Great video! What’s your opinion on KB homes? I’ve seen some on the west side of San Antonio, that are under 300k as well
Build quality good , however KB puts profitability for above all else . They inflate mark up on design centers to ridiculous heights , you can get the same quality with reason able mark up on add on with Rausch Coleman homes .
Do you have any country properties with a few acres for under 300k? Half hour, 1 hr outside of town is ok. House doesn't have to be big. NO HOAs
Nice video. Are you seeing deep incentives from builders on even the sub 300k new construction? I have been tracking the data and it’s interesting to see some zip codes with median list prices down YOY and inventory up significantly with a higher % price drops.
Absolutely. DR Horton just got one of my clients a 4.99% rate and paid for all his closing costs in a $285k house. They change constantly but most are still offering great incentives even on those lower priced homes.
Very little incentives if you are looking at price drops. And buying the rate down only last for so long. Maybe a year before it adjusts to 7%+. Anything less than 2000 sq ft at $300k is not a good value.

How about a lot them places insurance co have been pulling out not good.
They should've put an extraction fan above the stove instead of a microwave. You need to ventilate the space
One of my biggest pet peeves honestly. Some of the microwaves do have direct ventilation to the exterior but we always have to get them to fix those.
First off the prices of houses is ridiculously absurd period. Economy is through the roof and jobs are scarce these days with the pay still what it was 10 years ago. Beside the fact they throw these houses up in the neighborhoods as fast as possible so the quality of work is a shit show. So lets be real with that being said these are cool places to live for sure but at the same time these areas is not DFW era and the jobs don't even pay close to what that pay there and the prices of houses is pretty much the same. So weather the house is worh that or not in all these areas you are showing its definitely not worh paying that when the work is no where near what it is or pay then up in the DFW area. And even in the DFW area where there is more jobs and lil better pay ppl can't afford this inflation. So Bottom line for those areas down there at those prices is absurd peroid. Not a shot at you i like what your doing and love those areas you are showing just stating facts...

I haven’t seen any major issues at all. We’re 150 miles from the border.
I live in central Texas. New home sales are down 39% since 2022 and the market is not going to improve until prices drop 30% and rates get into the 5% area. I live 35 miles nw of downtown Austin and builders are laying off field employees. Pulte / DR / Lennar etc still trying to sell 2000 sq ft homes for $400k+. Buying an overpriced home sets one up for financial failure.
