Hi Atty, Thank you for making us aware of what Property or Real Estate we should not buy / invest in the Philippines.
It would be helpful to native English speakers if you would produce two versions of informative videos like this one. One in Tagalog and/or Cebuano/Bisaya and one in English only. Mixing English and Filipino works fine for Filipinos, but not for most native English speakers. Thank you.

Ang nabili kong lupa ay tax dec lang paper nang pina survey ko ay may mga nakatira na sa lupà na nabili ko halos 30% nang lupa area ang na kuha nila at may mga bahay na din sila kaya ginawa kung dalawang survey ang lupa ang isa ay original na sukat at ang pangalawa survey ay yong less na 30% na ang area ano ang magandang survey gamitin ko para sa pag pa transfer nang name sa lupa sa name ko ang original na sukat yong or yong pangalawa na survey na bawas na thanks Arty
Good morning atty. my nabili kmi lupa at bayad na ang un binigay deed of sale tama b ito
Atty, legit ba yung agricultural land na subdivided and binibinta. May contract to sell sila na binibigay. Pag ba na fully paid ko na yung lot ko pwede na ba agad yun maprocess for transfer ng title kahit na naka-mother title pa or need pa na makafully paid ng lahat ng buyers bago kami lahat maka process ng transfer of title.

Regarding CALt, considering na pwede pa nila mabawi if the seller says the payment ain't adequate, baka maging loophole din yun against the title buyer after 15 years, despite proof of documents and sale?

We have manang lupa which was used to be a land for indigenous in late 1960's
My father got it and now I name it tittled to my nepnew which also here in abroad now
We decided to build a bahay bakasyonan started 2017, but its not totally finished yet till now 2023 because of limited budget. We are paying regular tax for the small piece of land where the house situated, my quedtion is
do we need to pay tax now for the unfinished house too?
The improvement introduced to the land that is of value has to be declared for real property tax purposes.

Hi Atty Good Day po. Ano po gagawin kapag ganito po. Gusto ko po ebenta yung property ng friend ko po. Kaso hindi pa po niya napapatransfer sa name niya po yung property pero meron namang Deed of Sale. Ano po yung e pepresenta ko po sa Buyer ko po? Yung Deed of Sale nung friend ko po at nung original owner and Deed of Sale from my friend to the new buyer? Meron po ba yang penalty? or okay lang po ba na ganyan po?
Pwede naman po yan. Expect nyo lang po na doble na ang capital gains tax at DST na babayaran sa BIR.
@@YourLawyer Ipapanotaryo ko po yung Deed of Sale na hawak ng kaibigan ko po from the Original Owner? Kasi hindi pa nanonotaryo mahigit 3yrs napo. Tsaka yun nalang din ipapakita kopo sa buyer at sasabihan ko siya na possible double ang mabayaran na Tax since hindi pa napapatransfer yung Name from Original Owner to my friend. Patay na kasi Original Owner atty.
