To post ur room/entire unit, it is now $149 (the price increased $50.) The higher price includes the badge - which shows "verified owner." Travellers still need to check out landlords. Landlords still need to check out travellers. Things are very slow right now due to people not travelling as much as they did months ago. Hoping it picks up.
Agree with all of this. I am not sure I think the "verification" offers much, but I do think FF is maybe bringing up costs so they can upgrade the site. Anwyay, good luck and I hope it picks up.
@@midtermrentalconsulting CL is also very slow. I live in southern Calif. and most companies/jobs moved to other states or completely shut down due to high taxes and tight regulations. FF hired more executives and filled other positions - since they're expanding. I expect things to pick up soon!!! FF has been very successful for me over 5 years. FF can verify that the landlords own the properties - but they can't verify how emotionally stable the owners are - or the condition of their homes/units or safety of the areas. I've read some negative reviews by travellers of the owners and/or properties when they arrive - the properties are not as shown. Landlords, like me, also take a chance when travellers arrive at my front door. They're total strangers. I have a strong instinct about people and I check them out before accepting them. I haven't had any problems.
Hi Erin! Thank you VERY MUCH for your videos. They are really, really great. One thing I don't understand: On Furnished Finders, they have keycheck, but where's the application? I'd like a formal application. It doesn't seem like KeyCheck does that.
You only pay 99 if you rent out your entire property. If you rent out by room its 99 plus 79 per extra room. For my 4 bedroom its 99, 79, 79, 79 then a 75 fee if you want to be a "certified" landlord.
New tenant here. What if your 3month contract gets cancelled half way through and you've already signed a 3 month lease with no clause in it if your contract gets cancelled. What does the tenant do?
If you signed a 3 month lease with no out clause, you may ask the landlord if you can get out but they have the full right to refuse. You might also see if there is an early cancelation fee (usually equal to one month's rent.) Good luck.
Are there any analytics regarding renting a room in a shared space (craighslist) vs renting a studio, apt, or home (Air b&b) on furnished finder. I've been using the platform for a few months, and it seems the clients lean towards wanting to rent the WHOLE space instead of a shared space. The platform does seem to work as a one-stop shop to vet the client and get the client on lease.
I don't have a good resource for that. I tend to feel that people want to rent an entire space and not a room from someone for privacy reasons. That said, as of May 2023, Airbnb has started to really highlight and lean into dividing these two categories (room v. whole house) and has some interesting stats- like avg rate for a room is in the $80/night range. They may have some good resources for this.
@@midtermrentalconsulting That kind of data would be useful and, I would love to deal with Air B&B, but most homeowner's insurance companies are saying they will not honor claims for damages with subscription based services like air B&B. Or whole (not roommate) property short term rentals. It's part of the addendums they add in that gigantic mess of paperwork they send every year. My city like other cities(I'm in the south) are putting in ordinances that do not allow short term rentals for homeowners under 3 months to curtail people becoming homeless when the job does not work out or the person has no money to get back home after a weekend of air b&b.
Hi, how does enrolling a room or renting a room in your house affects your taxes at the end of the year? Also, does enrolling affects your homestead exemption? Thanks.
These are probably better questions for a CPA. There are certainly write offs you can do, etc., but I am not qualified enough to speak to them. If you need a CPA rec, let me know. I have someone I like.
It all depends on how long they rent and how the lease is set up. For longer renters (6+ mos), I have them pay the utilities and I usually avoid yard maintenance as much as possible. Re nurses, this depends on the time of the year and the geography.
@@midtermrentalconsulting so do you add the utilities in the rent? I don’t mind cutting my yards it lets me keep a eye on the property and keep the yard up to my liking.
Can you charge different rates for separate rooms in the same house? I have a large loft area with a living space and then a bedroom with a king size bed and closet.
Yes, FF appears to be geographic and also has not worked as well in the past 12 months. If you look at my more recent content, I am suggesting most people pivot to Airbnb and Zillow.
Writing as a landlord Writing as a landlord: terrible company. They are good at taking your money and stealth an automatic renew! The leads are sketchy. When I asked for a refund they stated that they have a no- refund policy. DONT WASTE YOUR MONEY!

Hey! I think Furnished Finder is 1 of 3 products you can use to get midterm rentals. It works better in some regions than others and is suffering from a lot of growing pains right now. However, for the nominal annual price, it is a not very expensive option.

New landlord here. My MTR wants to stay another month. Where can I find a decent month to month lease? Thank you.!
I have one. You can download it, for free, here: stan.store/erin_spradlin
Hi Erin! Thank you VERY MUCH for your videos. They are really, really great. One thing I don't understand: On Furnished Finders, they have keycheck, but where's the application? I'd like a formal application. It doesn't seem like KeyCheck does that.
It does. There is an application inside Keycheck. The tenant finds the listing on FF and then applies through there.
It’s $149/yr now additional $99/room
Howdo you determine your security deposit for MTR?
I match it to the first month's rent. I don't hand over any keys until I have the first month and the deposit.
@@midtermrentalconsulting Do you feel that's better than using the "Worry Free Waiver" that FF offers as an alternative to the security deposit?

Thank you. That's good to have that breakdown.
The 75 fee to become certified isn't a requirement, but they said it will help a lot.
Do you know anyone that has used this? Wondering how well it works in the real world.@@JB-he6ek
I actually just paid everything yesterday! Takes 24-48 hours to list, so we shall see!

How do you get a docu sign?
I would probably just google it and something will come up.
