The mold down in the laundry comes from the overhanging balcony upstairs. All in all quite a beautiful property. I would live there myself. You could turn the barn into a basket ball court. Put some fans in there. Quite an interesting layout. I love it.

The two dark bedrooms with windows into the "agricultural support building" would be total deal breakers for me. No natural light at all, no air flow, uncertain temperatures. Years ago I had the unfortunate experience to briefly (4 months) live in an apartment where the bedroom had no window. I ended up completely depressed. I have SAD anyway, and I think that sleeping in those circumstances is very unhealthy, no matter what time of year.
The mould is another issue which can not be just fixed with a coat of paint. Makes me wonder what is covered up by a relatively new coat of paint in the other part of the house.

love the lay of the land, the house is catty wampus. mold is a no go but a good designer could repurpose the whole thing.like put a giant glass window in the barn door and make it a living space, the dark rooms into studio space,laundry space, etc....just ruminating...loved the tour. the land, and trees and dam access, wonderful ! The tree (which name you forgot) is a Lime tree! This one is very young .. once old, they become enormous and give the most pleasant shade in summer.

I'm now very depressed, why on earth am I still living in the UK...
There are a number of different visas you can get to move from UK and live in Portugal. I felt the same way a few years back and just decided to sell up, leave England and move here one day. It has been a great choice and apart from a few bumps in the road we have loved it 😊 I hope that you can find a place that dosent depress you one day too. All the best 👍
Great tour :) amazing property, the barn space would be perfect for my art studio :D l kind of like the fact it has different outdoor spaces that are are apart from each other, great orchard and the pool area is perfect, shame there isn't more water wells, l would love a place like that one day :D
Yes it has so much going for it but only one water source that we found. Its possible it might have other wells on the adjacent fields as the agents description did mention wells.

Really nice property this one , amazing how lots of people put washing machines in the toilet shower area I doubt that would be legal here in the UK.
I like how you point out the good and the bad that is really helpful.
I'll just point out your not missing a deal here the weather has been very overcast giving a depressing day or should say August but the temperatures have been good up to 21 C yesterday much better than the 15 C it was a few days ago.

Yes I dont think electricity and bathrooms are a great idea either. We have a plug socket in our bathroom! but its at head height so its not too bad!
@Heartsongsutube I think it's something to do with having an electrical point and the remote possibility of electrocution so toilet and shower with an electronic source is against the law here . I think.

Great vid ken you certainly get more bang for your buck there the apricot tree has round bordering a tear drop shape the long gumtree shaped are always peach , nectarine or smaller leaf almond bending half the size and much less prolific as in seeing more wood on the tree than peach loved the house australia is like uk gone crazy in pandemic rentals have 40 applications seems every one is wanting to return to nature and go bush away from the constant lockdowns . My home is in a rain forest in Tasmania ,remote living area I bought 2 bedroom 1/4 acre block for $215 , 000 which is about equal to 315,000 euro with all that land , house and out buildings .... tempting 👍❤️❤️❤️🙏
$215 , 000 is equal to 184,124 euro as Dollar has a lower value than that of euro.
Anne I had done the conversion over the past 12 months and it led me to believe euros were about 35percent more than aus dollar not sure how the google table led me to that ?

Hi Ken Interesting home. Im from and living in the US. I’ve visited S Africa, Haze View area (Kruger NP) for vacation. What an amazing park.
I realize most of these houses are refurbished older farm homes which accounts for the chopped up floor plans and lack of closets. I really love the outside properties with existing fruit trees. How do they water the trees? Do they have drip irrigation as I haven’t seen any piping. Seems many of the homes have moisture issues which is concerning. This house did also but appeared to be from poor ventilation. The home isn’t that expensive but I really don’t know. As they say location, location. How do they determine the asking prices in Portugal? Do they do comparables from similar homes that have sold? I ask because to me the prices seem low but are all over the map. In the US a comparison is done of similar homes that have sold in the area and an appraisal is done during the finance process. Establishing value in the country side is a little more difficult. This home is finished and already livable albeit dated with a crazy floor plan.

hello ken and gina, great video and yes it is a bargain but the damp is a major concern really you cant just paint over it, it has to be removed and to locate where the damp is getting in, its a fantastic deal but you would need major money to renovate the whole lot of it the barn you dont need there dont understand why they didnt just redesign the whole place in the first place, I would do away with the barn get rid of barn doors, clear the whole lot demolish the kitchens bathrooms ect ect and restart it from new really and carry on into the main house itself, all this would cost an absolute fortune but I think it will be well worth it 230,000 euros is well worth it but make sure you have the same amount to renovate the whole lot, the way the land is nothing really needs to be done there bar from buying a tractor and other farming machinery, I am not a farmer but I am a builder and joiner for the past 40 years, if i was a younger chap id be in like a shot, thanks for the video ken and gina

And they produce alot of nectar (for a short period) and honeydew (when the right aphids etc. are present) and can produce high honey yield... Though there are some supicions that some newly imported species and hybrida are toxic for some bees and bumblebees

Thanks Kim, its around 8.5 acres (3.5 hectares). We aren't the estate agents and we don't set the prices or make any money from the sale of the house. We just make virtual tours for people who cant visit in person and like to share them here with our viewers when we can. I personally think this farm is great value for money, having visited lots of properties over the last 2 years here in Portugal.

I believe our videos have had a positive effect for central Portugal. People are moving back into rural locations and onto once abandoned farms.

Nice walk through. Portuguese houses are laid out in odd and unfamiliar ways. No closets at all. Any idea when this was built. My guess is the barn was a later addition given the bedroom windows open into it.

Just curious, do properties sell for the listing price or are they way over or way under? I noticed on some of the cable tv channels they will show properties in EU for sale and they end up getting them for thousands less than list price
Hi Kristin, I guess it depends on how motivated the sellers are and if they need the money quickly or not. We got our farm for a lot less but that was nearly two years ago. The property market has been getting much busier since.
Given the location of the house, and the layout of the house, it is over valued by at least 70,000 . I'm guessing the current owners valued it, not the agent.
Good video but the FARMHOUSE has to be demoished and another spacious modern farmhouse has to be built. The houses in these videos seem to always look good from the outside UNTIL you step inside them!

As of today (22/10/2022) I still see the ads on idealista. That means it is a bit difficult to sell property with this size
Do keep in mind that, in Portugal, things can be advertised in multiple places, then sold via one path and not updated for months in the rest.

Yes it is but you will need to buy urban classified land as that's the only type of land you can build a "new" house on. If you buy something with a habitable house on already, then you can rebuild etc.
The houses in Portugal are very very dark inside, not enough light and not enough windows
