we had a tile roof inspector look at our roof. he said on this tile the manufactur didn't put sealant all through the tile and the sun degraded it. the tile will soak through soon we need to replace the tile. 30 to 50 thousand. im a bit leary

What is a ballpark cost for replacing the underlayment on a single story house in CA? 1500 sqft house with some plywood repair and replacing broken tiles. I want to make sure I'm getting a decent deal. Thanks
@Roofing Fanatics 15k with 2 layers of underlayment, repairing some plywood rot, adding drip edge and replacing cracked tiles with new tile, they will be moving new tile to the back of the house so to preserve the look.
I cannot believe that the Americans fix tiles directly on to the roofing felt .You can see the lines where the tiles have worn the felt away, not a good system in any way you need a batten system. Without question
@@roofingfanatics4775 the timber battens we use are 2x1 treated battens. With 1inch plastic spacers .So if any water gets through the tiles slates etc the water can get away .You should never fix tiles on roofing paper its not an option.

I have a 13 year old custom home with a tile roof. Just noticed a leak inside which I think is coming from flashing around chimney.
Possibly water is jumping over the tile pan.

How much is the roofing company charging you? I can let you know if it sounds reasonable or not. It depends it could cost anywhere from 12-18k

Yeah I'm surprised no board and battens. Slate calls for it.
Only 30 years out of a tile roof? Screw that. For how much it costs it should last longer than an asphalt roof.
Lol here in Phoenix many tile roofs only last 20-25 years before complete replacement and start having leaks at 10-13 years old.
great video buddy. This was not a bad install. This is how roofs are built even on new houses. I got videos to prove it.
Also builders leave underlayment exposed for a long time during construction. Mainly underlayment fails due to age and wear and tear.
