      I’d consider adding “no overnight guest” don’t subject yourself to having an unvetted stranger in your home.
      There’s no hotel security if a “BF” has too much to drink and becomes violent or if mom/sibling of the renter get into reliving decades old family trauma screaming and shouting all night. Lol they can stay at a hotel for all of that! Best to you!!!

    I see this as such a travelers rant with contradictions over providing tips. If anything, it’s a caution for landlords to be ware and revise their contract. Landlords should not be subjected to having a complete stranger on their property. It’s wild that you don’t get that. There’s no hotel security if a “BF” has too much to drink & becomes violent or if you and your mom/sibling shout out some decades old family trauma. Stay at a hotel.
    Just as you stated, if you’re not pleased with the decor, the amenities, you want unvetted overnight guests at whim, and pets - by all means, stay at a hotel.
    They ABSOLUTELY charge a FEE, have occupancy rules, have day to day rate changes (especially seasonal, holidays, and wknds) and require a credit card, and will place a hold on that credit card for incidentals. Depending on the area, you will have to also pay for parking and generally no pets are allowed or a fee is assessed. Speaking of pets, who’s looking after it while you’re at work? Dogs adjust and by nature, mark their territory and maybe disruptive to others if it’s a shared home where you’re just renting a room.
    You keep saying you want bare bones and to be left alone after a long day - it doesn’t take much…yet complain about décor and a firm sofa, complain there should be toiletries, complain there’s a lack of kitchen items, think it’s cool others have left items behind and encourage engaging the traveler to become buds.
    Here’s the deal. You’re benefitting from NOT having the expense of a hotel stay and to comply with their terms of service and conditions in exchange for those of a landlord. A landlord is opening their space to a stranger and one should expect reasonable restrictions - just like at a hotel.

    Super helpful! Based on your sharing I'm thinking I could possibly rent out both my extra bedrooms to travelers. That could help with the intermittent vacancy issue and also take the pressure off me to make the mistake of charging too much if I only have one room. Bonus for me is I'm a mile from the major hospital in my Oregon town!

    I have never had a problem getting bookings for my properties. I put quality into my homes and that's what people paid for. If travel professionals would like a rundown room with used accessories then by all means but if you would like a home with massage chairs, jacuzzi, outside kitchen and fire pits, and full garage gym, then that's what people pay for. I understand your concern as a traveler but you're not a host as you stated you do not rent. there's a big difference between GB3 and Planet Fitness. Ladies and gentlemen don't ever sell yourself short of an extravagant stay. As a very INFORMATIVE And Wise Midterm host once said, " Cheap places to stay ain't good, and good places to stay ain't cheap"

    you should price according to what your offering, not what the market is. don't sell yourself short. a lot of traveling professionals don't want to pay certain prices so they have kept budgets low causing hosts to scale down and its not right. but what if hosts all scaled up in a area causing travelers to have no choice but to pay it.... luxury hotels didn't scale down when Airbnb came out because people will pay for quality. your home is your baby, don't allow people to dictate your worth. don't follow the trends.. be the trend.

      you can do whatever you want with your property but travelers won't rent from you. We do have a choice and that's why so many landlords are seeing their numbers dropping from travel healthcare professionals. We aren't taking travel contracts in places where we can't find affordable housing.

      @@thetravelingtraveler and that's why there are more than one avenue of revenue. i have never had a problem getting my places booked and I've never scaled down!! period. i put quality into my places and that's what people pay for. if travel professionals want a run down room with used accessories, by all means have at it. but ladies and gentlemen if you would like to book a beautiful home with massage chairs, jacuzzi, outside firepit and kitchen, and a full garage gym!! with a possible car rental during your stay, then please contact landlords like me. we don't sell ourselves short of our extravagant properties and you should sell yourselves short of an extravagant stay.

    So furnishing my unit top to bottom and provide free utilities and WiFi and not get a return over LT rent prices.What’s the point then?

      The mains benefits in my opinion are the flexibility of having the unit open part of the year, if needed. Lots of people I rent from have their family or themselves spend time in the units.
      Also avoiding the damage to the unit that comes with long term renters or getting a bad tenant that you can’t get rid of.

      @@thetravelingtraveler I get it! That’s what inspired me to Go to the midterm space, but if I’m going to lose money, that incentive will be irrelevant. I was sold on the idea that people will pay for the amenities . BTW comparing hotels to a fully a furnished home is apples to oranges.If I can’t cover my costs I would be stupid to stay in the MTR space and go back to ST or heaven forbid LT. Btw what guarantees are there that a Mid term renter won’t trash my place or pay the rent.

      @@gmjent5671 it sounds like it makes senses to do the short term rental. Or do mid term but market to a niche with more money than travelers. The problem with mid term rentals who make more money is that they tend to be put up in extended stay hotels. I bring up the extended stay hotels because a lot of landlords don’t see them as competition but they are your biggest competition for travelers. The amenities are very similar (if not better-gym access, free morning coffee, weekly housekeeping) and lots of managers will negotiate and give good monthly rates. Plus we get points to use for future vacations.
      You don’t have a guarantee we won’t trash your place but at least you know (with many a few random exceptions) you can get rid of us in a few months if we suck.

    We LOVE animals BUT if someone brings an animal, what are our options as landlords about "pet Poop or Pee" inside or outside the studio we have.

    Then if they want to pay the same, then they should look into long-term.Because nobody's gonna put their house at risk for Just because it's a given and take. And if you like privacy, then a house will work for you.But if you don't just go to a hotel

    I don’t understand how a nice hotel can be cheaper that an air bnb for healthcare professionals- just $200 a night for a clean safe hotel for a per month stay can range from $5200-$6000 per month where as- the cost as a guest in a private home can be anywhere from $2000-$3000 per month which includes all utilities appliances dishwasher garbage disposal microwave washer and dryer- fully furnished pets accepted yard or patio, 2 car garage 🚘 privacy that a hotel can’t compare, I also thought the hospital pays a stipend of the cost of a home to stay in?

      Extended stay hotels will negotiate monthly rates below 2k. I’ve seen them as low as $800/month. I even work with extended stay brands to deals to travelers so there’s a lot of room with hotels to negotiate and get good rates. These hotels come with all utilities, WiFi, dog friendly, gyms, laundry services, weekly housekeeping, etc.
      As far as the stipend -I have videos on how travelers get paid, some of us qualify for tax free money to use for housing and living expenses. If you qualify if means you are maintaining a tax home and doubling your expenses on the road -which a lot of us can’t afford to do anymore since rates dropped

    Why the @@%%&*( would people be offended by being asked to pay more for a furnished and outfitted place than for a blank place? That idea in itself is offensive and entitled. I understand not gouging because of an absolutely generous housing allowance, but seriously. The tips out there... super good, comfy bed bed, mattress, pillows, bedding, sofa; black out curtains, sound machine, fully equipped kitchen, Pelton, weights.... Internet, tv...Oh, and half the price of what everyone else is paying. Holy crap.

      Right. I am offended that guests don't think you should make any type of profit. You should pay your mortgage and taxes, buy new furniture, buy plates and utensils, pay for wifi, pay for all utilities, pay for your business license and then rent out the whole furnished place with amenities for 99 cents a night???? 😂🤔 Oh and let's not forget the risk of exposure to the latest variant among other risk of housing sleepy people smoking in your home with unkempt pets. How is this fair or right? I wish people could be more reasonable.

      The “instagram type place” is referring to the modern minimalist design aesthetic. You can do a variety of interior design styles in your place not just follow the modern trends and still be able to rent to travelers. That’s different from having good photography.
