I spent 18 years in Ormond Beach, Daytona Beach, Port Orange and Ponce Inlet, selling real estate and wishing I'd settled in St
Augustine. I was both a homeowner and beachfront condo owner. My least favorite to of the 4 locations was Port Orange. I can't really put my finger on why but it was just.....uncomfortable
If you like insane traffic, you'll love it. I liked Ormond best. I was a block from the beach as bad all my neighbors were about half-past death but they were friendly and they were rich. If you were young and fit (my husband was) and didn't give the impression you would rip them off, they ask you to roll their trash can to the street and palm you a $100 bill. Not bad neighbors. Still, I'd pick the West coast for sure if I had to do again. Second choice would be St. Auggie. Or better yet.....Georgia. Home sweet home.

St Augustine is such a fun place to visit. The best thing (besides no snow) about Florida is there is always something new to see and do.

Historic Lincolnville in St Aug. you drove through it. Up coming booming area. Down by the ice plant!
I don't mind that area, the problem is a lot of the houses there are too small 2/1, 3/1 etc and 2 story homes, and I don't really care for either of those scenarios, but the location is great!

I've been binging you all weekend. My Aunt lived in St. Augustine in the late 70's, and left her home to the nuns who had the hospice group that took care of her in her final days. They either sold it long ago, or maybe its a "convent."
As nice of a neighborhood as this looks, I wouldn't pay a half million dollars for any of the houses. That's just me, though.
Thanks a lot for the binge! I really like this neighborhood your aunt was lucky she got to live here. I'm not buying there either in the current climate of prices. I have time to wait things out
@@MichaelBordenaro I looked it up, and it was the Sisters of St. Joseph who my Aunt's house was left to. I'm pretty sure it was a large home. She had 11 children, and probably had 6 of them with her, along with at least one grandchild. Probably worth well over a million today.

I grew up in St. Augustine. That area is called Davis Shores. It’s the Primo area to live in St. Augustine Prices have always been high in that area even in the 60’s.

@@MichaelBordenaro I actually found it very nostalgic and comforting, as a throwback to my childhood in South Carolina. My dad would make each six of us kids, take an area (square) of the lawn, and mow it.

I just checked some rental properties in St. Augustine and they run from around $1,000 up to around $3,900, apartments and houses.
That is about right, depending on the size of your rental
@@MichaelBordenaro For renting ive noticed to be on the beach rather than 1-2 miles away the 1 bedroom prices were $1,000 and up for Cape Canaveral and Atlantic Beach near Jacksonville. For St Augustine beach there aren’t any apartments on the beachfront and anything rented is at least $1,200-1,400 minimum but that was when I looked last fall. I wonder if they’re higher now?

Very nice Michael. I'll be going to St Augustine for the first time in a few weeks as I have good buddies who ust moved there. They are selling their Boca Raton place because it is just gotten so crazy busy in this area and they're moving permanently to their second home right near Old Town in St Augustine so I'm anxious to see what it's like. It's kind of ridiculous that I've lived in South Florida over thirty some years and never took the ride up there so I'm ready to go. But it looks beautiful. Good job as always.

The tranquility of this lovely Florida neighborhood breaks the heart of this Florida boy in Brooklyn. St. Augustine would be perfect for my return but (decent) real estate including rentals just way over my budget.
I think its perfect for many, but part of my mission here is to try and find other areas too that don't have to be as expensive. I'll keep you posted here on what I find ✌️

Your best bet is to look for a home in ST. Johns County west, in a non-HOA subdivision. I viewed lots of homes for under $300K. The only reason I did not find any is that I was looking for AG zoning and over 2 acres. I live now north of Ocala in AG zoning for horses. I drive to ST. Aug once a month.
Those areas are too rural for my taste. I grew up in an area like that and I don't want to have to drive 20 mins minimum to go somewhere

Sure enjoyed your walk. The house prices you that you talked about are INSANE for this area. This is what is called a mixed bag neighborhood. Beautiful homes on one side of the street and old crappy homes on the other side of the street. A lot of towns in Florida are like this. This is not a good time to buy period. These high home prices cannot sustain themselves much longer if interest rates rise, which they will. Cannot wait to see what you think of the gulf side of the state.

Man that was a cool video. I was not expecting a walking tour with a haunted house walk through. You two are so cute with how you relate to each other. I say that because of how you just follow her into what might be trouble. LOL Lizzy is spunky. She doesn't display much fear LOL I see that area gradually getting more upscale because of investors and residence chasing dollars. Very quaint and tranquil. Perfect for the quiet vibes. Hopefully modernizing doesn't lose that feel to that area, that would be a shame. It was getting late, hope you had your steaks on the grill and that wine. Your strip is is off to an awesome start. You should feel good. Peace dude.
I know I wasn't expecting that either lol. Lisi is very brave for a woman, I was there to protect her 💪 It is a nice area, and probably will keep getting more and more renovated properties, unless owners just don't give in and sell. I don't think I would if I were there. It has been a blast so far. Have so much to show and talk about ✌️

I don’t think I’ve ever been in an area in my area of California that doesn’t have nice sidewalks with bike paths.
The grass goes all the way to the Curbs.

