*Superseded!* It's not just that she beats him at his own game, it's that she shows that it's not "his game" at all. The lesson for him being that being the smartest person anybody knows doesn't automatically make him an expert in all fields, even ones he hasn't actually studied. He's just been using his pretend-lawyer-speak to intimidate. OTOH, under the theory of Sheldon (and the other guys, to lesser degrees) being personifications of aspects of Leonard's personality, you can see that this is the moment when her relationship with him becomes doomed.
It's fun to see Sheldon outmatched. Since he's a super genius, he assumes that all fields outside of physics are easy to grasp and that he understands them better than even experts in those fields without having to study them much. Not so fast! haha
Like when he was trying to tell the judge what the law was, and when he invaded the hospital, created a chart for himself and tried to get doctors to order tests for him. He may be a genius, but I question the veracity of him being all knowing in all fields.

I think the base of Sheldon's issue is that he is so arrogant he could never accept that someone else was as smart or smarter than him. During the early seasons he is also deeply misogynistic so someone like Priya beating him at his own game would really tick him off. He's also used to getting his own way in life so having Priya come in and basically tell him "No" would only add to his angst.

Sheldon see the roommate agreement as a tool to keep things under his control, in the same way he loves systems he can control or manipulate, if someone does it better than him, or as in this case, it threatens his capability to control it, he will freak out. All the fun conflicts involving Sheldon in this show are based on that behavior.
That's because Sheldon didn't draft the agreement from any desire for knowledge, or for right and wrong. He drafted it to completely bully Leonard (or whoever else would lack a spine enough to sign it), plain and simple. He, like any bully, got mad because someone actually had the nerve to fight back.
I didn’t like Priya at all, she was a lying, manipulative person who tried to divide Leonard and penny, took over rajs’ apartment despite being a guest, and made a big deal about Leonard and penny hanging out cause they were ex lovers and she moves back to India for a few months and surprise surprise what did she do, proved herself a hypocrite by sleeping with you guessed it, her ex, didn’t care for her when she was introduced, didn’t care for her when she was dating Leonard and was absolutely thrilled she never came back after she and Leonard broke up, don’t get me wrong I don’t much care for Leonard either but this is the one woman he was with that I found myself hating every single time I rewatched Big Bang, Leslie winkle is great, Stephanie was a little bit clingy even for Leonard but still a decent person, penny can be annoying at times but still awesome, but I never warmed to priya at all

I mean skin color aside, she was embarrassed of him which is why she threw out the majority of his clothes, replaced them with ones she found suitable, made him wear contacts, never told her parents about them, and not to mention she cheated on him twice. If anything, her purpose on the show was to show Penny what she missed out on, because Penny was still in the young adult phase where she only saw the small picture and not the long-term commitment picture.
Sheldon inadvertently revealed Priya’s true colors by blackmailing her; she was way too selfish and controlling in her relationship with Leonard. She criticized Leonard’s love for certain things such as Star Trek, forbade him from contacting Penny, bought him clothes that he didn’t like, admitted she wasn’t really interested in a serious relationship with Leonard, and even CHEATED on him later on.
