@@JasonKopczynski I was told that the Meritage side is not hooked up to gas. This was from the sales people there. None of there homes on Meritage side offer gas to their homes. I’ve never seen a home on the Meritage side that had gas available etc . Maybe future development to the north might offer it but I cannot confirm or deny that since that information has not been released to me yet

@@davesellsparadise They are not tied in but the gas infrastructure runs down the streets. You can tie in, at your expense, for a generator or even your appliances. You would be responsible for the costs to do so. There are a few that have gas generators on the meritage side.

@ do you know where the gas lines run through the community. No one from Meritage has told me that’s a possibility etc . That might encourage some people to still possibly purchase in the community in the future if they know that they could hook up to the gas line, etc..

@@davesellsparadise down all the streets. We live here. One neighbor has a natural gas generator hooked in and I'm looking to add one. A few others have inquired. I'm not 100% if it runs down both sides of the street but I assume it does. That's why I'm mentioning it, being an all electric community has deterred some folks because they think they cant get a whole house generator.

@ I’m going to ask to speak with someone higher up in the Meritage Ranks to see if they can give me some clarification. I do pride myself on giving the best information in my videos and while I knew there was gas on the Lennar side I was always under the impression that there was no gas lines running down the roads on the Meritage side. Thank you for bringing this to light. This will help me out to gather some more information for future videos as well.

@@AnnasDad depending on where you live at and Jupiter Farms it’s gonna be about 25 to 35 minutes to get down to the Jupiter beach location As far as Private Christian Schools you will find the Palm Beach Christian Academy located within Jupiter Farms only for kindergarten. And the next closest one will be Jupiter Christian school which is pre-K2 through 12th grade I would recommend you do a Google search for all the private Christian schools located within Jupiter, Florida and nearby Palm Beach Gardens. There’s a lot of private schools here in northern Palm Beach County Florida.

We are currently living in SoCal. I have family in Tampa so we are considering a move. We have two horses and a pony so we are looking at horse properties. I would rather live in a suburb that allows horses on an acre or two lot. Do you have anything in your area of expertise?

@ i’ve had a good amount of people from California move over here to Palm Beach and the nearby areas depending on your price range since you have a pony you can either consider Jupiter Farms the next closest acreage community that I would highly recommend as well is called Palm Beach country Estates, but it’s gonna be a higher price point for that communityand then just a little bit farther to the north is a place called Palm city Farms but Palm city Farms is located in Martin county that’s definitely more of a rural area. I would highly suggest that you schedule a phone call with me easier to explain the different areas.

We have two horses as well. Can you get anything for 1.2 or less in the Palm Beach country estates? My wife is a western trail rider so we don’t need any fancy facilities

@ yes there are a handful of homes under 1.2 million in Palm Beach Country Estates. It just all comes down to your lifestyle and what you want, but Jupiter Farms overall would be better in my opinion due to the fact that she your wife likes to ride horses and trail ride and there’s way more opportunities in that price point in Jupiter Farms, the advantage to Palm Beach country estates is close enough to all the shopping, the dining, etc. where is Jupiter Farm sure about 10 minutes farther away depending on a couple factors like location within Jupiter Farms because Jupiter Farms is a much larger area overall

@@sophiasophia7790 I know projects are in the works but I can’t answer 100% who the builders will be and/or when they’ll start when I was talking to the Sales Lady at Meritage homes. Meritage is trying to bid or trying to buy a big chunk of land directly to the west of Wilder currently.

Meritage has a great product, greener than most but the elevations are horrendous. They have awful exterior designs. Just my opinion. This is coming from someone who likes Kolter and GHO homes :). Lennar too, horrendous , but Meritage is way better quality.

Hopefully a similar home is available for sale when both of you move here next year

@@madelynflores9500 I haven’t heard any definitive yes or no but I would have to assume something is in the works in coming years since there is so much development happening. I just closed on a home right off crosstown Parkway just on the west side of I 95 and other than the Circle K gas station a storage unit the Publix there’s a new strip center being built right now not sure what’s going in there but I’m gonna assume in the next couple years we’re gonna see more businesses open up I’m hoping personally as well.

@@celiak4569 I’m not a fan of the high yearly $$ cdd fees in Central Park. They sell you on the low Hoa and amenities . I think it will be an overall great neighborhood but paying $2600 per year for the cdd fees are insane

@@davesellsparadise thanks for the reply. They gave me different numbers, like 1800 for cdd and 117 for hoa. Not sure they are lying. Also insurance for 1600. I am still on the fence. I live in Miramar, close to Miami and own a 2 story townhouse which is now a pain specially for my husband. Can’t afford anything down here but it us doable up there though the distance. I have a virtual mtg with them tomorrow. If I decide to go ahead with them I will contact you to represent me

@@celiak4569 Yes, you are accurate. $117.00 for the Villas for the monthly hoa, $1,829.99 per year for CDD fee, I spoke to soon, I was giving numbers for the single family homes that are closer to $2600.00 per year etc. I am originally from South Florida, I grew up in the Sunrise, Plantation, Davie area most of my life and moved up here 4 years ago. I am closing on a home this week two minutes from Central Park. I bought in a Non Hoa Scattered Lot area since I will have my boat on the property. Just let them know you do have a realtor you want to use but they may or may not try to convince you don't one etc. If you signed any paperwork with them sadly I am unlikely able to assist you if you buy from the builder etc. Just let me know and Id be happy to assist in anyway I can for both of you.

Yes we are seeing more inventory on resale homes, Im seeing more people who bought during the pandemic moving back to their home states due to work reasons or they just missed living near friends and family. New Home Sales have slowed down and prices have adjusted as well. There are some decent deals currently as well. Thanks for the comment.

It was priced at $502,215.00. One of my viewers is going under contract in this home as we speak. This was filmed a few weeks ago and was already scheduled to post to UA-cam last night . Most videos are posted 1-2 weeks after filming due to editing etc. There are still a few different available quick move ins available . @@sophiasophia7790 I’ve been trying to find out what else is being planned for the future but it’s very tough but yes, there will be more developments and communities built west of tradition, but sadly they’re not gonna be any less expensive expensive than the current home prices right now etc. I’m closing on a home on November 1st so I feel your pain on the affordable part of the question.

One thing to keep in mind the cost of building these communities are higher now than they were 5 to 10 years ago, so it is going to be tough for any of the developers, meaning the builders to build more affordable homes and or lower prices than what they are now, I was talking to one of the sales people at Del Webb tradition asking them if they were building another development in Port St. Lucie and they said no due to the cost of buying the land they could not sell homes in that price point based on what it would cost today to buy the land or to build a new community the prices would be much higher, etc.

The land on the north side right before Cadence is not going to be built on for the most part. There is a smart section by the power lines that a developer wants to build commercial on, but I was told the majority of that plot of land is a wet land preserve because of the birds that are there. Cadence will end up being over 1000 homes so they will be developing that for a long time to come with Seville before other major developments get started.

@@dlewis787 you are 100% correct Cadence At Tradition is in the process of clearing all the land on the north side and I’m not sure what else is gonna be built out there, but there is rumors of a ton of land to the west of there that was purchased by somebody that I know personally they work for a big builder, needless to say and it’s projected to have 15,000 to 20,000 homes built way out west over the next 20 years.
