Companies now just don't care about keeping rent in reach for the lower to middle class. You can have a company with its business name "Low Cost Housing" and charge 1600$ a month. Until people don't rent and those apartments stay vacated they'll charge what ever they want.

To be clear, her rent was raised $350 per month, or $4,200 more for this month period! And most people do not get a raise anywhere near that same $350 a month to cover the added expense just on the rent bill. Her other costs, like electric, internet, food, probably uses gas to run a car which hopefully she either has paid off or Las low monthly payment, food, health care uncovered amounts, car and possibly health insurance costs, clothing for growing child....all went up also, but again, most people did not get large enough raises to pay for their rising expenses, even when you are being very careful to only spend on true necessities, not luxuries. Gentrification and pushing people out is happening all over that area. For one lot, I used to pay 1400$/yr in property taxes. Today it's 7k/yr. I have to pay more than a car payment, every month in property taxes ALONE. I remember it breaking my heart when I had to push up my rent rate just a little, but today...sheesh. I've adjusted and so have the tenants; however, I think this company may be careless about their tenants, and solely interested in the bottom line. As many companies are in capitalist societies. It would depend on if their rates also increased as mine did. If not, then they are prioritizing getting market value. I've noticed that is definitely not part of my character, or something I'm ok with. Enough is enough for caring people, unless you are so profit driven, you don't care.

We saw the writing on the wall years ago when project connect was first passed by voters...
Not only did we sell our home for THREE Times the price we originally paid, we moved to another southern state, and we were able to buy a same size home outright.
This isn't a case of developer's greed. This is a case of government run amok.
The taxing authority for project connect can raise taxing rates at will.
No vote, debate, or audits - thanks.
This is all due to Austin City Council, as well as the Travis County Governmental Board. It's their policies of tax/spend, demand more, that is affecting the populace of this area.

Texas just passed a property tax reduction bill that came into effect this year. Most homeowners got a discount for the first time in a long time of high annual increases. Whether bc of the upcoming election or not, this year, homeowners finally got a little bit of relief. 30-55$ ish of monthly decrease or so.

It is demand and real estate agents creating the price increase by playing with homeowners and forcing them to do sell off competitions. Basically coercing one to view a house with another potential buyer there and creating the competition and interest.

Rent control has downsides: It reduces the supply of decent housing since landlords would rather convert a building to condos or adapt it to commercial use than abide by a law that limits their profits.
Investment in new rental housing screeches to a halt.
Maintenance of buildings under rent control is lax or nonexistent because of the poor return on investment.
Rent control removes the efficiency of the open market system.
There can be severe restrictions on what, if any, rent increases are permitted.
It reduces the mobility of the tenants to avoid a significant rent increase.
To compensate for the lower rent on rent-controlled apartments, landlords may charge higher prices on unregulated units.
Rent control discourages landlords and developers from investing in rental property.
