Hi I have just become your subscriber. Excellent video and please also cover how to obtain the golden visa process after purchasing your 1st apartment as I have seen and read online that Oman is offering these currently. In my opinion, If you’re funds are ready then buy the studio (please quote price m) in the first project and start earning and from that earning buy a 1 bed in the second project so you can grow your portfolio nicely.
Hi thank you for your suggestions. My funds are ready so I can start buying now. What I doubt is if investing all of my funds in one country would be a good choice. We can never know what happens to any country nowadays, so maybe investing in real estate in two different countries would be better, I've been advised. What's your opinion about it? Anyway I can get a 2-year investor visa that can be renewed as long as you own any apartment. Anybody with a public or closed joint stock, another business, or shares of that business having a market worth of at least RO500,000. Buy a home with a minimum worth of OMR 500,000, or multiple completely built homes. Invest a minimum of OMR 500,000 in an Omani-based limited liability company, closed joint stock company, or Omani government bonds.Invest at least OMR 250,000 into an Omani business.

Are there any other projects like these both in Oman where foreigners can invest and get residency. And if there are projects affordable than these it will really help.
Hi, from what I've seen prices are usually from 42.000 OMR up. You can invest also in Al Mouj (Muscat) and Muscat Hills. Al Mouj apartments are more expensive than the ones in Muscat Hills. As for the south of Oman, foreigners can buy (and get residency) at Hawana Salalah. You can also buy in a specific place in Taqah, they are now building some complex there and they sell some studio that are not as expensive as the other apartments in the north or in Hawana, Feel free to send me an email and I can give you the contact of the person. in charge of selling the apartments in Taqah
Thanks a lot mam. Really appreciate with the information you provided. I am coming to Oman for my job purpose and at the same time I am thinking of how I can get residency through any comfortable options available. If you can share your email id I will further communicate with you on your email.
Hi Eli. Am unable to find the link above. Am about to apply for visa to Oman to explore property options. I really need a list of developers. Wonder if you could share it. P.S. your videos are quite inspiring. Keep doing!
All very well, but how long is the visa valid for? What are the rules for getting a visa? Is it like Dubai 10 years? or is it for as long as you hold the property?
It is popular, although not encouraged by the government as far as I’m concerned. On average you can make 40/50 € or USD per day, lower of course for a long term rent
Bargaining is not very common in Oman but you can give it a try. For instance, I tried to negotiate the price of an apartment under construction near Salalah and they removed the 5% VAT
Yes you can continue to renew your visa every 2 years. I have a friend who bought an apartment in Muscat years ago and this is what she does every couple years

Hi, to be honest I prefer Salalah to Muscat, I also lived there since 2017. The problem of investing in Salalah is that at the moment foreigners can only invest in Hawana Salalah. I have done my research and in my opinion it is not the best investment at the moment. We can also buy in a couple of places in Taqah

