    If an owner shows us a piece of land and tells us the khasra number...how do we identify by khasra number that the piece of land seen on ground matches that khasra number. Is there some map or geo-coordinates available ?

    Sir chakbandi ya bandobast ke bad naksha kha kha verify hota h hum bhunaksha ko tahsil ke alawa kis kis jagah se find kr skte h ( U.P).
    Sir bhunaksha online nhi ho aur nhi tahsil m uplabd ho tb kha se prapt kre.

    Mere Mama ne ( uttar pradesh)apni plot sale ki mujhe but wo us time 2017 me mama ke ladke ke naam tha plot tabhi wo minor tha.
    To kya aj wo ladka chhaye to plot dene me koi problem kar sakta hai kya.pls bataye mujhe jana hai.

    Damn knowledgeable video Sir Ji. Kindly reply some of below queries -
    1) How many days it takes to do the mutation?
    2) Will get any receipt from government about the confirmation of mutation?
    3) Other than mutation is there any other government approved documents from which anyone come to know about the ownership of any particular land?
    As I am buying one land in UP & owner telling it will take 30 days to do the mutation & later he said now a days mutation stopped by government.

      1. Yes. It takes about 30 days after mutation for public records (khasra & khatauni details) to show new owner's name.
      2. Yes. You'll get an acknowledgement receipt.
      3. You can get a copy of previous sale deed from Sub-Registrar's office. You can also check registration number of sale deed that the current owner has.

    I’m buying a plot from a big land in Lucknow, UP. The owner name is showing in remark but not as Khatedar Name, even though the registry is done in his name. And even agent is saying that my name will also reflect in the remark.
    Is this case true?

      You can check the land records from bhulekh website. It will show LDA or any govt authority as the owner.

      Khata No. aur Khasra no. alag hi hota hai. Khasra No. ek khet ka no. hota hai. Aur Khata mein kafi khasre ho sakte hain.

    Jisko maine 2015 me sahi karaya, jisme ek side me remark aa gya ki name change ho,
    But abi tkk vo name sahi nhi hua h,
    To sir vo name kbb tk sahi ho jayga?

    Registry को ही sale deed khte हैं या sale deed अलग होती है और mutation ही दाखिल ख़ारिज होता है या mutation कुछ और होता है ??

      Ji haan Jay Shankar, jab hum Sale Deed register karwate hain, use hi Registry kehte hain. Aur Mutation hi dakhil kharij hota hai.

    if I purchase a flat so is it required to file a mutation on plot/flat with my name?

      For a flat, you have to just get your name changed in Municipal Corporation for property tax purposes.

      I mean, sale deed is enough or mutation needs to be done. because flat is mine but plot is still builder's property.

      No Mutation in revenue records is not required in case of a flat. Sale Deed is enough.
