What do you expect the cost to be?
You can build from a generator with no problem. To answer your question when I was building my first house for me I had no experience and got it done, so you CAN do it too. As for costs, take a look through my channel I list ALL the major expenses and have 3 projects so far in playlists if you are curious how much things really cost. Last thing I will say if you roll up your sleeves and do some work yourself you can save a boat load of money.
Amazing channel! I've been sketching up a plan to build a small affordable single story home for a while, and would love to finally move forward. To make the plumbing easy, I've attempted to keep all plumbing on one side of the house, along one single wall. Would that save a substantial amount do you think, or is it not worth designing that into the house plan?

That was ust for the plumbing job. City water connection and sewer is seperate, but the plumbers connect to those utilities within the $4,900 price, hope that helps you out, take care.

The black box is turned upside down in this video. It is designed so that the pipe for the tub is inside of this box. The box gets filled with sand. The concrete is poured all around the box. Then when the plumber goes to set the tub he digs the sand out of the box and he has room to move the pipe around to connect it. Without the box here the concrete would be right up around the pipe and the plumber would have to bust out an area to work in. Its alot easier to move sand.You dont have to use a box like this you can use a cardboard box or 5 gallon bucket or whatever you can find. If your house has a slab pull the access panel off and look behind and under your tub and you ll see a void from when your house was built the same way. the bucket is probably still there lol
Any tips for a small 2 story? 5/3.75 I kept my floorplan small as I draft l, but I'm still walking the fine line between want/need and making sure there's no dead space sighs. I feel its always harder for me on my own things so any tips are great as we're trying to build with little to no debt.
Eliminate hallways if you can that gets rid of dead space. Going up is cheaper due to less foundation and less grading. The only thing I can tell you without knowing your situation is the more work you do yourself the more money you will save.
Square floor plans have less exterior walls than rectangular. Kitchen and bath have a lot of cost per sqft, bedroom living rooms are cheap. Less windows less cost but that's not something people really want. Question the purpose of every sqft. If garage, can it be in the basement? Slab is cheaper than basement though. Sweat equity helps. like Migraine Craftsman wrote, less hallways. Roofline as simple as possible (gable) and use the space under the roof/ attic, its already framed in anyways. No bump-outs! possibly attic trusses. Butcher Block/ Laminate countertops in kitchen with ikea/rta cabinets. The shorter ones. Tub/shower combo in Master and other baths, standard measurements only, nothing thats not off the shelf. Don't go higher than 9 feet, interior doors that are taller cost more. Open Floor plan downstairs in living area=less walls.
I wish you explained more of what you were showing us and why you did things the way you did. For example the black box shown in the video..what was that? Where is the venting and clean out for the plumbing? What was that gauge on the pipe? Thickness of rebar used and how it laid out. I did like the idea of that pex inside the pipe, but should the cold and hot be spaced and not touching? I’d imagine you’d have some heat loss…idk
1. Tub Box 2. What exactly do you mean? This is an underslab, the actual vent pipes are ran on 2nd rough. 3. Schedule 40 probably. 4. Doesn’t really matter. 5. The pea fill guys are going to spray the ever living hell out of the conduit that the water lines are running in and fill it up unless they cover it up very well. The framers are going to hate this guy as well. His manifold is way too big. It’s 4ft wide from the looks of it and it’s only supposed to be 16 inches. The framers are going to put 2 pieces of lumber horizontally on top of that as support and you aren’t allowed to drill through it so that completely screws you over on second rough. Anyone who is doing a job from slab to finish for only $4900 is ripping somebody off somewhere or making a very low amount of profit. All of the materials alone are going to cost a couple thousand dollars. Not to mention labor.
Nice layout.do you do flat roof houses.nosnow in the south.i don't know if you ever heard of contractors using newspaper for insulation .they did that to save money ,and cut corner.alot of houses in walnut ridge Arkansas. The houses are build crucked you can see it with your eye.one contractor told me wood is not strait.they were built so cheap down there.
I will never do a flat roof house, way to many issues as for the newspaper thing I have heard about it, that basically happened when people were trying to provide shelter for themselfs living in poverty.

