    Good information to know. Two critiques: if you slowed your talking speed down by 15-25% and inserted small pauses more frequently to give us time to process what you just said, that would make your material more accessible to people with disabilities.     I have had 3 realtors in 4 years. Maybe 4-5 showings combined. It is a nice home, good neighborhood, close to shopping and interstate. Something is wrong. i have been told it is not the asking price. If it is true, the housing market is going to crash due to Covid-19. Let's hope not. I appreciate your time and dedication that you have shown making this video. Before now, I didn't know what questions to ask. I learned a lot from this video and I feel better selecting my next listing agent. Thank you!

    GREAT video and thanks for sharing your VERY valuable tips with us! My only other comment would be if you could talk a bit slower in your videos which would make it much easier to understand each and every word you are saying which I know you want for everyone watching your videos. And finally, THANK YOU for your service for our country! I have a retired Marine close friend in California and my late father was a WW2 Navy veteran. Take care and stay cool in Vegas! 😎

      @@AndrewFinney Thanks for your interesting reply, Andrew. Much appreciated! There are endless YT videos on real estate but yours caught my eye and glad I tuned in. You were spot-on with your comments and I took lots of notes. One other question to comment on in a future video is to ask realtors if they will work with the buyer one on one OR will buyers have to work with "Associates" which I have seen more of in recent years. I want to work with only ONE realtor and not anyone else on the journey to find the right realtor to work with. And yes, I will let my retired Marine buddy in CA. know that you send your Marine best wishes and I know he will appreciate that. I knew one retired Marine named Harold "Skip" Adams who was HIGHLY decorated and fought at Iwo Jima! Thank God I saw him one more time in San Jose, CA. before he died in 2012 and I not only thanked him for his service but said he was a hero and he humbly said that he was not. He was a Marines Marine and is dearly missed and fondly remembered. And THANK YOU SO MUCH for your kind words for my dad, Ernie. He put his life on the line in the Pacific Ocean with the Japanese subs below looking to sink Naval vessels and thank God he survived his times on the ocean and during the war. He never talked much about his service but DID go on a Honor Flight to Washington DC several years before he died and I could not remember the last time I saw him that happy with all the love, respect and thanks he got on that trip. He even had a four-star Army General thank him for his service and he could not stop talking about that since he was so touched. Just so VERY proud of him that he got the recognition that he so richly deserved before he left this life at the age of 93 in August of 2020. Anyhow, that is it for now and I will look forward to more GREAT videos by you on YT! Stay cool! 😎

    Andrew i’m preparing to sell our vacant investment property and have hired a contractor to make renovations to improve the sales price. How soon should I hire a realtor? Now so they can give input on value add improvements or after so they can give a more accurate market assessment but could delay being listed? Thanks, also Andrew.

    Getting ready to sell our home of 20 yrs and called several agents the first one to show up is brand new and our house would be her very first listing
    Should I even consider hiring her?

      That's a great question. That really depends on you... Are you comfortable working with the new agent and are you confident she can get the job done?
      If this is your first time selling a house, you might want to consider an experienced agent. But if this is your 2nd or 3rd home you're selling it's your call.
      What it really comes down to is being comfortable and confident with agent you choose to work with to sell your house.
      Please keep in mind, agents, like everyone else in life - all get there start somewhere. A first opportunity is needed for all of us in life.

      I am a brand new agent and I guarantee I will out work anybody! I understand his point on some of this but new agents usually have a mentor that helps them for the first several deals. Some people are hard workers and some are not. I wake up and fall asleep learning about real estate so don't rule out all new agents because of this one video.

    Hey Andrew thanks for this video. It’s AWESOME!!! Andrew I have a question? I have a home with my ex-wife in NJ that I’m paying the mortgage on every month in lieu of my child support payments of my two kids. Oldest son is grown and now only left with my 16yo. I just recently found out that, the house is listed on the market with a broker without my permission. She’s listed on my mortgage as a co-buyer. What do I do with the realtor? There was no vetting on interviewing on my part of this broker. Is it legal to put a home up for sale without my permission from a realtor point of view. Your answer will be greatly appreciated, also thanks for all the great content you put on YT.

      Hey HDR_J! That's an interesting proposition... Does your ex-wife have a general power of attorney? (DISCLAIMER: I'm not an attorney) If so, she is likely within her legal right to list the property and act on your behalf. If not, then you will likely want to contact the broker in charge of the listing brokerage since that would not technically be a valid listing agreement if you share the title with your ex-wife. Please note that ownership of a property is through Title, not the mortgage itself. One can be on the mortgage for a property but not the property ownership itself if not on title. Which means one can be financially liable for a property one does not technically own. If no remedy is found, then it might be best to contact an attorney to assist you.     Hello, a few questions I here a lot of agents/you tubers say when it comes to choosing a listing agent, the first thing I hear is " make sure to choose an agent with three years of experience" or make sure they have sold at least 100 homes within a year, So here's my questions
    1. When you decided to become an agent, you too were new and inexperienced with selling a homes? Now from what I know is that you get experience from getting experience. Not hearing someone who now have experience for years and maybe selling homes every week, but now that you got your experience you want to deter someone from working with someone who's new and need the experience to build there portfolio.
    2. Why not encourage someone who's new? Instead of bolstering about why they shouldn't pick a new agent how about telling them to make sure the agent is accessible and proactive, make sure they have a plan, make sure they are doing there due diligence etc.
    3. How many homes did you sell before you sold a home? I know it sounds like an oxymoron right, that's exactly what you guys do in these videos, we all have to start from somewhere.
    4. How did you start out? If you're coming into real estate you wouldn't want your colleagues telling everyone coming into that office to not work with you because you're inexperienced, and you use manipulation to make sure they never get experience.
    5. Why??? Hypothetical speaking, you're now the CEO of a company, but you started off as a janitor, you slowly move up in the company by getting different experiences, you're learning from other workers on how things work, you study, you participate in open events to learn more about the company, now you're working alongside the boss, running errands, getting them coffee, or whatever, the boss sees that you are doing more than your job requires and he's now teaching you the inns and outs of the company and in so many years of learning how to run the business working under the boss, he retires and leave the company to you. Just for you to get at the top to then look down on everyone and say YOU WILL NEVER MAKE IT UP HERE, look at me now. Your not experienced enough so stay that way and bring all the clients to me because I HAVE ALL THE EXPERIENCE. How selfish and greedy of you, May God have mercy on you.

      Thank you for watching and for your excellent question!
      If you're on the selling side, the more eyes that see your house listed for sale is a good thing. The more exposure it gets the more likely it is to attract qualified buyers to your home. At the same time, if it's something your not comfortable with, then let your listing agent now. Just understand the trade off's of limiting the exposure.
      When a home is listed, it is generally syndicated well over 100 real estate sites, big and small within 72 hours. That's why when a home is listed you'll see it pop up on Zillow, Trulia, Realtor, etc... within a few days. You do have an option to not permit this and you'll need to sign a form stating you do not your listing information broadcast. Which means only realtor's will see your listing information and they can send it to their prospective clients directly.
      Best practice for listing's are to gain as much hype and attention as quickly as possible to help generate massive interest in the listing. When done correctly (depending on market conditions & trends) it helps a listing sell for the top range or close to it of it's fair market value and sometimes more if the house priced right from the start.
      Weigh the pros and cons with your listing agent and make the decision that you feel comfortable and confident with moving forward.

    A comment on Pad Styler or any software like that, when I see that looking for a home I disregard that one. I want to see the actual house & have to assume there is something to hide or it's not built yet. Just my reaction, so I move on without reading anything on it.
