- As a courtesy to the developer, I've been requested to showcase 2 model houses and lots available for immediate sale in our subdivision. One of the model homes is an earlier build that coincided with the opening of the subdivision back around 2005. The second model house is a recent build with newer amenities and is fully furnished.

I had not realized there were model homes for sale at TME. The second model home showed like a real model home - staged very well with good material selection. When you showed the plumbing under the kitchen sink, I had the same thought as you! It's always good to see work done properly by tradespeople.
I spoke with the developer about your situation regarding looking for a place to rent and he said he'd be willing to entertain renting either of the properties if they don't sell. Food for thought...

i like the design of this one storey Bongalo house, 2-Bedroom, with individual Toilet &Bath, plus a maids room. A perfect place for a retirement home in the Philippines!

Hi! A tip when you want to make a quick estimate of the size of a room, or somting within a room, that has tiles on the floor. Familiarize yourself with the different sizes of floor tiles, there aren't that many different sizes, and quickly count number of tiles. That gives you a very fast way to get a quite accurate size of the room.

Luckily foreigners can't buy and drive the prices up. Stay home. There should be a law that real estate must be used and put a 10% per year empty tax (from the sales value) on it.

I agree maybe if you get out of a subdivision you will find much lower prices for similar houses. Also no mention of any home owners association or how much are the annual dues??

These lots already have existing fruit bearing trees e.g. Avocado, calamansi (Phil. Lime), papaya, guava, banana, mango, etc. 😊👍
Dont understand why anyone would take the time to show houses, lots and withhold the most important information. Just cant for the life of me figure that one out. If you were showing a rental would also not reveal the cost and whats included. I just have to think the price isnt something youre too proud of.........all I can think of

There is a property outside the subdivision close to the newer model house that has roosters. We're on the other side of the subdivision and so far we don't have that issue. Yes, how can I ever forget waking up to 50 roosters in my front yard...

James, Would concert dome home construction be allowed in the development, or must all the houses be traditional style design?
I reviewed the Deeds of Restrictions and I don't see any mention to this reference. Here's the main guidance when submitting your design to the engineer for review:
The purpose of these restrictions is to ensure that at Tierra Maria, quality and design excellence will be attained while no structure will stand so apart in its design or construction as to detract from the visual harmony of the community.
So, unless I'm missing something, a dome house would be allowed as long as it conforms to the other architectural guidelines such as color, roof tile material, etc. If you're seriously considering I suggest you submit your plan ahead of purchase for review. I can facilitate at a Director on the HOA Board if you'd like.
Hello Mr. Hank Hill, we also had the idea to maybe build a Dome House there. But unfortunately we did not find a professional company here in the Philippines with detailed information and affordable prices. Did you find an acceptable one or do you want to build one yourself?

You did a great job at showing the property, I was curious as to the price How does the Mortgage work down payments etc. Also ive been told if you get sick or have a medical emergency it takes quite along time for help to arrive. Although banks here do provide mortgages for property purchases similar to other countries its been my understanding that interest rates are higher. Those who purchase in planned communities like ours normally avail in-house financing plans but those are usually 1-3 years in length.
I've been hospitalized a couple of time but never used emergency transportation and drove myself. Since we are only a few kilometers from the hospital I don't think it would be an issue for an ambulance to reach us quickly. Getting through on the phone might be the biggest challenge. The phone system here is hit or miss.

I would hire a separate civil engineer/consultant to properly measure the lot size before I sign on the dotted line. Some of the developers cheat on the lot size and condo size. The 1st one is P7.4mil, how about the 2nd one?

Maybe they include everything else like car port, patio, outside kitchen, etc. We have found 10,000PHP to build and 20,000-40,000PHP to finish.
It is no where near how inexpensive like it used to be. We are contemplating. It is an underdeveloped country. 50% of its GDP is from OFWs. Corruption is not uncommon. One day pro China, next day pro US, with 1/3 of global marine trade going right outside of Philippines. It could be a war zone anytime. But my wife is from there. We are building for sure. I don’t wanna live like an university student again. But anything over $100,000 is a risk, under that, who cares? Lol

Goodmorning po! Do you guys sell house and lot in the subdivision for retirement? If you are how much does it cost? Also how was the place after the Taal Lake Erupted ?
It seems that it has been a hard sell for this subdivision as it has been around for more than 15 years and I have seen only about three houses there (from the limited number of videos I’ve watched). Perhaps they need to lower the prices of the lots and houses so that more people can afford to buy there. 😊
for 7 million thats a good price,just check prices in manila it would be double,a small condo in manila is 10 mil.
We have 322 lots. Only about 10%, about 30 houses are built here. Most of the people who purchased property here did so for investment rather than with the intent of building a house. Average return on properties here is 10% per year.
Larry about 4 million pesos buys you a nice home with a small lot.
About $72 thousand U.S. but no subdivision.
Really small homes which Filpinos like runs you $36 thousand.
"MAID or DRIVERS" room is the tiny bedroom.
Only in the Philippines where they build this closet size room for "maids". Such a class conscious culture.

This is the exact unit I viewed sometime in 2014 or 2015 (pls check log book with the guards haha) and I really liked this property and at that time it was I think 5M or 6M.. I forgot..if it is still at that price this would be a very nice property and will be a very good investment👍👍

Hi James ! I commend your channel for a job well done in promoting the Phils. My extreme admiration goes to you and your wife for an awesome home that you built in Lipa. Did you design the house? The architecture itself is well thought of and let me special mention your perimeter fence which is topnotch plus your lush landscaping. Over-all your house is one of the best homes i have seen in the country . Its a Villa in the real sense of the word !

Thanks for the really nice comments. We brought our own architectural plans with us and just had a local architect modify already completed plans. Most of the architectural schools hear teach very contemporary design which is something we weren't interested in for our tastes. Although we're fairly happy with much of the build there are so many finishing problems that the builder's crew just wasn't qualified to do. Most are cosmetic in nature and we'll have to hire an experienced contractor to fix all the mistakes once we have the time and funds.

It was! Here you have to marinate any beef in papaya puree for about 20-30 minutes. That really does a great job tenderizing. Other wise its like eating leather.
