Thank you so much for your thorough video of the Cadence community. Could you tell me if the landscaping package is covered by the HOA. I like to know if the buyer gets to pick plants and trees and are owners responsible for replacing plants and trees when they died or does the HOA cover it. Does the package also cover the cutting of the lawn in front and back of house as well as the green areas? Could you also provide a listing on Homesite releases and incentives. Thanks for taking the time to comment, lets talk about the landscaping, from what the sales people have told me is they / the builder chooses plants and design, the homeowner does not get to interact with that. Now after closing you can add to it etc and the landscape companies within reason will maintain it but not if you rip everything out and completely change the plants if that make sense. The HOA covers the lawn cutting, sprinklers, front and back of house, if a tree dies they should take care of that as well from what I understand. Now for the homesite release and incentives you would need to reach out to me and send me your email and info so I can send you updates as I get them. This is the hardest part with the builders since we have to get that info from them directly most of the time. Incentives most builders won't go into much detail until you are sitting down in front with the sales people on a specific Homesite, floor plan because everything changes weekly. They will offer different incentives depending on home many homes they have coming available or how little homes are available. For example they only have 1 available spec home thats completed and ready to move into, and this one I believe they have no incentives at all. So its impossible to give accurate information on the incentive all the time. I would suggest you reach out to me at Info@DavidJRogers.com and It will be easier for me to send everyone including yourself updates as I get them. Many of these videos are filmed 1-2 weeks before you the viewer actually watches them and the availability and incentives etc are no longer valid if that makes sense 🙂 Let me know if you have any other questions....

I looked at the specs and it only sais Low-E, They are Impact Resistant but I can't verify currently if they are double pain etc. I will confirm over next few days, I was just in Cadence earlier today with another client who might choose the Biscayne Bay Floor Plan so I will 100% confirm the exact type of windows.

Here is a simple way to estimate how much your taxes will be once st lucie county adjusts for the purchase price for each new homeowner . Again this is just an estimate but generally pretty close based on past sales . Take the purchase price and times X it be $450,000 and you’ll $7965.00 now because this property has a cdd fee you will need to add another $1,000 per year to that . Pretty much all neighborhoods within Tradition especially the new or newer ones will have a CDD fee . Hopefully this helps ?