The first thing which came to my mind was, why there is a wall between the kitchen and the living room? There is parallel wall to the exterior wall which can serve as the load bearing wall. And moment later you are saying, you're not sure about the wall. Very strange things can happen in a distance!
That wall is for the TV only and I actually might delete it, that what I meant when I said I'm not sure about it. I'm thinking house will feel a lot more open with that wall gone. Thx for your opinion Jarek the wall is gone.
Times before we used to eat out a lot. Nowadays we cook home thence ALL kitchens shall be CLOSED. It is embarrassing to have people at work with clothes smelling like food.

Legit question... where do people put their stuff? All of these tiny houses you build have almost zero storage. I'm talking about seasonal decorations, tools, gear for hobbies, etc. If I bought this house I would need a 2 car garage or a big ass shed just to keep all my extra stuff in.
Keep in mind there are people out there who dont have a lot of stuff to keep. All my homes have closets and if you want storage ideas for a house IKEA is great for that. I did leave room in the back of the house for a possible storage shed to be connected to the house,, I'll have to show you guys that one day on another house. Thx for watching.

The foundation looks "below grade". Wouldn't that be a risk for indoor flooding if water pools without access to gravity? And putting the pex inside the pipe, does that prevent the need by code for gravel under the pipe?
What the heck? I’ve been a licensed master plumber for 15 years, we’re the hell can you do that type of work for that little money? Looks weird very weird.
Depends on your setup. Is it a company and you are an employee? You could do owner builder, live in it for two years and up to a certain amount of profit you make not pay taxes on it. If you hold on to it for a year at least pay less taxes etc. You would need to speak to a tax professional though, there is too many different ways especially between different states etc.
I let the plumbers handle all that so I do not know the exact price of the plumbing supplies. Pipes are not expensive it's the expertiese/knowledge/labor.

I have access to free construction workers/owners, plumbers, and such. So It won't be on my knowledge alone. I have an engineering background as well.

Why not run the pex through the wall studs versus burying it in the slab??

Amazing channel! I've been sketching up a plan to build a small affordable single story home for a while, and would love to finally move forward. To make the plumbing easy, I've attempted to keep all plumbing on one side of the house, along one single wall. Would that save a substantial amount do you think, or is it not worth designing that into the house plan?
Your idea is good, keep it central and on one side of the house it will be cheaper and easier to work on.

Does that $4900 include a septic tank & leach field or does the drain simply feed into public sewer system?
That was ust for the plumbing job. City water connection and sewer is seperate, but the plumbers connect to those utilities within the $4,900 price, hope that helps you out, take care.

Yep its so there is some room for any movement.
The black box is turned upside down in this video. It is designed so that the pipe for the tub is inside of this box. The box gets filled with sand. The concrete is poured all around the box. Then when the plumber goes to set the tub he digs the sand out of the box and he has room to move the pipe around to connect it. Without the box here the concrete would be right up around the pipe and the plumber would have to bust out an area to work in. Its alot easier to move sand.You dont have to use a box like this you can use a cardboard box or 5 gallon bucket or whatever you can find. If your house has a slab pull the access panel off and look behind and under your tub and you ll see a void from when your house was built the same way. the bucket is probably still there lol

Any tips for a small 2 story? 5/3.75 I kept my floorplan small as I draft l, but I'm still walking the fine line between want/need and making sure there's no dead space sighs. I feel its always harder for me on my own things so any tips are great as we're trying to build with little to no debt.
Eliminate hallways if you can that gets rid of dead space. Going up is cheaper due to less foundation and less grading. The only thing I can tell you without knowing your situation is the more work you do yourself the more money you will save.
Square floor plans have less exterior walls than rectangular. Kitchen and bath have a lot of cost per sqft, bedroom living rooms are cheap. Less windows less cost but that's not something people really want. Question the purpose of every sqft. If garage, can it be in the basement? Slab is cheaper than basement though. Sweat equity helps. like Migraine Craftsman wrote, less hallways. Roofline as simple as possible (gable) and use the space under the roof/ attic, its already framed in anyways. No bump-outs! possibly attic trusses. Butcher Block/ Laminate countertops in kitchen with ikea/rta cabinets. The shorter ones. Tub/shower combo in Master and other baths, standard measurements only, nothing thats not off the shelf. Don't go higher than 9 feet, interior doors that are taller cost more. Open Floor plan downstairs in living area=less walls.