This was a very informative vidéo. Great job Elizabeth ! One question: did both ITC mentioned that how much are approximately the bills for taking care of the whole residence area (grass, pool, public lights...)? My understanding is that ITC usually charges according to the square meters of the property. Do you have any further details? Otherwise, it seems to be a good investment for living or renting. However is it really gaining value over the years? If we take the example of Dubaï, we may say yes. But for now, this does not seem to be as such because people prefer to buy new units, than house or flats built few years ago. What are your thoughts about it? I wish you to make the best investment, an accommodation that you like with a joyful atmosphere. Lots of love 🩷 PS: your video are upgrading all the Time. Wow !!! Very nice 😍
Thank you Naura! I did ask about the maintenance bill: it’s 600 OMR a year for the Al Sifah building, and around 500 OMR for the one in Sultan Haitham City - although the exact amount is not sure for the last yet. As for the value of these apartments, you’ve got a point here. However, the Sultan Haitham City is going to be a unique project in the country, the first of its kind, so I believe the apartments and houses there can gain value in the future. Maybe not after 10-15 years, but if you want to buy one now and resell it after 1-2 years, you can still get a good money out of it
I am from UAE , could you please guide me which project is best to invest from your point of view that may have best return. Also, In residency VISA can we do work
Hi Eli, thank you for your prompt response. I did msg Mr. Habay but unfortunetly they do not have further information on 1 bed flat as they still waiting for an expression of interest. Again thank you and if you buy there they should give you a discount for promoting their project. I told him I heard about the project from your vlog. Bless you😊
They are now starting to build the first phase of the project (2024-2030). This phase includes the development of 6,743 housing units, a private hospital, a fuel filling station, 4 schools and offices
It's my first time in any gulf county and I'm in Oman since last 2 months. The fact I was interested in this video because of the Sulatne Haithem city. I got recruited as a HSE engineer for this project by one of the contractors (don't want to name it) working in such kind of projects. I want to share few things. 1. Omani people are very friendly and their hospitality is amazing. 2. Contractors working here as like bed bugs, exploiting the people who had came to work here. While recruiting they will give you an offer for 9hours per day, but here they will ask you to work for 12 hours without any extra pay. I think ministry of Oman should look into this to avoid exploitation of employees and labours. 3. Climate is very hot as expected in these areas 4. Sultane Oman and their ministry are working on multiple other projects for tourists attraction and development of Oman like building hotels, spa resorts etc.😊
Hi! Thank you so much for sharing your experience with us! I'd like to ask you whether it's true what I've been told, that the Sultan Haitham City project is delayed and the apartments will not be ready by December 2026. If not, could you put me in contact with a seller? The one I interviewed in the video seems not available anymore. Feel free to send me a private message on my Instagram account or by email at eli@toohappytobehomesick.com if you feel not comfortable to talk about it here. Thanks!!
If you watch the video carefully, I wrote the prices in Omani Riyal, dollars and euro. There are many expats in Oman, specially in the capital city Muscat, they are the one who rent apartments or villas. Also Omani people who come to work in Muscat from other cities in the Sultanate rent apartments
Oman landscape is awesome. Lets say 40,000.00 to 50,000 Omani is 1 bedroom Apartment which is equal to $116,000 USD + VAT. Question is once I get 2 years residency visa I after investing $116,000 USD. What may happen if after two years visa expired and for some reason they don't renew my visa, am I allow to sale and leave Oman with my profit or principal. Am I allow to work with my 2 years residency visa? What are the taxes of my profit incase I sale it. I think before make any decision better to analyze nuts and bolts on the prospective of local laws which apply for foreign investors. Suppose I am a American or Canadian . I bought this primarily as an investment property. What are the vacancy rate in that areas? How much rent I can generate, what is property taxes. Is hydro, water bills are the tenants responsibility to pay on time, what are the maintenance fee. After substract all the expenses from rent if my return less than 6% then I would say it's not a good investment. On other hand if someone have enough idle money and they just love Oman and likes to spend winter then please go for it.
Hi, many questions here. 1. If for any reason (it rarely happens in Oman, though) your visa won't be renewed, you can sell your apartment, keep your money and leave. 2. No, you can't work on a residency visa 3. There is no property or income tax in Oman (which makes the investment amazing compared to the huge property and income tax I pay in Italy, for example) 4. Depending where you buy, you can rent the Al Sifah apartment at around 300 OMR per month or 40/50 OMR per day. I don't know about the Sultan Haitham city rents yet, but I suppose they might be around 400 OMR per month 5. when you rent yearly it's the tenant the one that usually pays the bills 6. The maintenance fee at Al Sifah is 600 OMR per year

Where can contact this guys I am interested
This is a fantastic video. Thank you so much for this. I’m really interested in Haitham city. I will need to fly down from Aus myself to have a look. You earned a new sub. 😊
I’m glad you liked it! I am interested in that project, too. Thank you for subscribing!
You can contact me at eli@toohappytobehomesick.com
Hi Eli. Am unable to find the link above.
Am about to apply for visa to Oman to explore property options. I really need a list of developers. Wonder if you could share it.
P.S. your videos are quite inspiring. Keep doing!

hello i'm curious what type of visa do you have to stay there for that long?
I had a working visa

