    I used to work for a commercial painting contractor and my estimates were 17 cents a sf for walls and overhangs and 34 cents a sf for drives, sidewalks and patios.

    I am worried about legal issues such as the Clean water act. I am unsure if you mentioned it in the video (I might have missed it). Do you have a water recollection system to pickup the water even if you only use the surface cleaner and no chemicals? Do you use a water recollection system at all?

      No, I just leave it. It'll dry in 30 min or less. Tell customer ,if at home, not to let pets walk on it or them either if they may track it into house. Don't want them bleaching out an oriental rug or something like that.

    Great instructional video! I too was taught to work across the line of sight. You mentioned the job was about 4500 Sq. Ft. Back in 2018, what would you have charged for a job this size? And because of the size, do you recommend scaling the price per Sq. Ft. down at all?

      Thanks John. I typically don't talk about pricing because it truly varies a good bit in different parts of the country. What might be cheap here would be high in FL. and probably real cheap in NY. Post treating adds about .015 per ft to your cost.

    You will allways find alot of black from the mulch die around the shrubs.It bleeds off and stain the driveway.I dont use surfacant in post treating with Sodium Hypocloride when downstreaming. I allways rotate a full floating surface cleaner brissels 180 degrees every year,You would be surprised the angle how it wears from mostly going in one direction.Keep up the good work brother

      I mentioned in video. On pre-treat always just use a HW mix. Post treating usually 2-3% mix. Often I just use another round of hw mix and probably could have done that on this one, but wanted to show stronger mix application due to video.

    Pro Clean Exteriors, thanks for the excellent video! I'm curious...this was pretty dirty and I would have assumed it needed pre-treatment also, but it came out great without it. I understand why you post treated, but how did you decide not to "pre-treat"? Do you usually avoid the pre-treatment and just post treat? What circumstances would you pretreat...if ever ever? Do you sometimes do both? Thanks again for the great info!

      Thanks, I generally do pre-treat but as I said in the video, it had been raining all night, so the dirt was already softened up. That's some of what pre-treatment does. Think about soaking your dishes for a min before you rinse off.

    I watched the entire video and like the way you did everything but I want to ask. During post treatment you went close to the garage door and a metal chair at one point. Will the splatter cause any rust issues at all on these surfaces?

      Usually garage doors are aluminum and chairs I try to be pretty careful around those if wrought iron.

      It's just a connector hose between your pump and your reel. Typically a little stronger than your regular hose. I normally use a 2 wire with at least 5k strength and sometimes a 1/2" id

    Just out of curiosity if the driveway slopes down towards you then why would you start at the bottom and work your way up? Typically, every driveway, when being built is going to slope a little towards the curb or the drain. Wouldn’t you be doing yourself a better job if you start from the top so that the dirty water doesn’t pollute the clean driveway? I’m new to all this so that’s why I’m asking. Thanks in advance!

    We have a Predator 3200psi…harbor freight brand I think. We need a longer gun hose. But of course we can’t find one for our pressure washer. Anyone have the same brand..and if you have the longer gunhose, is it compatible with the predator pressure washer? Thank you!

    Do you prefer your surface cleaner with or without wheels and why? Also, how are you not burning the edges when post treating? I didn’t see you soak the grass. I’ve burned some edges using 50/50 mix. Maybe I need a weaker mix?

      I have both but for residential prefer a floater. It's pretty hilly around here and one with wheels wants to roll off all the time. Just find it easier to use a floater. The wheeled one is larger and used primarily for commercial which tend to be flatter.
      For pre-treat I generally just use a housewash mix. Then you're soaking the edges while you're running your surface cleaner but even then a 50-50 mix way too hot in most cases. Most the time I'm about 2% , 3% max.

    What's that mixing unit called with the 3 valves? I'm in the Atlanta area and thinking about starting a pressure washing company. I had one in Florida 15 years ago, and I see the technology has improved. You use soap and chlorine? Isn't chlorine good enough?

      It's called a Proportioner. I always add some soap, helps it penetrate or in the case of post treating helps it stay on longer and not run off as quickly on slopes, just like on a roof.

      Normally a weak roof mix, say about 3-3.5%. But kind of depends on how bad it is after you clean. Some you can use a little less.

