It’s as simple as this: If I buy an egg for 1 dollar and make a French omelette of it which I sell in 2 dollars does not mean price of eggs increased 100 percent overnight. Market is indeed crashing but prices appear to survive because better and better renovated houses are selling at lower price. Raw houses are sitting in market forever perhaps waiting for foreclosure.
None of the houses,detached, in Canada are worth more than 800k. Never were pre covid, not even now. In fact workmanship n quality of material used has gone down drastically.
Its just Builder-Agent Nexus thats trying to keep the hype up.
What’s worse are the morons who pull their listing, after not selling, for a HIGHER price.
I saw that happen 6 months ago, house is still listed. It's been nearly 2 years in total and it's listed well above market.
@davidc1635 True. I know of at least 2 houses listed at a higher price for 2025 after being pulled for failure to sell in 2024.
One of which has been listed on and off since February 2022. The price has been reduced by a total of $300,000 and it still hasn't been sold.
Lol imagine the crash bros and negative nellys predicted all of this. Wait till these tariffs start tomorrow😂

The problem is, these sellers were duped on the buying end because no one told them they wouldn’t get the equity they thought they would.
Sell because you want to move. Otherwise, be greedy and sit on the market. Haha
I do feel somewhat bad for them but common sense is free.
Realtors also got greedy seeing that 2.5 on over a million; nice commission. But if you were honest, you would humbly take your commission on a reasonably priced house and all would be well.
Ah well. Greed is prevalent in all economies.

Happened to me just yesterday. I put in a reasonable offer for a house. At first the selling agent was stirring the pot with, "there are 4 bids." Turns out there was only 2 bids, mine and another. The agent comes back with, "make us a better offer." WTF? Why don't you just tell me what the Chinese investor wants? No response, so we put in a slightly higher offer. Wait 3 hours for a response, agent calls and says no dice. Currently, the listing is still live. Put the real price they want and STOP PLAYING GAMES!!! It's such a waste of time if the house was never in my price range. I wish we could follow Austrailia's live auction process.
@faemow5380 yep!!! They're playing games. 3 hours is too long to wait for a response. Might as well look for another house. You'll find another one. Supply is high. There's many people who want to sell and some of them are desperate because they can't afford mortgage payments.

@@pwilliams9666 my agent called the selling agent and was told that the client will only consider negotiations if our bid started at $1.65M. Why tf do you list sub $1.6!?! There should be enforced penalties just to stop with this BS!
I love the idea of paying my entire career's worth of income just to pay off a mortgage on a tiny home so that my grandkids can spend all their income on property tax to be allowed to live in it.

That is the problem of so many Real Estate Agents today is jut list on the MLS without advertising is the only reason many Real Estate Agents Fail
And manipulating MLS data , to remove previous history of the property, so new buyers can't see the original data, It's against the rules and these clowns need to be reported.
I agree. The physical act of listening a property for sale on the mls is an admin job. That should not be all an agent does.
Santo, you know why they do this. The agent will take any listing,if it sells they get paid. If they are more honest with the seller about the price,they wouldn’t get the listing. All it takes is one buyer to fall in love and buy the house.
I agree that many agents will take any listing. But, Buyers are much more aware these days.

RE will collapse with 25% tariffs. Large layoffs. No one will buy no matter how good the price will become with job uncertainty. $2.2 Trillion in mortgages nationwide. Gov Canada does not have that kind of cash to rescue home owners or future buyers = 1 year's worth of GDP.
‘Collapsing’ is a strong word.
Santo, You work a lot on these weekly videos. However, this data is not a true representation of where market is going. That’s because most of these properties sold have been heavily renovated. The cost of renovation should not be included to spot the trend. In reality, the housing market is way down, somewhere around 2018 prices.
How do you know what's been renovated and what hasn't?
Separating out the reno’d homes vs original would be a challenge.
I often say to use my data as a guide, but if you are selling or buying, the immediate neighbourhood will dictate the price trend.

I’m working for my Buyer client. If my client likes the home, or there is potential for them to like the home, of course I’m booking a showing.
