Bellevue has an average price point of $1.1 million. It’s odd that you’re experienced in homebuying, yet you use the trope of those who know nothing about how home prices work. By the way, I agree they’re over priced. However, tear downs on a third of an acre are selling for over 1 million in that area. They likely won’t get 5.7, but it’s not gonna be anywhere near 2 million.

Most of my properties were purchased for just below $309k but due to inflation and low availability in the Raleigh, NC area, prices have shot up, like many other areas. I am selling two and looking to upgrade. I just refuse to purchase at these current prices. Once the market adjusts, I'm making my move, just like any investment you buy low and sell high... Anyway, I sincerely wish you great success as there are more important things to address instead of a back and forth on an overpriced house.
The choices made here are special. Most rooms have a masculine feel, which I am here for! The plan is so well thought out. Nothing is lacking and, in fact, there are so many nooks with loveliness. The tile work is perfect.
This is the most beautiful home I’ve ever seen, both inside and out. I love the whiteness/ brightness of the house, all the cabinetry, and the decor. The windows and doors are exceptional, as are the plumbing hardware and light fixtures. Many of these higher and homes have tons of quartz countertops with only the kitchen sink available for entertaining. This home had sinks conveniently located everywhere.
Some things I liked, others not so much. My biggest negative was, if I'm spending almost $6 million for a house, it better have a pool. The bedrooms are too small. There's no theater room and I hated the triangle pattern in the primary bathroom tile. The kitchen layout was awkward and counter space was lacking. My favorite part was that gorgeous ceiling in the kitchen and the ceiling in the last bedroom shown upstairs. I really liked the study/office at the entry. And the doggo bath was cool.
I especially thot the kitchen was a let down, and no pool and at least a half bathroom outside by the patio for this price, and yes the rooms were not big enough

To that, you must bring the income. The cost of housing will be the same if SF earnings are exactly the same as those in the southern states. Demand and supply, my friend.

I don’t imagine we’d have cheaper housing if we all made 250k a year in the south but we wouldn’t have a bunch of shitty 1 million dollar homes. We’d have reasonable houses for maybe 400-500k then the McMansions would probably start at 900k+ if we had that income level. SF is penned in by the sea on too many sides which is why the prices are so bad

Great showing thank you for uploading.....Started off extremely well.....ya lost me at the master.....At such a high price point and 7500+ sq/ft to work with, the master was underwhelming (A sitting room wld have hit the mark) the his/her wardrobe closets are a nice touch but I believe both could have been larger.....Someone/anyone who has that can afford to spend $8m+ on a house has options....excluding the layout of the master, it's beautiful.
Nice house, but I would definitely make some tweaks all around. It's a bit too many windows for me, I like it a bit darker atmosphere. I would probably need GPS inside to find my way around too... lol!

It is not a gated community, however it is a parade of homes neighborhood, and several of the homes have their own gates and/or gated property in the subdivision!
For that price I would expect stone or brick exterior instead of EFIS! If you want $5 million you need to up the finishes! Limestone floors & 15,000 sqft would be a start!
It’s beautiful but wierd layout I would never want my master suite downstairs and my kids upstairs. Also some spa/pool facilities expected for that price! Also thr front road looks pretty busy and the house very exposed for $5mil you want security & privacy

If I counted correctly, there are 6 bedrooms not 5. For almost $6M I would make that front guest suite, by the curved staircase to a grand parlor for entertaining guest without the kitchen in the background and will still have 5 bedrooms It's a lovely home, the finishing is well done but overpriced. The rooms are on the smaller side, the game room is a walk through room and no pool!

What if you can do something with the pet room and turn it into something else I don’t like pet sick with pets and don’t want to deal with animals in the house at home is beautifully done. All that money and you don’t get a lifetime roof. Plus the refrigerator in the butlers pantry is hinged on the wrong side, the tubs that have granite surrounds should have glass doors, it’s very hard to keep water from spilling over on these types of installations, and the hvac registers should always be in the floors, it heats and cools more evenly.
Great video. There are things I like and things I don't. For 6 mil I would want a lot more privacy, neighbors way to close. I think 3 mil is more realistic.

Nice home but not worth the asking price; closets far too small, no pool or water features outside.Ridiculous.Would've been nice if there had been a slower more descriptive tour so anyone interested who know what rooms they were looking at.