In my opinion Sultan Haytham City is a good choice. Very interesting video, Elisabeth!
Many thanks! I do agree with you 🤍🤍

can I get residency for project that is not ready yet and will be ready in 3 years ?
As far as I’m concerned no, but I’ll try and get more information about it
How much was the villas? Or town house approximately
All very well, but how long is the visa valid for? What are the rules for getting a visa? Is it like Dubai 10 years? or is it for as long as you hold the property?
is airbnb popular here? how much you expect to make from this rental apprt
It is popular, although not encouraged by the government as far as I’m concerned. On average you can make 40/50 € or USD per day, lower of course for a long term rent
Lovely 😍🌹🎉
Thanks 🤗
very good content. In Oman, are the prices negotiable or are the prices not flexible at all?
Bargaining is not very common in Oman but you can give it a try. For instance, I tried to negotiate the price of an apartment under construction near Salalah and they removed the 5% VAT
@@toohappytobehomesick great :)
After the 2yr residency is up what happens? Do you get to renew?
Yes you can continue to renew your visa every 2 years. I have a friend who bought an apartment in Muscat years ago and this is what she does every couple years

Wow, that's very interesting. I wonder what the prices are like?
I displayed the prices of both the apartments in the video 😊
Hi Ma'am, why do you prefer Muscat area above Salalah Area, has Salalah not a better climate?
Hi, to be honest I prefer Salalah to Muscat, I also lived there since 2017. The problem of investing in Salalah is that at the moment foreigners can only invest in Hawana Salalah. I have done my research and in my opinion it is not the best investment at the moment. We can also buy in a couple of places in Taqah
How to connect with them please
Ma'am you are looking so Gorgeous also your voice so beautiful really I like you...I love you ma'am

❤ Have you done videos on Omani Malls? i want to see him.
Yes I did, Salalah Garden Mall in Salalah, here it is ua-cam.com/video/TGWb0RmREi0/v-deo.htmlsi=YkH56SdbGjOyig_o you can watch it at 23:50 min

OK, thank you so much for your help ☺️☺️
My pleasure
Where are the skyscrapers?
No skyscrapers in Oman, that's one of the Sultanate rules. The former Sultan did not want Oman to become another Dubai
Lots of love 🩷
PS: your video are upgrading all the Time. Wow !!!
Maybe not after 10-15 years, but if you want to buy one now and resell it after 1-2 years, you can still get a good money out of it
So what happens to your property if Oman decides they don’t want to renew your residency visa

Hi, this is the contact of Mr Ali Hilal Al Habsy that you’ve seen in the video +968 9819 3227 (calls and whatsapp)
Bless you😊

Al Sifah is a bit isolated and there’s nothing around, I must say I prefer the new Sultan Haitham City
Without any dub
3. Climate is very hot as expected in these areas
Thanks!!
where is this project & name? of contact?
How much in Dollars?
Who gonna rent if I buy? Oman is not as demandable for foreigners as Dubai.
This is one hour from muscat nobody will rent there
Very nice mam
Thanks a lot
Sultan Haitham City looks very interesting place to invested. If I m in your shoes I will buy there. Is amazing project.
I do agree! It’s brand new and the very first sustainable city in Oman - right next to the capital city
How much is this in pounds ?
44000 OMR is around 92000 pounds
Are they freehold?
Yes, they are
Mam love u
2. No, you can't work on a residency visa
3. There is no property or income tax in Oman (which makes the investment amazing compared to the huge property and income tax I pay in Italy, for example)
4. Depending where you buy, you can rent the Al Sifah apartment at around 300 OMR per month or 40/50 OMR per day. I don't know about the Sultan Haitham city rents yet, but I suppose they might be around 400 OMR per month
5. when you rent yearly it's the tenant the one that usually pays the bills
6. The maintenance fee at Al Sifah is 600 OMR per year
Is there a number we can talk and discuss the investment
In my opinion is SULTAN HAYTAM CITY IS THE BEST 😊
Thanks for your opinion! It’s a really interesting project
can non omani residents invest?
Yes, they can. If we invest in Oman we can also get an investor visa and residency permit for us and our family
