    It’s a good idea to look up to see what the HOA rules are before one buys a house in the neighborhood. The HOA CC&R rules might rule out such things as above ground pools. But in order to find those rules for a particular HOA, one can guess the name of the HOA is the same as the neighborhood in the listing, and try to do an internet search for it. I found out that Ghertner handles a lot of Nashville HOAs. But I have a question - When a listing says that the HOA fee covers insurance or grounds maintenance, is that for the common area only, or does that include the cost for each house?

    I found this video to be very helpful. I’ve researched for well over a year an area to move to in Tennessee from Michigan but have struggled on that perfect area albeit middle Tennessee or East.

    My sister's kids both live in the area. She had considered moving up here, near all of us. But the traffic and crime are so horrible now, she said she will never move anywhere near.

    We moved to Middle TN in 2020 from Orange County, CA. We live in Hendersonville. My problem with Tennessee is that there is not much to do here from November 1 to March 15. The weather is cooler and that restricts all outdoor activities. In California there are a million things to do regardless of the time of year. If I want to go skiing in January I can. If I want to go surfing in January I can. Here in TN, I own a boat which I use all the time in the summer. But each November 1 I pay to have it winterized. So, if I want to use it on a nice day in January, I can do so but then I need to pay again to have it winterized because the temps will go below 32 at night.
    Just beware.

      Did you not research the weather here? Yes, we have seasons. Where did you think you could ski in a part of TN with.... no mountains and little snow in the winter? You can ski in the east TN mountains if that is a big deal.

      @@lorpsandorps3729 we did research the weather. My comment didn’t say anything about being disappointed with the weather. My comment just said that there isn’t a whole lot to do around the area when it gets colder. But, considering all that TN has to offer, this is a great place to live.

    All good information and on target as usual. We moved here from NYC, looking for a home in 2023 in Hendersonville and in a fluke ended up purchasing a Patterson Farms home in in Gallatin. Purchased in October 2023 and moved about one year later. Being retired, the commute is not a concern except for visiting doctors in Nashville at Vanderbilt Hospital during rush hour. Would like to hear more comments about Gallatin in general. Plenty of malls and shopping nearby on the Pike. Advice? People should seek your generous counsel before they choose a location in which to reside.

    I equate it to moving to Florida. People come to Nashville and have a great time and experience southern hospitality, but living here is a different animal. Just like when people think about moving to Florida. They remember how much fun they had staying at the beach. Very few people can afford living close to the beach. Otherwise, in Florida, the terrain is flat, and its way overcrowded most places. Good video helping people look beyond first impressions.

    Getting worse. Traffic, public schools, weather, crime, state government. I’m leaving as soon as I can.

      Lmao. Just moved to Arrington coming from Westchester NY. “Getting worst”, no disrespect but you really haven’t been anywhere if you think it’s bad in Nashville. This is Candy Land compared to some places I’ve been.

    There is really nothing particularly special about Nashville. I am mystified as to why so many people continue to move here.

      @@rumporridge1 What do you think is so great about it? That is a genuine question, not being snarky. To me, it's pretty average. Better than lots of places, for sure, but also worse than plenty of others. And I don't see anything particuarly distinctive about it. And I have lived in several other places. I don't hate it here, I just don't see what has brought in the huge influx of people.

      @@FrancesElizabethLawrence there’s no perfect place in the world. It’s what checks the most boxes for the individual. So what a “great place for me”, maybe a miserable place for someone else. That’s where the “pursuit of happiness” is at the core of being an American. We can move anyplace in the good ol USA looking for that slice of “perfect”.

      @ well for me, crime is low, politics are right in line with my own, robust economy, roads are definitely above average, job market (jury still out on that one), seasons are not extreme, close to multiple states, plenty of parks and points of interest, and quiet (at least where I am in a semi rural area). I didn’t know a soul when I moved here. Made a few friends in the last few months. Place is kool brother. Definitely compared to other places I’ve been, two thumps up.

    Good info I was going to move there from CA but have decided not to because the traffic is so bad and the freeways are like three lanes not set up for the big boom there. I would be going from the frying pan into the fire California at least is Metropolitan. We have really wide freeways and it’s easy to drive. It’s horrible to drive there. People drive nuts in Nashville. Not to mention cloudy weather in winter there I need sunny days.

      I hear you on the traffic-it’s a tough situation! that’s why it’s so important to know what people do on a daily basis where they need to be and help them choose locations that either give them alternative roads to stay off the heavily congested areas, but it is a system. It is a process and we were not ready for all the Californians and Texans in Chicago and etc. who moved here in the last couple years. So what areas have you found that better suits your needs than California.

    I believe you completely forgot to mention that TN is an income tax free state. So anyone working for wages instantly gets a "raise" by defacto.
