    Thanks for this video Kimberley. It is very difficult renting in Sydney, especially as tight as the market is now. I remember when we were leaving our rented place years ago how I felt when streams of people came in looking & that was when it wasn't as busy as it is nowadays. You are right about the lease & in noting the condition of each room in great detail. I know you've found a place now you are happy with but as a word of advice to others arriving in Sydney - yes you have to move further out to get a house for lower rent but if you look instead at townhouses or villas you may pay less than for free-standing house not so far out & you still have a garden ( admittedly smaller) for children. I hope your move goes well, don't forget to have an "essentials" box for moving day ( kettle, coffee, long life milk, tea bags, tissues,toilet paper, snacks etc so you can avoid the added stress of going to the shops). I enjoy all your videos & love your Scottish accent. P.S. Don't forget a small esky with ice so you can give the movers a drink when they bring the final load into your new place - it's a very "Aussie" thing to do!

    As a lifelong Sydney resident I would highly recommend new arrivals to visit Sydney but don’t live here long term. It is a beautiful City but so expensive and busy. I see you are thinking of Brisbane and Perth. May I also suggest Adelaide it is a fabulous affordable city and people are always surprised how fabulous it is when they visit.

    Very good video again Kimberly. Real estate agents are brutal in Australia and will try and find the slightest imperfection in your rental to deduct money from your bond. Been there done that!! Keep these honest videos of Australia coming because otherwise people see Australia through rose tinted glasses! We soon found out after moving from the UK that it wasnt the case!!!! Love xx

    I haven't heard of the lightbulb thing but carpets professionally steam cleaned is a must in my state , I wasn't aware that it was possible to get bond back if you break a lease , but not all states have the bond go to a 3rd party so maybe that's why you can get bond back

      Some of the houses we viewed it was clear a steam clean had not been carried out, however some of the houses we viewed were also NOT liveable in my opinion. Its always worth checking your original lease agreement to see whether its a condition or a 'request' We would never leave a house in a state, and the carpets will be cleaned, just by myself. I had a feeling it may be different in various states.

      Do you find it a bit galling that you owned your own house in the UK and are now renting? How long do you think it will be before you buy a house in the UK ?

      @@lyndarichardson4744 oh my goodness YES, i hate renting with an absolute passion. Just paying someone elses mortgage and that kills me! haha However, we don't yet know where we want to settle, we are pretty sure it wont be Sydney as its just way too expensive - so until we settle on somewhere then renting is our only option right now

    G'day Kimbo and family. Mate, I am ashamed of Aust rental and buying houses. Considering the size of Aust and the availability of open land, I can't rationalize the ridiculous prices people are required to pay. I guess I am just dumb Kim. I would like to apologize mate. 😢😢😢

      It’s called supply and demand Wally, a hell of a lot of people wants or needs to live near the city’s for work convenience whatever it is, so the price goes up, can go even higher when the demand is greater than the supply. No one is stopping anyone living in the large areas you speak of but there is nothing there, no work no anything, so I guess that’s the reason why ppl live in the city’s or surrounding. Nothing is stopping anyone moving to a rural town is there. But I guess that’s not everyone’s cup of tea, so you need to pay the price if that’s what you want.

      The problem is there is not that same abundance of land in cities like Sydney or Melbourne and thats were 90% of the immigrants to this country tend to end up living. The current high numbers being allowed in especially on temporary student visas is making an already stressed rental market even worse. Too many long term rentals have been turned into Airbnbs especially in popular tourist destinations as landlords see it as a way to fleece tourists for more money. The govt. allowing cashed up overseas investors to buy properties in Australia seems to be another stupid policy contributing to the shortfall , When prices go up in the capital cities it also pushes them up in regional areas people who sell at inflated prices can easily afford to pay a lot more for properties in regional areas than those who live there. As far as I'm concerned a rental property should be yours right up until the day you move out landlords or real estate agents should not bw allowed to bring third parties onto a property without the renters permission..When we sold our previous property in Lake Macquarie the real estate agent told us that the person in Sydney who was purchasing it as an investment wanted to bring potential renters through during the settlement period - I dont need to tell you the sort of a response I gave to both of them. Anyone planning to move here be prepared as the housing shortage is real and the cost of renting or buying property will reflect it especially in the bigger cities..
