The man is a gentleman with his staff; polite and not abusive. far different from the Contrustion Owner I worked for during a summer when I was attending college. Boy, was he a monster. Thank goodness I only worked for him for 10 weeks.
It’s so heart warming to see a framing crew work as a team with no one losing their temper, cussing, even raising their voices… and laughing, joking. Can’t say I’ve ever experienced that in my 20 years of framing. Great stuff!!
So glad that I found this channel, Ken. You guys do amazing work. You must be the greatest boss in the world. I sure wouldn't mind working for you... if I weren't so old now. 🤣
6:21 Man nice work! But in my area a garage door cost $5-8000 form work, concrete and excavation (not in that order) 20000, framing and lumber and trusses 5200, shingles and install 3200, siding soffit fascia and eves and capping 8600 plus man door and window last to calculate Is permit cost and electrical if wanted Wish I had the prices you get in the us
13:30 whew, i'm glad you eventually bolted the frame to the concrete slab, or at least showed it unlike previous videos having me worried despite your reply indicating such scenario.
Ken, I'm subscribed and enjoy your videos. I really like the time lapse. Thank you for sharing your experience and wisdom. Looking forward to watching in 2023. Blessings of strength, health and safety to you, family, employees and customers/associates. ☝🙏🙌💪🎯
Excellent excellent work Ken. Wow you guys really have your system nailed down. If I may ask, do you ever do a video on the ground prep work, installing the gravel, plumbing and any other conduits for electrical that may be needed. Thank you.
Ken have you use Smart Siding it is pre primed. I use a bearing washer under 5/8" strong bolt or 5/8" titen bolt made by Simpson Strong Tie to hold down the sole plate. Keep up the great work and have safe new year.
I'm curious what rough opening size works well for the 9x7 garage doors to trim out nicely. Seems like the rough opening height would be 82 5/8" with 2x10 headers using 92 5/8" studs.
Are materials cheaper in VT? I feel like in Connecticut contractors are asking almost double these numbers. And they’re taking their sweet time on jobs, such a pain dealing with builders here
Great work Ken, does this price include materials and site prep or just the skill and labor up to exterior finish? Very afforable cost compared to Pacific North West where im at.
It finally dawned on me that the interior height of 8' 1.5" allows finishing the inside with wall material about an inch away from the concrete floor. (no contact = less moisture) I also heard in another video that leaves a little extra room for an automatic door opener, but I don't know the rough dimensions for that so have trouble imagining the clearance there. I have done a few openers and recalling you need at least 3 inches from the open door to the sheetrock. Presuming a 7 ft door there should be plenty of clearance.... or is that open door higher than I recall? I guess one of the questions is about that 7 ft door being a rough opening or finished opening? Now that we're talking about it, that might make a good video topic. How to figure a door opening... rough versus finished.... and the actual usable opening when all is done.
What brand of anchor bolt are you using to attach the bottom 2 by 4 to the concrete? Also, is there anything below the 2 by 4 before laying it down to prevent water from seeping in?
That was fun to watch Ken. I'm curious how the lumber prices are going up there lately and how much impact that has on your prices to your customers. Is this being only the second garage you did by August of 2022 a result of high lumber prices or were you just busy on other projects? You have a great crew. See you on the next one.
Thank you for the video Ken .do you use H clips on the roof plywood ?getting ready to build a 40x 50 come spring. Right down the street from you. How much are your consultation fees? For a long time subscriber.🤣🤣. You got to admit it would be a good segment for one of your videos.
Kyle was a great helper. He didn't walk, he ran.
Yes definitely
I noticed that also, a great quality in a person.
I loved Kyles’ quirky personality!!

Ken wie immer super Arbeit gemacht 👏🏻👋🤗😊🙋♂️
Thanks
Kyle is a go getter, pay him good, teach him lots and keep him around

I thought the shingles were your favorite part of a garage build... I’m beginning to think all the parts of a garage build are your faves! Job 👍
Haha
I see the ladder lift. Thank you for the info on your build all said and done this is a lesson in its self.

