Hahaha!! I had some buyers in town this weekend and they mentioned they thought I was getting a kickback from Pancho's. I'M NOT, but I should. Honestly best grocery store in Jalisco, if you can be close to it, def a plus.

Top notch videos, I love how the prices are mentioned (biggest irritation is when the most important part is missing (the price!) and then you have to spend extra time and energy trying to figure it out, I don’t know why the agents that don’t list the price do that? Aren’t they also tried of receiving messages about the pricing) Anyhoodles , fantastic information , great energy and beautiful properties!!!

I don’t understand why the prices are in Dollars it’s Mexico I never see a realtor selling a house in Los Angeles CA for a Mexican Pesos

What does the HOA fees cover? Can you explain? I'm looking into moving from the USA and managing an online business from home. Is this area known for having outages or issues with internet/phone service?
The typical inclusions in HOA in this area are street lighting, garbage, common maintenance. As far as I know, the only area with outage problems is Ajijic Centro because it's very busy, and is very old. Infrastructure isn't great in this 500 year old town. West Ajijic/San Juan Cosala area has newer infrastructure and is less expensive than most other areas.

Second and third, yes. 1st I'm not sure, will have to check. Most gated communities in the area are steering away from short term rentals.
