Nice homes. Need to talk about the HOA fee. When the builder leaves town, how is the HOA set up. Management companies for the HOA are fairly common. Yes these new builds meed current building code. Always looking for where the builder is cutting corners. 20 yr shingles, 5 year warranty on water heaters instead of 10 yrs. What are the performance specs on the windows. Are they top of the line PTG windows that meet Miami Dale code or some other brand. It is more important to plot every build able inch or less moneys lots to save mature shade trees that are on the property and add to quality of life for your back yard? Did the builder use a compost/soil mix to reduce water use of the lawn like the University of Florida suggest or does he just use worthless fill dirt will cost you more money in water and maintenance. It is easy for these builders to put nice finishers. But telling buyers the quality extras the builders are doing above the minimum code for the stuff you don't see helps shopping new builds.
Also, some of these new communities in Palm Bay have a CDD. Buyers should be aware of that and understand how a CDD operates and the annual costs that are associated with paying off the Bonds.
If you dont mind losing all your EQUITY for the next 10 years, than go ahead and buy now. 7.5% Interest rates, Sky HIGH Insurance cost$, and astronomical Property TAXES. $ounds like a great idea!.
Born and raised in Palm Bay, FL. Place has gone to hell in a hand basket. These new communties popping up look beautiful but I can tell with a fact that the rest of PALM BAY isn't desirable! PalmBay nickname is "the arm pit of Brevard County! Try Suntree or even Northern Melbourne.

Unfortunately lots of people are priced out of those areas. Palm Bay gives people a chance to claim a piece of FL within a reasonable budget.
