Be your own PM. Get the experience to know the job. At every angle, she is getting hosed. Sell several. Create one or two paying units. If you think your goal is apreacation, sell all, buy in the correct area, aka not the Midwest rustbelt. Read David's book. This is all covered.
I'm sorry but if you don't have 5-10k to get a unit cash flowing, you don't have the money to be a rental owner. This poor girl has no idea just how bad this could've turned out for her 😆
