It's one of the best floorplans that they offer. And yes, if you own a lot in Port St Lucie then I can work with you on presenting it to the builder for their "deed-over" process. But they are one of the very few builders that acquires their own lots that you can build on and they'll sell you the completed package with home + lot + upgrades included. Yes normally homes like this are stuck in gated communities exclusively by the builder. I drove to almost Orlando to record this home for my wife and myself when we were looking to build.

The $526,990 is the base price before any lot premiums or upgrades when you build from scratch. You would be able to get something similar to this done easily for under $600,000.

There are other homes in the $400k range - they will just be smaller 4 Bedroom homes from 1800-2100 SqFt
HOA is Good You break even with the Bills You pay less for electricity water Less insurance cost mowing the grass Resort style pool Gym Alarm system Etc
Definitely can be a good thing, it's really just a personal choice but the value is there!

Just saying no HOA gets me interested. I understand why people like communities, but I personally prefer no to be in one.
That’s usually something people feel strongly about in either direction - either I want a gated community or nothing to do with them altogether
