    How do I find an agent that has the Tip agent network and private listing network? I'm in the Austin area. Thanks. The advice on this video is extremely helpful

      Thanks for commenting! The Top Agent Network is for agents in the top 10%, and every licensed agent has access to the private network, so if you want to get someone with both really you only need to get someone who is in the top 10% of producers.     What is your opinion of selling an empty home? My husband doesn't want to stage but instead move before the home goes on the market. Southern WI.

      I am not a realtor, and I do not claim to be an expert in the buying, selling, or decorating of homes; am only commenting with my own opinions and experiences. I think staging is important for the fact that we don't know how long the house will be on market before final sale and paying for 2 places would be expensive. Being that it's a process which can be lengthy (plus the fear of going thru the process and potential buyer pulls out)...another factor I think about is my own experience as a home buyer - the house I fell in love with was staged and it was very warm and welcoming which allowed me to envision living in the home. An empty house can feel cold and empty rooms have an echo with, in my opinion, exemplify the cold, empty feeling. The downside is thinking about extra $, time and energy to "set the stage" BUT I don't think it really necessary to go to extremes; my plan is to simplify and pack away everything that personalizes my space. As long as it's simple, clean and cozy (maybe I'd purchase a few standard pieces of framed art to hang in lieu of my family portraits), it should be good for show. Anyway, you will have time to move your belongings in the timeframe between finalizing and the closing date.

      Thanks for your question! In my opinion, it's all about your market and what buyers demand there. Staging normally requires a 60-90 day agreement, at least here in Chicago, and will cost thousands of dollars depending on the size of the space. If demand for housing is so strong that buyers are scooping up any and all properties priced right, there may not be a need to stage and you can save those fees! However, if the market has slowed down to a regular pace and you are needing to compete for buyer attention, there is very little comparison... furnished/staged homes show better, sell faster, and attract more buyers. Last thing I will say is to think of staging as an investment in your success! It may cost $2,500 to stage, but doing so may get you a buyer faster and prevent you from having to reduce your price $5,000 later. Hope this helps, happy selling!