Looks like such a nice area with different styles of houses. Wondering where these people buying these expensive lots and houses work since we'll have to work when we relocate (from CT) in 2 years. Trying to find an undiscovered gem in NC, SC or maybe FL where there hasn't been crazy growth and overdevelopment
It really is and I think the pandemic really took a toll as far as the accelerated growth here. That what seems to be happening in a lot of most desirable areas due to remote work

The prices have gone up a LOT in the last 2 years, Iike too, but not at today's prices

Michael, thank you for that tour of Anastasia Island. Would you please consider doing a driving tour or maybe two separate walking tours of St Augustine on the King St and highway 16 side. That's more of the area in which I would be interested in residing. And what do you know of the ordinances in St Johns county in regards to an adu on a piece of property? Thanks

That’s technically not considered St Augustine beach area but from there down to Crescent beach are the most expensive places to live in St Augustine. The farther away from the ocean the lower the prices. There’s actually a small ghetto area about 5 miles the opposite way from where you are filming.

One thing I have realized about making videos is that you can continually evolve into a great balance of video you like making and the audience enjoys watching, glad you are enjoying my content. Good point on the flooding, I didnt pay much attention to that, but I don't think its a problem with normal rain conditions but they can easily get flooded during a storm surge / hurricane

This area is quite expensive but still cheap compared to Miami Beach i suppose. I'll be talking about that and more affordable areas
My husband and I were j ust there 2 years ago. Since Im originally from this area, I always get really sad when I have to leave. Like you Im looking in florida, have been for years, but w/my kids grown, we are looking for a small little place w/built in pool. maybe driving distance to St. Augustine. Lakes=gators, Beach is great but =sharks, built in pool= privacy, no sharks, no gators lol, Port Orange is nice and cost less but prices could have gone up. Thanks for the Video I was home for a few minutes. ps. Saint Marys Georgia is another great option, its only about a mile from Florida State line, w/that small town feel. Not far from Jacksonville or ST. Augustine. Housing prices a lot less.

I think all those areas are great you can’t go wrong with any that you choose
You need to load an app that identifies plants. Gives you a jump on what you want and don't want for your future yard.

I've been wanting to buy a second home in Florida for quite a while, and now doesn't really seem like the time. Definitely is a seller's market. The only way I could see getting a good deal this is unfortunately someone was foreclosed on and they wanted to make a deal before the bank took over. I'm wondering what the square footage prices there for St Augustine?
It will end when the moratorium on foreclosures is over.

There are still places in Florida that are affordable. I don’t think it’s going to be under the water tomorrow but eventually maybe one day

@@MichaelBordenaro Ormond beach was a place I applied for when a guy from Ft Lauderdale told me to check out Port Orange. He was from there but moved to S Florida

That's exactly right! Which is why I think there is not much on the market here. Most people don't actually want to leave, regardless of the price. I would be one of them!

This area is called Davis Shores. It is on Anastasia Island. The "castle" is nicknamed the Davis Shores Castle. It's an old structure zoned commercial but used as a residence in the past. It has no history of being haunted that I know of. The current owner wants to develop it into an event venue but zoning is an issue and neighborhood objection.

@@MichaelBordenaro If you want to see a real castle, just up the beach road to Vilano Beach is Castle Otttis. Yes it is spelled with 3 t's. It's a must see at night. I believe there are youtube vids of it and couples who had their wedding there.
The market will crash eventually. Also you could live in Jacksonville. You wouldn't notice if you work all the time. I love St. Augustine though it's the best just going to rent until the market levels out.
Thats what I'm hoping for....I wouldn't live in Jacksonville. To me makes no sense to trade one big city for another. Defeats part of the reasons for my move. But I'll be keeping an eye on things in St Augustine 👌

Hi Michael how bad is humidity in St. Augustine in comparison to Fort Lauderdale was very humid for me when I visited in early September. Thank you
I would say the humidity levels are about the same as Miami and Ft Lauderdale. The difference is the actual temperatures in St Augustine are usually lower so its cooler still

You feel the humidity for 5 months of the year in St Augustine and as Michael mentioned 7 months or more in Miami and as he mentioned night temps drop in St Augustine but stay high in Miami

? It’s right next to the water but the houses block the view of the water. The homeowners pay high prices so their porch is on the water’s edge. Take a look at it from satellite or sky view
