    I'm a structural engineer and I do the occasional whole house survey, but mostly I'll do a specific defect survey - cracking, or roof problems etc, and when I do a whole house I do the same as you. General walk around, then outside top down the inside top down!!

    A question. My daughter is on to her third house during a buying process. For the third time it mentions exterior cracking and suspected subsidence. Each time a structural survey is requested by the mortgage people it costs about £1000, doesn't provide much detail in terms of cause or remedy. On the most recent house it again mentioned cracking. I, as a part builder of many years, inspected myself, took photographs and assessed it as minor surface render cracking due to it being on the sunny side of the house, vertical and between window corners. They are minor and no more than 1mm wide. So ... why is it becoming so common for the mere mention of a cracking to lead to the need for a structural survey Are surveyors not capable of understanding the different reasons for cracking ... especially minor ones. It's starting to smack of either a scam or incompetence.

      Hi, thank you for your comment. Clearly difficult to comment without knowing the facts. She could simply have been unlucky, but if the lender has requested the further report they are likely to be a valuer and not a building surveyor. Both may be RICS but specialise in different areas, bit like seeing an oncologist for a urology issue.

    How is done a survey on a PRC orlit house ?
    Or how can you identify a PRC construction, please?

      @@washingtonluis1770 hi and thank you for your comment. We would only be able to do videos on houses of non-traditional construction as and when they come along, which would be doubtful with this type.

    loving your video, with regards to wall ties was the fact they were galvanised an issue as bricklayers would bend them out of the way? also as I understand Butterfly ties were banned and yet you can still buy them?

    I would be interested in your views of EWI. I have concerns about condensation and sealing off moisture movement from the existing masonry. Also most of the material being used has a fire rating of E. I have been in construction for 25 years and I am considering moving into residential surveying. Thanks

      Hi, thank you for your comment. In theory EWI is a great idea but from what we have seen to date, generally poorly installed resulting in cold spots and condensation issues. Personally I think it can only work if the house as a whole is considered and not just the accessible faces of external walls.
