Either know what you are doing before signing, or have someone represent you who does. It will be the best money you ever spent.
The inspection contingency is important. I understand in the Bay Area things may be different but outside of California, inspections are a must. Something like foundation or termites can easily bring a buyer to their knees. I have seen 40k and more lost by buyers who didn’t have an inspection. -Daughter of a building inspector.
In the Bay Area, some offers are made in increments of $50,000! To have a hyper-competitive offer, buyers are expected to do their due diligence before putting in their offer. This can mean relying on the documentation provided by the seller or hiring their own inspector before they put in the offer. In less competitive markets, some buyers tie up properties then ask for seller concessions once they bring their inspector in to check on the property.
I most certainly agree with you. What will I know from just walking the house. I'm not a builder...and NO, I will not trust the sellers report. Due diligence requires that I do get my own report....