I wish you explained more of what you were showing us and why you did things the way you did. For example the black box shown in the video..what was that? Where is the venting and clean out for the plumbing? What was that gauge on the pipe? Thickness of rebar used and how it laid out.
I did like the idea of that pex inside the pipe, but should the cold and hot be spaced and not touching? I’d imagine you’d have some heat loss…idk

2. What exactly do you mean? This is an underslab, the actual vent pipes are ran on 2nd rough.
3. Schedule 40 probably.
4. Doesn’t really matter.
5. The pea fill guys are going to spray the ever living hell out of the conduit that the water lines are running in and fill it up unless they cover it up very well. The framers are going to hate this guy as well. His manifold is way too big. It’s 4ft wide from the looks of it and it’s only supposed to be 16 inches. The framers are going to put 2 pieces of lumber horizontally on top of that as support and you aren’t allowed to drill through it so that completely screws you over on second rough.
Anyone who is doing a job from slab to finish for only $4900 is ripping somebody off somewhere or making a very low amount of profit. All of the materials alone are going to cost a couple thousand dollars. Not to mention labor.
Nice layout.do you do flat roof houses.nosnow in the south.i don't know if you ever heard of contractors using newspaper for insulation .they did that to save money ,and cut corner.alot of houses in walnut ridge Arkansas. The houses are build crucked you can see it with your eye.one contractor told me wood is not strait.they were built so cheap down there.
I will never do a flat roof house, way to many issues as for the newspaper thing I have heard about it, that basically happened when people were trying to provide shelter for themselfs living in poverty.

You are correct, but the final grading is not done yet.

If you did this as a owner builder you can hire contractors for each job you need done (They are called sub-contractors) or subs for short.

Yup, I make the floorplans/blueprints and hand them out to my subs and the city when it's permit time.

The first thing which came to my mind was, why there is a wall between the kitchen and the living room? There is parallel wall to the exterior wall which can serve as the load bearing wall. And moment later you are saying, you're not sure about the wall. Very strange things can happen in a distance!
That wall is for the TV only and I actually might delete it, that what I meant when I said I'm not sure about it. I'm thinking house will feel a lot more open with that wall gone. Thx for your opinion Jarek the wall is gone.

Times before we used to eat out a lot. Nowadays we cook home thence ALL kitchens shall be CLOSED. It is embarrassing to have people at work with clothes smelling like food.

The price is everything out the door what you saw, the inspector is a county covered so you do not pay extra for that. (your permit fee covers that)

Yes, all the measurements are there to get this done and lay it out, same goes for framers.
Legit question... where do people put their stuff? All of these tiny houses you build have almost zero storage. I'm talking about seasonal decorations, tools, gear for hobbies, etc. If I bought this house I would need a 2 car garage or a big ass shed just to keep all my extra stuff in.
Keep in mind there are people out there who dont have a lot of stuff to keep. All my homes have closets and if you want storage ideas for a house IKEA is great for that.
I did leave room in the back of the house for a possible storage shed to be connected to the house,, I'll have to show you guys that one day on another house. Thx for watching.

The foundation looks "below grade". Wouldn't that be a risk for indoor flooding if water pools without access to gravity? And putting the pex inside the pipe, does that prevent the need by code for gravel under the pipe?
Idk if you saw, but he mentioned in the previous video that additional grading is going to be done for drainage

Depends on your setup. Is it a company and you are an employee? You could do owner builder, live in it for two years and up to a certain amount of profit you make not pay taxes on it. If you hold on to it for a year at least pay less taxes etc. You would need to speak to a tax professional though, there is too many different ways especially between different states etc.

I let the plumbers handle all that so I do not know the exact price of the plumbing supplies. Pipes are not expensive it's the expertiese/knowledge/labor.
