BIG AMBITIONS - Stealing Businesses and Poaching Employess

Hi guys!
I am continuing my hostile takeover of Hell's Kitchen from our dearest rival and I know resort to the easy practice of simply over taking businesses and poaching their employees.
Feel free to share in the comments any method that you're using to fight against the rivals!

Have you gotten into the jewelry store business yet in any of your games? Even in the smallest stores (A1 or A2 layouts) and with at least a 35 traffic index, my jewelry stores far surpass everything else I have mainly due to the sheer price that expensive jewelry sells for across all districts.

Hey, yes I have a medium size jewelry store in this save but the demand is most of the times very low so the business isn't that profitable.
I might try a big jewelry store and see how that goes.