    How do you manage your wastewater runoff from going to storm drains? Where I live I have to use a berm system and pump to send wastewater back to a vegetation area.

      Fortunately I don't live where you do, lol. Though if you noticed all the water on this one except where I cleaned out gutter stayed on the property. But when necessary we use oil socks.

      Post treatment is usually a roof mix or stronger house wsh mix that you spray on and leave.

    I watch videos of professional pressure washing companies quite a bit and I never see anyone using a reclamation system so the water doesn't enter the sewer drains. But the Clean Water Act says we're supposed to do so to avoid heavy fines. Is that different state to state? (I live in CA) I'm working on starting my own company, and that's what the License office in my county told me when referring me to the EPA office. EPA told me the same.

      Preferably not if possible. Depends on how dirty. If you do, just make sure and rinse well and then I'd wait a week or so until after a rain or 2.

      3500 psi less about 600psi for 200' of hose, so around 2800-2900psi

      It's pretty hilly around here. On my larger ones that I use for commercial, they have wheels, but for smaller jobs and 100% residential use the floaters. The ones on wheels tend to want to roll away all the time and are a real pain on steeper slopes.

      Thanks, It's handy. Not sure it saves that much time over batching though, especially for roofs. Once I start I rarely walk back to trailer to change.

      Rick Fairbanks I think I’m the same way. I have only batched. I don’t have one but I have contemplated getting one this year. Are usually downstream my detergent on my house. And then my roof tank is just dedicated. I just have to make a mental note of whether I have 3% or 4% in there and add water or SH accordingly if I need to go up or down. I think the proportioner would definitely help, but it’s definitely not mandatory either. Oldschool works LOL

    What Psi are you running? I have a 4200 psi 4gb with a whisper wash ultra clean. 2502 come stock but want to change to 25 degree 2.5gpm megnozzle to lower the psi.

    I love all the videos that you post. Thank you for taking the time to help all of us learn. What chem do you use to pretreat a concrete driveway? Asphalt driveway? I also would like to know what you think of using muriatic acid to remove stains on cement driveways?

      Usually just pretreat with a housewash mix, on asphalt just use a non-degreaser soap. As far as muriatic goes, it works by etching the concrete, basically stripping of a fine layer of it. I never use except for cleaning mud off new construction concrete and even then go pretty weak on it, like 4-1 xjetted.

      Thank you for replying to my question. I don't yet have a x-jet. I'm just starting. So just downstreaming. I also use a backpack sprayer. So what do you recommend for these application methods?

      You can use a pump-up sprayer. I'd be careful of using a backpack sprayer with a strong mix though. Been horror stories of them leaking or splashing on someones back and could seriously burn you with a strong mix. It's just going to take you a little longer. If a small drive, won't be that bad.
      Check your draw rate on your machine. If it's pretty good, like better than 10-1, you may be able to just DS straight SH if drive not too bad after you've washed for your post treatment.

      None, I generally use about a 3 setting on the soap dial unless really steep roof and I'll bump it up a tad.

    That rinse nozzle could be used for crowd control. What is it? I know you are 8 gal. / min. But damn.
    How do you discuss with the customer about water usage. This job seems like around 1000 gallons. Is it even an issue?

      Just using my ball valve for rinsing. Probably used at least that much water. Water usage has never ever been commented on by any customer. If there calling a pressure washer, they know we're going to use water. Water pretty cheap around here.

    How do you charge and what was your price for that driveway if you don’t mind I pressure wash myself and sometimes the customers think it’s an unfair price

      I don't discuss my pricing because It truly depends on what part of the country you're in. Plus how dirty, are you going to need to post treat treat, size, drainage, etc are all things you need to look at. Many clients have no idea how much work goes into doing it right and then many that have done it themselves do know and don't want to again.

      Yes, going to vary depending where you're located. Let's just say I'm not the cheapest in my market.

      Prices vary in different parts of the country. to some degree. You need to figure out how long it's going to take you and then factor in what you want to make after expenses. I do a lot of concrete and I'm definitely not the cheapest.

      Kills any embedded algae stains, helps brighten and prevent stains from returning as quickly