? Do you need expansion joints on the concrete,I'm getting ready to build one the same size as this
Ken have you use Smart Siding it is pre primed. I use a bearing washer under 5/8" strong bolt or 5/8" titen bolt made by Simpson Strong Tie to hold down the sole plate. Keep up the great work and have safe new year.
I’ve done one job with it
Always interesting to see...🙋👍
Thanks
Ah. T1-11. My bad. I built a lot of pre-fab cabins on the Oregon coast. 2 weeks and done. I like how this was done.
Thanks
Great job Ken, didn't think t111 was structural I see you used it directly over studs.
Yes I’ve always done it that way
I'm curious what rough opening size works well for the 9x7 garage doors to trim out nicely. Seems like the rough opening height would be 82 5/8" with 2x10 headers using 92 5/8" studs.
Rough opening should be exactly 9 x 7
@@kenskarpentry thanks!
Are materials cheaper in VT? I feel like in Connecticut contractors are asking almost double these numbers. And they’re taking their sweet time on jobs, such a pain dealing with builders here
Cost of living is probably less up here
Good one. Thank you
Thanks
Great work Ken, does this price include materials and site prep or just the skill and labor up to exterior finish? Very afforable cost compared to Pacific North West where im at.
Just materials and labor
Ken, where the upper T111 on the gable end meets the 4x8 T111 sheathing under it, what do you do with the gap to stop water?
There’s an aluminum strip between the two

Hi ken been out of town for a week just got home catching up lol
Welcome back
New to the channel so thanks for the content, are you ordering your walls pre-framed or do you build them off-site?
We prebuild in our shop
Hey Ken! Do you cut all of your stud to 93” to get an 8’ 1-1/2” wall height?
We quite often buy precuts at 92 5/8.
@kens karpentry how often should you re-paint or stain T1 11 siding?
Probably every five years or so depending on the type of weather in your area
@@kenskarpentry thanks for getting back to me. east coast central Virginia lots of humidity even in winter.
Hi so how far apart you make the rebar grid. Is it 18" center apart or 24" squares
24”
What brand of anchor bolt are you using to attach the bottom 2 by 4 to the concrete? Also, is there anything below the 2 by 4 before laying it down to prevent water from seeping in?
We use wedge anchors and sill seal under the pressure treated plate
you do good work.
Thanks
Nice job
Thanks
Hienoa työtä🇫🇮👍

nice job, as usual. What's the size of this garage? THX :)

That is correct

Thanks I’ll try to cover that
hello .new subscriber do you work in Florida. thanks
Do you ever use hip roofs on your building . ?
We don’t
But you only look like 62, I'm 83 and planning this type of job. Great videos,
How do you secure the walls to the concrete?
We use wedge anchors after the walls are up.
Hey Ken how many yards was that and what type of concrete psi
11 1/2 yards. 3,000 psi
How do you secure the plates to the concrete
Wedge anchors
Nicely done
Thanks
Hi Ken, I love the videos! Why not sheathe the walls with T111 at the shop also?
I can’t handle the weight physically
Thank you for the video Ken .do you use H clips on the roof plywood ?getting ready to build a 40x 50 come spring.
Right down the street from you. How much are your consultation fees? For a long time subscriber.🤣🤣. You got to admit it would be a good segment for one of your videos.
You could email me and we could talk. Hope it goes well
Ken do you sell plans? Thanks!
Sorry we don’t have formal plans
Good crew

In regards to pricing. Is that price with labor? Is it what you are charging your client to build the garage or just materials?
That’s materials and labor

@@kenskarpentry Ken we old work horses have to stick together stat safe mate 👍👍👍👍👍
Are these customer prices or the cost for you to build it?
Customer
@@kenskarpentry wow so cheap. Here in ma same thing would cost $60k wish you were from here lol
cheaper and faster to use zip ties to connect the rebar.
Why is the garage so far from the main house?
Not sure
$29,000 is what the customer paid? Or that's what the materials cost?
Customer
Just a curious question. How much of that 29K is the slab?
About $5k
Haha! “I woke up sweaty.”
