    when should I start shopping for a new house under these circumstances? The day I put up my house for sale? Im buying with cash from my home sale?

      Outstanding question Karen!
      In the current market, having clarity on why you're selling and being prepared for the quickly changing market conditions will serve you well.
      In short, contingent upon sale offers may become common once again in the not too distant future.
      Personally, if it were me, depending on why I was moving and where, I would sell my house first if I had 100% certainty moving is not negotiable. When I make a move like that I don't look back, just forward. Just how I think, hope it helps.

    5:08 correction on VA Home loans. They are primary occupation loans but you CAN use the same VA loan again without refinancing as long as the owner occupies residence for designated time, usually 1-2 years. In a nutshell, the max "entitlement" VA covers is 25% of loan up 453K for 2018. If your house you buy is 100k, and you qualify for the full 453k, they will guarantee 25k to lender if you default but there you still have roughly 113k of unused "entitlement" which can be used on next house after live-in time obligations are fulfilled. Or, if loan is re-payed in full before next purchase, you will regain your FULL entitlement and loan of 453k (if that's what you are approved of) back to use on a new house all over again. Entitlement is the 25% VA guarantee to pay lender which is a maximum of 115k. Multiply 4x gives you the total loan amount on pre-approval letter, maximum 453k. You can go over that amount but now a down payment of 25% of the DIFFERENCE is required from home buyer. Great video mini series and channel. P.S, that's also works with using current home as a rental and next home as a primary as long as you have done your in-house time in 1st home.

    I think it’s less stress to just sell your home and rent while your looking for your new home. This would be way to much stress on me.

      Move all your stuff to storage and apartment, get settled in and then turn around and move AGAIN. No thanks. Not to mention no house or apartment offers month to month right from the get go. Plus deposit, change your address, the list goes on. Just moving to the new house is so much easier.

    Great video , currently made offer on house ,sellers accepted offer n signed it , now their real estate agent wants to add ,that if sellers aren't able to find a house 30 days prior to closing ,that they can back out of deal . Pretty frustrating situation

      Hi wani-fire,
      I'm sure what your exact question is here?
      Are you asking about the real estate commission to sell a house that will be a contingent upon sale?
      If so, in real estate practice here in Las Vegas, it's the same as if you were only selling the house. It takes far more skill to negotiate and handle a contingent upon sale successfully then the skill needed to sell a house. Something to think about.

    When my husband and I were buying our first home, we were 21 & 25 years old with student loan debt and a very low budget. We looked on online listing sites and found a few cute homes that were surprisingly affordable for their size. We walked through 2 on the same street and our realtor was like, “Look, I can’t say anything negative here, but PLEASE check the sex offender registry.” We went home and checked, and sure enough, half of the people on the street were sex offenders. 🤢
