    Rule no 1, flat is depreciating asset. You are doing swing trade thats good. But who are buying flats specially in Bangalore at some random cr. The same flat after 10 years no body willl buy and its a huge loss as an investment and you dont own land in flat.

      @@the_underwater_nature7643 But the thing is with the mivan technology the life and quality of building will stay intact for a long time. Plus look at the rents in Bangalore. 2bhk is easily 35-40k now. How long can you keep paying the rent. Plus societies are better than stand alone houses in terms of maintenance.

    What about post tax returns?
    If you sell the property before 3 years, then short term capital gain tax will be applied on the property which will directly cut the profits by 30%

    Sir I have a doubt that what to do if we are unable to find a proper buyer to sell our property. Kindly reply sir. The reason why I asked this is , in our place the property developers themselves may be delayed to find a buyer for their property. Here by property I mean the plots and I haven't explored about flats. This point which sir stated, even my father used to say. But each time thay speak this I would ask this question. Kindly reply me sir

    40% profit is fine but that profit is for 2 years and one must also calculate profit after tax and the return goes down significantly.

    Great video! One question, whenever I think of buying a flat (to stay, not for investment) I get this dilemma, should I buy now and start huge EMI (60% of the salary) or wait for 5 years and build cash (through bonuses, ESOPs and stock investment) to reduce that possible EMI but then property prices would have increased in 5 years time. What are your thoughts on this?

    Hi Shashank! We were at brigade ivory 2 months ago. I was looking for a 2 BHK with similar plans of selling it after the handover. My question is: Do you think it's possible to sell it at net 10% (with interest paid) gain in 2-3 years?.

    Bro if you intend to sell, why are you prepaying ? I would say pay only the interest component & wait for a potential buyer to sell it at a higher price.

I have one doubt on taxation part after selling the property ? How much do I need to pay if I'm in 30% tax slab ? recently I got to know about section 54 which is telling that if you re invest the property sold amount to buy another property there is no need to pay tax. Can you make 1 video on this ?

    there is a risk of buying under construction property, that the property will not complete in future so the money get blocked

    Hey shashank. I dont have a house of my own now. I live in a rented apartment. I am not in a financial stage yet to buy a property worth a crore or so. But i have been thinking is to probably buy a 1bhk or a 1 rk in noida near one of the prime office areas (which would probably come to 50 lakhs or so) and put it up on rent. My intention is similar like u said to finish off the loan asap with the rental income i would get plus prepayment as and when possible and to generate an alternate source of rental income. What do u think of this plan? Your input would definitely help.

    If we pay extra money apart from emi.... that extra money goes to principle or interest component? If we do so wont bank charges any penalty something bcz....within 12 emi if ee start paying extra to principle amount (preclosure) they will charge penalty right
